We designed the grain pattern to have just a hint of rustic, but it is still clean enough that you can convincingly use it in a modern setting. REDEFINING DURABILITY The most important specification for determining the durability of vinyl flooring is the thickness of the wear-layer. The best wear-layers are made of thick, clear virgin PVC, which covers the paper print-film that gives the floor its unique appearance. Once the wear-layer wears through, the paper is damaged and the floor will need replacement. Most vinyl floors come with a 8-12 mil wear-layer (0.2-3 mm). The top commercial specs in the industry are higher, at 20-22 mil (0.5 mm). A select few manufacturers offer a "super" commercial spec of 28 mil (0.7 mm). For Modin, we decided to set a new standard: 40 mil (1.0 mm) of premium virgin PVC. This allows us to offer an industry-leading 20 year Commercial Warranty (Lifetime Residential), compared to nearly all other commercial vinyl floors' 10 year Commercial Warranty. Beyond our superior wear-layer, we also use a patented click mechanism for superior hold, and a ceramic-bead coating. SIZE MATTERS Wider and longer planks create a sense of space and luxury. Most vinyl floors come in 6" or 7" widths, and 36" or 48" lengths. For Modin, we designed our planks to be 9" wide, and 60" long. Inspiration for a timeless kitchen remodel in Nashville with an island and gray countertops

With a sizeable backyard and a love for entertaining, these clients wanted to build a covered outdoor kitchen/bar and seating area. They had one specific area by the side of their pool, with limited space, to build the outdoor kitchen. There were immediate concerns about how to incorporate the two steps in the middle of the patio area; and they really wanted a bar that could seat at least eight people (to include an additional seating area with couches and chairs). This couple also wanted to use their outdoor living space year round. The kitchen needed ample storage and had to be easy to maintain. And last, but not least, they wanted it to look beautiful! This 16 x 26 ft clear span pavilion was a great fit for the area we had to work with. By using wrapped steel columns in the corners in 6-foot piers, carpenter-built trusses, and no ridge beams, we created good space usage underneath the pavilion. The steps were incorporated into the space to make the transition between the kitchen area and seating area, which looked like they were meant to be there. With a little additional flagstone work, we brought the curve of the step to meet the back island, which also created more floor space in the seating area. Two separate islands were created for the outdoor kitchen/bar area, built with galvanized metal studs to allow for more room inside the islands (for appliances and cabinets). We also used backer board and covered the islands with smooth finish stucco. The back island housed the BBQ, a 2-burner cooktop and sink, along with four cabinets, one of which was a pantry style cabinet with pull out shelves (air tight, dust proof and spider proof—also very important to the client). The front island housed the refrigerator, ice maker, and counter top cooler, with another set of pantry style, air tight cabinets. By curving the outside edge of the countertop we maximized the bar area and created seating for eight. In addition, we filled in the curve on the inside of the island with counter top and created two additional seats. In total, there was seating for ten people. Infrared heaters, ceiling fans and shades were added for climate control, so the outdoor living space could be used year round. A TV for sporting events and SONOS for music, were added for entertaining enjoyment. Track lighting, as well as LED tape lights under the backsplash, provided ideal lighting for after dark usage. The clients selected honed, Fantasy Brown Satin Quartzite, with a chipped edge detail for their countertop. This beautiful, linear design marble is very easy to maintain. The base of the islands were completed in stucco and painted satin gray to complement their house color. The posts were painted with Monterey Cliffs, which matched the color of the house shutter trim. The pavilion ceiling consisted of 2 x 6-T & G pine and was stained platinum gray. In the few months since the outdoor living space was built, the clients said they have used it for more than eight parties and can’t wait to use it for the holidays! They also made sure to tell us that the look, feel and maintenance of the area all are perfect!

They came in with a couple of sets of drawings from different architects that were not quite what they were looking for, so we set out to really listen and try to provide a design that would meet their objectives given what the space could offer. We started by agreeing that a bump out was the best way to go and then decided on the size and the floor plan locations of the mudroom, powder room and butler pantry which were all part of the project. We also planned for an eat-in banquette that is neatly tucked into the corner and surrounded by windows providing a lovely spot for daily meals. The kitchen itself is L-shaped with the refrigerator and range along one wall, and the new sink along the exterior wall with a large window overlooking the backyard. A large island, with seating for five, houses a prep sink and microwave. A new opening space between the kitchen and dining room includes a butler pantry/bar in one section and a large kitchen pantry in the other. Through the door to the left of the main sink is access to the new mudroom and powder room and existing attached garage. White inset cabinets, quartzite countertops, subway tile and nickel accents provide a traditional feel. The gray island is a needed contrast to the dark wood flooring. The kitchen, breakfast room and family room are all open to one another. The kitchen has a large twelve foot island topped with Calacatta marble and features a roll-out kneading table, and room to seat the whole family. The sunlight breakfast room opens onto the patio which has a built-in barbeque, and both bar top seating and a built in bench for outdoor dining. The large family room features a cozy fireplace, TV media, and a large built-in bookcase. The adjoining craft room is separated by a set of pocket french doors; where the kids can be visible from the family room as they do their homework.

This was a major remodel where the kitchen was completely gutted, flooring and soffits were removed and all the electrical in the kitchen had to be reworked and brought up to code. We used Waypoint Living Spaces for the perimeter cabinets and used a riser and crown molding to connect the cabinets to the ceiling. We chose Medallion Cabinetry for the island because the customer had her heart set on a green painted island. The hardware we used is from the Mulholland collection by Amerock. The customers have large family gathers and it was very important for them to have an island that was moveable. We used casters from Richelieu to create and island that could move easily, as well as having brakes to keep the island in place when they wanted. Giallo Traversella granite was used on the perimeter countertops to tie together the greens and beige tones of the cabinetry and we used John Boos, walnut butcher block countertop for the island to compliment wood tones from the existing millwork in the home. The customer provided me with an inspiration picture for a backsplash, she knew she wanted a glass patterned backsplash. Ceramic Tiles International had released their Debut Petal mosaic tile and the customer loved it. Prior to the remodel, the kitchen was very dark and very crowded, it did not function in a way that worked for my customer. We added under cabinet LED lights, one general ceiling fixture and LED Brio Disc lights with dimming capabilities so the customers could adjust the lighting to their specific needs. Light fixtures were updated in the hallways as well as the kitchen. My customer didn’t know exactly what they wanted as far as plumbing was concerned. They wanted products that were durable and easy to maintain. I chose the Blanco Performa undermount sink in the Truffle color due to is durability and the color complimented the other materials. We used Moen’s Arbor single handle pull down spray faucet and transitional soap dispenser due to its simplistic design, functionality and warranty. We used a ¾ horsepower Insinkerator disposal and a deluxe Steamball strainer basket. The customer originally had Parquet flooring and they liked the look of real hardwood. Madeira 5” planks in Dark Gunstock oak was chosen for its color and durability. The flooring brought in warm neutral tones to compliment other materials. My customer wanted a larger window, but they had some safety concerns. We addressed their concerns by providing a larger Awning style window, using tempered glass and double locks.
