The master bedroom, located in the upper floor, was created from combining adjoined spaces. It has an ensuite bathroom as well as two walk-in closets. As with the main living areas, the ceiling was vaulted.

This expansive turn-of-the-century home in the heart of Summerhill was previously renovated in a classic ‘80’s style and needed a substantial makeover. The front half remained traditional while the back of the home was completely opened up and styled in a very modern aesthetic complete with huge windows, oversized skylights, custom exterior metal panels, and natural thermally modified Ash cladding. The wide open kitchen is a chef's dream and the ceiling soars up 20 feet!

The contemporary master suite features a standout custom upholstered headboard with wood headboard frame and upholstered bed frame. The owners of this home, completed in 2017, also installed blind pockets, to allow them to darken the room with blackout shades when needed, that also conceal sheer custom drapery that showcases the lake views from full floor to ceiling windows while also softening the look and feel of the room. The cove ceiling includes hidden LED lighting which adds architectural detail and function. The intimate sitting area in front of the floor to ceiling windows gives an added warmth to the room while the wide plank French oak floors in a neutral palate allow the elements of this room to really shine.

The black fence, black deck and black pergola establish unity for the space.

The curb appeal was drastically improved while the existing openings remained. We redesigned all the windows, enlarged the front door and replaced the garage door. Wood cladding brings a warm earthy quality to this redesigned facade. The overgrown hedges were removed. The driveway was resurfaced. Recessed lighting was integrated into the eaves.

The lower floor has two additional bedrooms and baths for guests. Both guest rooms face onto the street. Located beneath the main living space of the upper floor is an expansive media/game room. It features one window facing onto the side yard. This space due to its location away from all the primary bedrooms lent itself perfectly to being an entertainment space for family and friends.

This Master Bathroom features high contrasts in color and shapes. Modern black fixtures standout in a backdrop over-sized subway tiles. A custom vanity rests on heated porcelain floors in a faux wood pattern. Carrera marble in a chevron pattern is the star of the shower in the niche and the floor is tiled in a hex pattern. Updating the floor plan allowed for a larger shower and increased storage. The barn door is a fresh update for the closet entrance.

The 800 square-foot guest cottage is located on the footprint of a slightly smaller original cottage that was built three generations ago. With a failing structural system, the existing cottage had a very low sloping roof, did not provide for a lot of natural light and was not energy efficient. Utilizing high performing windows, doors and insulation, a total transformation of the structure occurred. A combination of clapboard and shingle siding, with standout touches of modern elegance, welcomes guests to their cozy retreat.
The cottage consists of the main living area, a small galley style kitchen, master bedroom, bathroom and sleeping loft above. The loft construction was a timber frame system utilizing recycled timbers from the Balsams Resort in northern New Hampshire. The stones for the front steps and hearth of the fireplace came from the existing cottage’s granite chimney. Stylistically, the design is a mix of both a “Cottage” style of architecture with some clean and simple “Tech” style features, such as the air-craft cable and metal railing system. The color red was used as a highlight feature, accentuated on the shed dormer window exterior frames, the vintage looking range, the sliding doors and other interior elements.
