LINEA Design Build Remodel designed and executed every aspect of this thorough indoor and outdoor transformation of a client's home in South Arlington, VA. The work included: new James Hardie plank siding, a new, custom permeable paver driveway (with stabilizing concrete borders) and walkways, an all new interior including an entirely new master bath with free-standing tub, separate walk-in shower and double vanity, two renovated hall baths, a new Art Deco jewel-box of a powder room featuring red glass tile from California and a wallpapered ceiling, a large, expanded kitchen with custom blue cabinets and an 11-foot island, a completely re-invented fireplace and hearth, family room and dining area, removal of 2 load-bearing walls, a completely remodeled basement with bar, guest bedroom and bathroom suite, a dramatic and highly functional new lighting plan inside and out, an extensive, well-engineered and effective storm drain system encircling the entire house, a new floating porcelain-tiled back patio with a sun- and neighbor-shielding pergola, a simplified, elegant new facade and drought-friendly, easy-care landscaping all around.

Distributed by Timspec, Accoya was used chosen as the ideal material to clad a show home in Auckland. Accoya was selected for the black coated weatherboards on the front section of the house, due to its durability and stability benefits. Because of Accoya’s modification technique it is the ideal wood for external cladding such as this. Generally, problems can occur with darker coatings on cladding, due to shrink and swell being exasperated by the solar gain. But, Accoya wood’s superior dimensional stability negates this problem and maintenance intervals are dramatically extended. The cladding needed to be aesthetically pleasing as well as highly durable in order to withstand the extreme climates in New Zealand. Accoya was also chosen due to its rot resistant benefits and its ability to deter insects in these types of environments.

Located in the Village neighborhood in downtown Jersey City, the original building dates from the mid 1800's. In the 1970's the ground floor commercial space was converted into an apartment, the original storefront was bricked over and most of the building's historic features were lost. Suffering from years of neglect and in a state of severe disrepair, the new owner sought to renovate the building to modern standards and restore the facade back to its original appearance. The apartment count was maintained but redistributed throughout the building to maximize efficiency. The oversized ground floor unit was divided into two one-bedroom units and the second and third floors each house a single two-bedroom apartment. The building was completely gutted and extensive structural work was required to stabilize the building. The original staircase, the only surviving historical element, was also rebuilt and preserved. The facade was reconstructed with clapboard siding and decorative moldings to match the original profiles, new windows, a refurbished fire escape, and a new ground floor storefront to match the original configuration.
