Complete makeover of concrete masonry unit space with center floor drain presenting cracked and sprawled concrete.
Project required thin coat of polymer added concrete surface repair, three push peers to stabilize south east corner of masonry wall on bedrock and new windows. Makeover includes taupe HandiWall wall, matching taupe paint to ceiling, frequency cabinet material, 11 foot long one-piece maple butcher block top, over counter flush mounted LED lighting and snap down floor with diamond pattern tiles on perimeter and free flow open weave tiles in center for snow melting and water runoff of cars to drain under floor while top surface stays clean and dry. One piece pulled down screen retractable door by advance screen works.

Set against the superb modernist architecture of Moto Designshop, and within the existing COR-TEN steel rain troughs by Studio | Bryan Hanes, this terraced garden frames and maximizes views from the rear facade to the pond below.
The garden design focused on verging wild, intermingled plant communities with the floor-to-ceiling windows of the family's living space to provide ongoing seasonal interest and visual diversity. Working closely with agronomists, aggregate substrates, calcium and humates were incorporated to ensure adequate drainage and soil health. Rapid stabilization of the very wet, narrow spaces was achieved with freely seeding Eupatorium coelestinum and plantings of stoloniferous and rhizomatous plants, such as Carex muskingumensis and Iris fulva, among cespitose clumps.

Stone walls, stormwater management, stream bank restoration, terraces, and large granite steps tucked in the woods in bucks county pa. Collaborating with the builder and army corp of engineers this backyard was restored and the stream bank was stabilized.

This classic estate sits on over 30 acres of land. Fairfield House & Garden managed all the site work, hardscape, and plantings. As you travel up the long, curved driveway you approach the limestone-enclosed cobblestone parking courtyard complete with granite paver inlays. This grand courtyard allowed for the placement of Specimen Columnar Purple Beech Trees as well as Hydrangea, Roses, Boxwoods and Holly.
The back of the home consists of two formal sod panel lawns with perimeters of white marble stabilized gravel paths. Adjacent to the timeless Japanese Maple tree is a 70ft formal fountain. Continuing down the stunning stone staircase that is surrounded by lush plantings, you are led to a sprawling great lawn.

Studio Terrain recreated this outdoor entertaining after a major home extension. Taking advantage of sweeping 180 degree views of the Puget sound, Orca Pods, Humpback whales and the Olympic mountains, the design allows for maximum view corridors from the inside while still providing space for 40+ guests.
Utilizing a louvered roof system and overhead heat for four seasons entertaining, the wood fired pizza oven provides a central gathering point year round. The lawn was engineered to the same specs as world class soccer fields providing fast draining lawn use in the wettest seasons. A clean concrete lawn edge is actually a hidden structural retaining wall with pin piles to stabilize the slope edge.

Distributed by Timspec, Accoya was used chosen as the ideal material to clad a show home in Auckland.
Accoya was selected for the black coated weatherboards on the front section of the house, due to its durability and stability benefits. Because of Accoya’s modification technique it is the ideal wood for external cladding such as this.
Generally, problems can occur with darker coatings on cladding, due to shrink and swell being exasperated by the solar gain. But, Accoya wood’s superior dimensional stability negates this problem and maintenance intervals are dramatically extended.
The cladding needed to be aesthetically pleasing as well as highly durable in order to withstand the extreme climates in New Zealand. Accoya was also chosen due to its rot resistant benefits and its ability to deter insects in these types of environments.

The last house on a dirt road in the hills of Southern Vermont.
This house has had many lives. The property itself has as well. While exploring the woods and fields, we found an old cellar hole and a beautiful pond that looked man-made with berms not of beaver origin. The old barn and outbuildings themselves were probably not in their original locations and had been turned into a summer camp half a century ago.
We initially looked at various options including leaving the barn alone and creating a new building, dismantling the barn and re-using the frame and moving the barn and creating a new foundation for it. We ended up leaving the barn in place and stabilizing the existing stone foundation.
The design process was intensive and thorough as we endeavored to make the most of the inherent possibilities within the framework of what we had chosen to retain.
The resulting home is very insulated, airtight and warm and cozy in the winter as well as bright and airy.
This project won a “Best of the Best” award in 2019 from Efficiency Vermont

Encompassing a range of baluster rails, newel posts and complementary decorative accessories, Outwater's new, maintenance free Cast Stone Balustrade System is manufactured utilizing a unique process that combines a mixture of resins with crushed limestone and impregnated fade resistant textured colors to create balustrades that look and feel just like authentic limestone balusters at less than half of their cost and weight.
Intended for indoor or outdoor applications, which can be assembled by laypeople using traditional carpentry tools without the need for masonry, Outwater's Cast Stone Balustrade System meets the 4-inch sphere code when properly set up, and can be placed on sized dimensional lumber without the need for steel supports.
Moreover, unlike lesser quality balustrade systems, which use regular screws to attach their components, also taking into account that the screws' imminent corrosion renders them as an unsafe means by which to attach baluster rails, Outwater's Cast Stone Balustrade System employs a unique incorporated pipe system, connector pins and spacers to increase the Balustrade System's stability while allowing for a more secure and professional installation with barely perceptible seams.
Offered in 34-in. and 48-in. overall heights with a nominal 7-in rail width, baluster rails are sold by the foot up to 16-ft. long to accommodate most any installation.
100% mold resistant, non-porous and unaffected by the harshest elements, Outwater's Cast Stone Balustrade System does not require priming, painting or even occasional touch ups, further enhancing its appeal.

Located in the Village neighborhood in downtown Jersey City, the original building dates from the mid 1800's. In the 1970's the ground floor commercial space was converted into an apartment, the original storefront was bricked over and most of the building's historic features were lost. Suffering from years of neglect and in a state of severe disrepair, the new owner sought to renovate the building to modern standards and restore the facade back to its original appearance.
The apartment count was maintained but redistributed throughout the building to maximize efficiency. The oversized ground floor unit was divided into two one-bedroom units and the second and third floors each house a single two-bedroom apartment. The building was completely gutted and extensive structural work was required to stabilize the building. The original staircase, the only surviving historical element, was also rebuilt and preserved. The facade was reconstructed with clapboard siding and decorative moldings to match the original profiles, new windows, a refurbished fire escape, and a new ground floor storefront to match the original configuration.
