This custom, high-performance home was designed and built to a LEED for Homes Platinum rating, the highest rating given to homes when certified by the US Green Building Council. The house has been laid out to take maximum advantage of both passive and active solar energy, natural ventilation, low impact and recyclable materials, high efficiency lighting and controls, in a structure that is very simple and economical to build. The envelope of the house is designed to require a minimum amount of energy in order to live and use the home based on the lifestyle of the occupants. The home will have an innovative HVAC system that has been recently developed by engineers from the University of Illinois which uses considerably less energy than a conventional heating and cooling system and provides extremely high indoor air quality utilizing a CERV (conditioned energy recovery ventilation system) combined with a cost effective installation. Since moving into her Dublin home two and a half years ago, Nancy Sanford has been peeling off the decades—quite literally. Built in the 1980s, the home was “very well-maintained, but very little had been done to it” in terms of updating the finishes or style, Sanford says. Plush white carpet ran from wall-to-wall-to-wall, almond-colored laminate coated the kitchen cabinets and wallpaper ran rampant—even covering some ceilings. Despite her efforts, Sanford knew it was going to take more than cosmetic editing to shake the ‘80s and make the home her own. Although she lives in the traditional-leaning Muirfield community, Sanford adores a minimalist, contemporary style—and admits to devouring design magazines “ad nauseam.” To implement her thoroughly modern vision, Sanford turned to Brigid Norton, an interior designer and family friend, and Kristi Youles, a kitchen designer with The JAE Company. Working together, the trio created a carefully considered contemporary design that’s easy on the eyes, and the body. In addition to improving the flow of the kitchen—by removing a V-shaped peninsula that angled out into the room—and adding appliances like a stainless steel refrigerator, Sanford’s short list of must-haves included clean, uncluttered lines and no wall cabinets over the countertops. “I’ve found as I’ve aged, I’ve gotten shorter and just don’t use the upper cabinets,” Sanford explains. Easy-access, smooth-slide drawers with clean slab fronts were the answer—resulting in strong visual lines, an open, airy feel and enhanced ergonomics. Starting with a “needs assessment,” Youles and Norton designed the space quite literally around Nancy. By looking at factors such as her height and which items she uses most frequently, they were able to determine the optimum placement for everything from canned goods in the pantry to cutlery, pans and plates in the customized drawers, all of which helped to achieve the ultimate kitchen organization. But there’s more to the kitchen cabinets smooth façade than clean-lined storage. Walnut drawer fronts—found on the oven and the base of the island—are book-matched, allowing the grain to continue from drawer to drawer. And even in spaces where drawers weren’t feasible, beneath the sink and in a desk area, the designers continued the look with cabinet doors crafted to resemble drawers. The visual continuity of these lines might not be as impactful if it weren’t for the careful selection of contrasting finishes. The designers filled the space with pure, glossy white—using a specific type of quartz, White Cliff by Cambria, to accent the bold rectangular design of the island. Then, to break up the expanse of accompanying white painted drawers, walnut was selected to bring the contrasting warmth and grain of wood without red undertones. It is commonly found in modern furniture design, as well as current productions of mid-century designs like the iconic Eames Lounge Chair from Herman Miller, Youles says.

Every design decision for this Caribbean beach residence was guided by the desire to maximize the views of the property’s breathtaking natural surroundings. To connect the spaces and reveal the views from every vantage point, the team reconfigured the layout to create vistas, and installed window film to reduce solar heat gain. These modifications increased efficiencies, reused 90% of the interior envelope and did not impact the exterior structure of the building. In addition to providing incredible views, opening up the plan allows cross ventilation, maximizing the use of ocean breezes to cool the interior. The result is an effortless flow and maximization of space. Throughout the interior, dark materials express the concept of respite in the shade, and emphasize the sweeping views of the Caribbean Sea. Millwork crafted by local artisans from local materials establishes hierarchy – providing a clear understanding of the layout – and filters light to create privacy and drama. Screens help define the spaces and create suspense. Varying screen opacities serve specific functions: nearly opaque screens build suspense, translucent screens provide privacy, and reflective screens – as seen in the kitchen ceiling – create mystery in the core where light and views are challenged. Referencing the seaside location, the baseboards create a sense of being in a deep shallow. The 16” tall baseboards create a pool effect, engaging the walls with Cradle to Cradle certified Mosa tile flooring. The irregular height also conceals power and data cabling. Before, this family room had a lot of “little things” distracting the eye. We simplified things and created a fresh new design that’s decluttered, cohesive, and designed with the family in mind. The room had a lot of wood detail – on the ceiling and the wall. We had it painted an off-white, Benjamin Moore’s “Cake Batter” to lighten things up and make the room feel more spacious. The ceiling beams are seen has harsh, oppressive energy in Feng Shui, so it was especially important to minimize their impact. We did that by matching the ceiling color with the beam color. On the rest of the walls we went with another neutral, a soft earth tone to add some warmth. For the windows we chose new treatments that are still vertical, because that function was important to the family, but with a unique texture on the blinds to add some interest. The new carpet is nice and soft, and we found a new leather sectional to anchor the room. It’s larger, and has an updated style, with a configuration that wraps around. It was specifically chosen for its durability as well, since this is where the family spends a lot of time – it can withstand spills and regular wear and tear. A contemporary and practical floor lamp was also added alongside the sofa for additional lighting. The cocktail table is a great piece the homeowners previously had, which we encouraged them to keep. We knew it would work well in the design, and look brand new with the finished room’s color scheme and furniture. It was in such nice shape, and also durable; plus the size worked in perfect balance paired with the sofa in the room. We changed things up on the surface with creative accents that coordinate with the design and add some new life. With the grouping of art on the wall before, it was hard to know what to focus on. The new piece of artwork, which we found on a trip to an art gallery, is sculptural and fun. The size also helps to create balance in the room, and its contemporary look and color effortlessly complete the room.

The architecture of the Karoo Wilderness Center is a result of a thorough process of investigation into the origins and character of the Karoo landscape and the flora and fauna that result from its particular qualities. The tectonic events that produced the specific topography of the site, trajectories of water runoff, wind movement, soil composition, and effects of plant and animal species on the landscape have converged to create the conditions of the site chosen for the Center. Each of these factors have in turn been subject to the impact of human inhabitation and vernacular building practices, amplified in recent generations to a harmful degree by shortsighted agricultural strategies and their associated effects of overgrazing, water over-manipulation and erosion. Fundamental to the architectural response is the premise that the human species is an inherent part of the conditions that comprise and affect the landscape. The significance of the Center, enhanced and informed by the activities that occur within and as an extension of it, lies in the co-dependence of the Center and the ecosystem as inherently bound entities. The architecture of the Center is intended to make evident the natural processes of the Karoo and establish a new precedent for building within and through an ecosystem defined by dynamic flux.
