Lake Burton is a 2,775 acre man-made lake with 62 miles of shoreline located in the northeastern corner of Georgia in Rabun County. It is the first lake in a five-lake series called the Tallulah River Watershed that follows the original course of the Tallulah River. The series of lakes starts with Lake Burton as the northernmost lake followed by Lake Seed, Lake Rabun, Lake Tallulah Falls and the eastern arm of Lake Tugalo (the western arm is formed by the Chattooga River. The lakes are owned and operated by the Georgia Power Company to generate hydroelectric energy for Georgia's largest city, Atlanta. At one time these lakes were the largest producers of electricity in the state of Georgia. Now, they only provide peak power supply.
The lake was built in a deep valley located along a 10 mile section of the Tallulah River. The Lake Burton Dam was closed on December 22, 1919 and the lake started to fill. The dam is a gravity concrete dam, with a height of 128 feet and a span of 1,100 feet. The spillway is equipped with eight gates 22 feet wide by 6.6 feet high. The total capacity at an elevation of 1,866.6 feet is 108,000 acre-ft, of which 106,000 acre-ft is usable storage. The generating capacity of the dam is 6,120 kilowatts (two units).Lake Burton is the highest Georgia Power lake in Georgia.
Lake Burton gets its named from the town of Burton, which was the second largest town in Rabun County with a population of approximately 200 but now lies below the lake's surface. The town (and the lake) was named after local prominent citizen Jeremiah Burton and was situated along the road from Clayton, Georgia to the Nacoochee Valley. Andrew Jackson Ritchie served as the postmaster for the area for several years. Gold was first discovered in Rabun County where Dicks Creek and the Tallulah River come together and was the reason for the town's founding in the early 1800s.
The Lake Burton Fish Hatchery and Moccasin Creek State Park are located on the western side of the lake. Lake Burton is home to several species of fish, including Spotted Bass, Largemouth Bass, White Bass, Black Crappie, Bluegill, Redear Sunfish, White Catfish, Walleye, Brown Trout, Rainbow Trout, and Yellow Perch.
The residents of Lake Burton are a mix of permanent residents and seasonal vacationers who together make-up the Lake Burton Civic Association, a local organization who goal is to maintain the lake through volunteer clean-ups and other such events. • The best of both traditional and transitional design meet in this residence distinguished by its rustic yet luxurious feel. Carefully positioned on a site blessed with spacious surrounding acreage, the home was carefully positioned on a tree-filled hilltop and tailored to fit the natural contours of the land. The house sits on the crest of the peak, which allows it to spotlight and enjoy the best vistas of the valley and pond below. Inside, the home’s welcoming style continues, featuring a Midwestern take on perennially popular Western style and rooms that were also situated to take full advantage of the site. From the central foyer that leads into a large living room with a fireplace, the home manages to have an open and functional floor plan while still feeling warm and intimate enough for smaller gatherings and family living. The extensive use of wood and timbering throughout brings that sense of the outdoors inside, with an open floor plan, including a kitchen that spans the length of the house and an overall level of craftsmanship and details uncommon in today’s architecture. •

The primary bedroom and bathroom are the showstoppers of this phase! Unused and awkwardly located closets in both the bedroom and bathroom were removed to make way for additional square-footage in the bath and replaced with a sizable and functional reach-in closet in the bedroom. A dated and cramped shower stall was removed in favor for an expansive step in shower spanning the width of the bathroom and a new transom window washes the room in natural light. While the previous bathroom was only able to accommodate a single vanity, the new layout allowed us to create double matching vanities mirrored across from each other - a much appreciated addition for a primary bath. Floating walnut vanities boast impressive storage and are capped with tower cabinets with hidden outlets for charging and storing electronic bathroom tools. While the color palette is restrained - black, white, gray, and brown - the result is a timelessly modern and masculine space that is at once striking and warm. Modern geometric patterns play with each other throughout the material selections.

The Belfast Residence in Ohio is a new construction, custom modern house situated on a 150 acre farm. Panda solved the challenge of extending the intimate space of the kitchen into the expansiveness of the backyard by installing fully retractable TS.60 All Aluminum Thermally Broken Folding Door Systems. Custom designed for this space, this elegant and durable folding door system spans the entire wall of the kitchen. This door system uses cutting-edge aluminum extrusions with a polyamide bar to connect the frame together while reducing heat or cold transfer. When closed, this Bi-Fold door system provides a protective barrier that lowers u-factors, limits condensation, increases energy performance, and most of all reduces thermal conductivity.
The architectural firm, Drawing Dept. designed a cantilevered roof reaching out over the pool on axis with a sunken fire pit, drawing the geometry of the house further out into the landscape. As a result, the heart of the home unrestrictedly extends toward the fire pit for optimal physical and visual connection.

We opted for a built in headboard with built in nightstands spanning the width of the room. We built a custom vanity area near the natural light. We went with black sheers for privacy and burgundy drapery for blackouts.

A small space can still make an impact. A portion of the former tub and shower area from the master bath was apportioned to create a powder room for guests. Decorative wall tile from Ann Sacks spans floor to ceiling. The magnificent sink was purchased from Duravit, and the legs were custom built, adding beauty and warmth.

This project was a primary suite remodel that we began pre-pandemic. The primary bedroom was an addition to this waterfront home and we added character with bold board-and-batten statement wall, rich natural textures, and brushed metals. The primary bathroom received a custom white oak vanity that spanned over nine feet long, brass and matte black finishes, and an oversized steam shower in Zellige-inspired tile.

For this kitchen and bath remodel in San Francisco's Cole Valley, our client wanted us to open the kitchen up to the living room and create a new modern feel for all of the remodeled areas. Opening the kitchen to the living area provided a structural challenge as the wall we had to remove was load-bearing and there was a separately owned condo on the floor below. Working closely with a structural engineer, we created a strategy to carry the weight to the exterior walls of the building. In order to do this we had to tear off the entire roof and rebuild it with new structural joists which could span from property line to property line. To achieve a dramatic daylighting effect, we created a slot skylight over the back wall of the kitchen with the beams running through the skylight. Cerulean blue, back-painted glass for the backsplash and a thick waterfall edge for the island add more distinctive touches to this kitchen design. In the master bath we created a sinuous counter edge which tracks its way to the floor to create a curb for the shower. Green tile imported from Morocco adds a pop of color in the shower and a custom built indirect LED lighting cove creates a glow of light around the mirror. Photography by Christopher Stark.

The owners of this stately 1903 Victorian home worked closely with Colleen Knowles Interior Design and Prestige Residential Construction to elevate each of the home’s four bathrooms.
The master bathroom echoes the curve of the large bow window, with the tub positioned in the window’s arch and surrounded by tree top vistas. The laser cut mosaic shower wall is a beautiful focal point that showcases a successful merging of style and craftsmanship. The dignified furniture-like walnut double vanity features white marble countertops, strategic storage, and elegant mirror-mounted sconce lighting.
Period-correct details were carried throughout the bathrooms on all three floors of the home. The jewelbox nature of the powder bath includes Brunschwig & Fils wallcovering, Phylrich Maison faucets, and a unique Calacatta Tucci polished counter and with metal console frame. The second floor guest bath includes additional period detailing, classic materials, and a soft color palate.
Special Construction Note: This project required a particularly high level of care to protect the home during construction. The new bathrooms spanned three floors and all were connected by a narrow, millwork-wrapped staircase. Prestige also managed a thoughtful sequencing to allow homeowner occupancy with at least one functional bath at all times.

A beautiful home situated on an old acreage outside Sioux Falls, SD and built by the couple over a span of 4 years. One of their favorite places in the home is the kitchen that opens to a hearth room with large picture windows where they can watch the deer in the morning, birds in the afternoon, and beautiful sunsets. When family and friends visit the 93" x 60" kitchen island is the perfect gathering place with it's large Cambria Berwyn quartz countertops.

The minimal design of the fireplace wall serves as the focal point of the living room. A custom colored concrete hearth spans the entire wall serving as a bench for extra seating. Original artworks by Jeanine Coupe-Ryding (represented by Olson-Larsen Gallery) flank each side of the painted brick surround, injecting a dose of soft color into the otherwise neutral palette. Modern black light fixtures punctuate the space.

Tuscany inspiration is blooming in this Novi, MI finished basement! The span of the basement is very much open in the layout. We love how the posts are incorporated into a bar top behind the couch. It's a perfect spot to enjoy a glass of red wine during a premiere without the fear of spilling on your couch!
