In Southern California there are pockets of darling cottages built in the early 20th century that we like to call jewelry boxes. They are quaint, full of charm and usually a bit cramped. Our clients have a growing family and needed a modern, functional home. They opted for a renovation that directly addressed their concerns. When we first saw this 2,170 square-foot 3-bedroom beach cottage, the front door opened directly into a staircase and a dead-end hallway. The kitchen was cramped, the living room was claustrophobic and everything felt dark and dated. The big picture items included pitching the living room ceiling to create space and taking down a kitchen wall. We added a French oven and luxury range that the wife had always dreamed about, a custom vent hood, and custom-paneled appliances. We added a downstairs half-bath for guests (entirely designed around its whimsical wallpaper) and converted one of the existing bathrooms into a Jack-and-Jill, connecting the kids’ bedrooms, with double sinks and a closed-off toilet and shower for privacy. In the bathrooms, we added white marble floors and wainscoting. We created storage throughout the home with custom-cabinets, new closets and built-ins, such as bookcases, desks and shelving. White Sands Design/Build furnished the entire cottage mostly with commissioned pieces, including a custom dining table and upholstered chairs. We updated light fixtures and added brass hardware throughout, to create a vintage, bo-ho vibe. The best thing about this cottage is the charming backyard accessory dwelling unit (ADU), designed in the same style as the larger structure. In order to keep the ADU it was necessary to renovate less than 50% of the main home, which took some serious strategy, otherwise the non-conforming ADU would need to be torn out. We renovated the bathroom with white walls and pine flooring, transforming it into a get-away that will grow with the girls.

This four bedroom beach house in Washington's South Sound is all about growing up near the water's edge during summer's freedom from school. The owner's childhood was spent in a small cabin on this site with her parents and siblings. Now married and with children of her own, it was time to savor those childhood memories and create new ones in a house designed for generations to come. At 3,200 square feet, including a whimsical Crow's Nest, the new summer cabin is much larger than the original cabin. The home is still about family and fun though. Above the 600 square foot water toys filled garage, there is a 500 square foot bunk room for friends and family. The bunk room is connected to the main house by an upper bridge where built-in storage frames a window seat overlooking the property. Throughout the home are playful details drawing from the waterfront locale. Paddles are integrated into the stair railing, engineered flooring with a weathered look, marine cleats as hardware, a boardwalk to the main entry, and nautical lighting are found throughout the house. This Ranch Hacienda hillside estate boasts well over 13,000 square feet under roof. A loggia serves as the backbone for the design. Each space, both interior and exterior, has a direct response to the linear expression of outdoor space. The exterior materials and detailing are rustic and simple in nature. The mass and scale create drama and correspond to the vast desert skyline and adjacent majestic McDowell mountain views. Features of the house include a motor court with dual garages, a separate guest quarters, and a walk-in cooler. Silverleaf is known for its embodiment of traditional architectural styles, and this house expresses the essence of a hacienda with its communal courtyard spaces and quiet luxury. Arched brick ceiling with a custom made light fixture. The owners found the parts for this light fixture over the island and had a local artist create this one of a kind fixture. The table with the seating is made from an old bowling alley lane. The pin placement marks can still be seen on the table top. The table is free standing so it can be moved off the island if desired. This pool and spa is built in an affluent neighborhood with many new homes that are traditional in design but have modern, clean details. Similar to the homes, this pool takes a traditional pool and gives it a clean, modern twist. The site proved to be perfect for a long lap pool that the client desired with plenty of room for a separate spa. The two bodies of water, though separate, are visually linked together by a custom limestone raised water feature wall with 10 custom Bobe water scuppers. Quality workmanship as required throughout the entire build to ensure the automatic pool cover would remain square the entire 50 foot length of the pool. In the great room, special attention was paid to the ceiling detail, where square box beams “picture frame” painted wooden planks, creating interest and subtle contrast. A custom built-in flanks the right side of the fireplace and includes a television cabinet as well as wood storage.

This gorgeous backyard project covered every square inch of this customer’s backyard and was nestled in to a tight backyard access without disturbing the existing trees or golf course. The customer had very contemporary and modern tastes and wanted that reflected in their pool and backyard design. A stunning 1” blue glass tiled raised planter box* with 5 water features gracefully separates this geometrically perfect Pebble Sheen swimming pool from the golf course it overlooks and green low-maintenance Southwest plants & floral separate the view. A dam wall separates the roomy therapeutic in-ground semi-circle spa from the pool area. The side of the pool closest to the home is a straight parallel line, with the opposing side geometrically rounded with both the raised pattern pavers and the wrought iron fence matching patterns precisely. The ( wireless EZ Touch remote operated ) pool equipment is on the side of the home allowing spacious deck space for those who enjoy this contemporary backyard. Of note, the same 1” glass tiles from the raised planter were used throughout the home’s interior to integrate outdoor & indoor elements.
