This 1914 family farmhouse was passed down from the original owners to their grandson and his young family. The original goal was to restore the old home to its former glory. However, when we started planning the remodel, we discovered the foundation needed to be replaced, the roof framing didn’t meet code, all the electrical, plumbing and mechanical would have to be removed, siding replaced, and much more. We quickly realized that instead of restoring the home, it would be more cost effective to deconstruct the home, recycle the materials, and build a replica of the old house using as much of the salvaged materials as we could. The design of the new construction is greatly influenced by the old home with traditional craftsman design interiors. We worked with a deconstruction specialist to salvage the old-growth timber and reused or re-purposed many of the original materials. We moved the house back on the property, connecting it to the existing garage, and lowered the elevation of the home which made it more accessible to the existing grades. The new home includes 5-panel doors, columned archways, tall baseboards, reused wood for architectural highlights in the kitchen, a food-preservation room, exercise room, playful wallpaper in the guest bath and fun era-specific fixtures throughout.

A new project with a lot of thinking outside the box... This time the clients reached out to me with a desire to remodel their kid's bathroom and also wanted to move the washer and dryer from the garage to a new location inside the house. I started playing around with the layout and realized that if we move a few walls we can gain a new kids' bathroom, an upgraded master bathroom, a walk-in closet and a niche for the washer and dryer. This change also added plenty of storage, with new built-in TV cabinets, coat cabinet, and hallway cabinets.

When we first began the design of this project, the clients’ main priority was to get more room in their kitchen. The wall that separated the kitchen and dining space was load bearing and spanned the living room space as well, so rather than removing it the way we might in some floorplans, we left a header and created a large opening to help the flow between the spaces. When it came to the style of the kitchen, the ranch-style home was well suited for a classic, transitional style with farmhouse details such as a white apron-front sink. We decided on the two-toned cabinetry after originally discussing the idea of white, but realizing that with grandkids and dogs, having white cabinetry so near exterior doors might not be the best option. The lower cabinets are maple stained with a color called “Coffee” and the white upper cabinets feature a similar colored glaze in the detailing to help tie them together. The floor is a popular CoreTEC product called “Red River Hickory”. The overall tone matches that of the lower cabinets for a seamless look. The white backsplash tile and countertop with simple veining continue the two-toned look. The range hood is a new Zephyr fixture originally designed for commercial kitchens, but became a good choice for homes with low ceilings, as the high suction power allows us to meet building codes without obstructing any views. The other appliances are from the GE Café line – these pieces feature copper accents on the handles, which gave us a great place to start when choosing the showstopping copper pendant over the sink. The redesigned space gives more room for multiple cooks and the removal of the wall allows in tons of extra light from the dining room – without moving or replacing a single window or exterior door. There is ample prep room, storage space, and seating for visitors to the kitchen. The homeowners love their new space, and we are sure they will continue to love it for years to come.

Blanchard Mountain Farm, a small certified organic vegetable farm, sits in an idyllic location; where the Chuckanut Mountains come down to meet the Samish river basin. The owners found and fell in love with the land, knew it was the right place to start their farm, but realized the existing farmhouse was riddled with water damage, poor energy efficiency, and ill-conceived additions. Our remodel team focused their efforts on returning the farmhouse to its craftsman roots, while addressing the structure’s issues, salvaging building materials, and upgrading the home’s performance. Despite removing the roof and taking the entire home down to the studs, we were able to preserve the original fir floors and repurpose much of the original roof framing as rustic wainscoting and paneling. The indoor air quality and heating efficiency were vastly improved with the additions of a heat recovery ventilator and ductless heat pump. The building envelope was upgraded with focused air-sealing, new insulation, and the installation of a ventilation cavity behind the cedar siding. All of these details work together to create an efficient, highly durable home that preserves all the charms a century old farmhouse. Sometimes it isn’t until you’ve deep cleaned your tiles that you realise just how dirty they were to begin with. This was the case with my customer in Thame, in the south of Oxfordshire where I worked on a classic red and black Quarry tiled floor which was far from being in its best condition. My starting point in the cleaning process was to mix a strong solution of Tile Doctor Pro Clean, which is the reliable, multi-purpose alkaline cleaner that is safe to use on tile, stone and grout. The solution was left to soak into the tiles for ten minutes before being scrubbed into the floor with a rotary floor machine fitted with a stiff brush. Following this, I rinsed the floor with clean water and then proceeded to wash it with Tile Doctor Grout Clean Up. This is a concentrated phosphoric acid cleaner designed to remove efflorescence and other mineral deposits such as grout smears. Finally, I rinsed the tiles again with water and Tile Doctor Neutral Tile Cleaner, which is a pH neutral solution, to neutralise the chemicals and leave the floor fresh and clean, ready to be sealed. The floor was left to dry overnight. The next day I returned to seal the floor after checking the tiles were dry. I opted to use two different sealers. The first was Tile Doctor Colour Grow, which is an impregnating sealer with the added effect of enhancing the natural colour in the stone. The second was Tile Doctor Seal & Go, a topical sealer that adds the high quality, durable sheen finish to the floor that the customer had requested. I took the photograph below after sealing half the floor, it really shows the difference a sealer can make to a tiled floor. Here’s the photo of theQuarry tiled floorafter sealing the whole floor. The client purchased a mature, small, NAPA Valley vineyard to be their home and for personal enjoyment. Once they began converting their new "hobby" grapes into wine, they soon realized they needed a place to "age" their labors and a place to then enjoy them. They decided to design such a place within the confines of their home where they could entertain family and friends. The structure was modified to allow storage of more than 200 individual bottles, cases, and magnum size bottles. A cask room was added as was a well-appointed tasting room. The storage area is separated from the tasting and social area by a tempered glass doors and windows. The space to be converted was a challenge. No surface was plumb or level, therefore, the remodel involved interior walls, new floors and ceilings. Until these issues were addressed, the beautiful cabinet work, and a complete temperature and humidity control system to store, maintain, and enjoy the wine could not be started. The floors had to be floated out and chases with faux finishes provided for HVAC and electrical. Lighting in the tasting room is provided by a series of recessed and puck lights. The bar/counter area is highlighted by a custom, Tiffany style chandelier. Enough space was left in front of the bar to accommodate two serving tables for food and snacks, with plenty of room to move about the space. Discreetly hidden behind the bar is a large capacity cooler that can chill several bottles at once. The bar is capped with eight lineal feet of Calcutta Gold Marble and sports a brass foot rail. The bar has grape panels between Acanthus Corbels and the bottle storage cabinet areas are a unique blend of Acanthus overlays under precisely cut and mitered grape design crown molding over and around a cleverly designed bottle storage system. Traffic flow is achieved through the multiple points of entry through any of three pairs of 6' custom double doors which, when weather permitting, can remain open while entertaining. The host and hostess can attend food and beverage service from behind and around the bar through a separate doorway. The temperature controlled cask storage area is large enough for the clients' current needs, and can accommodate a larger number of casks should the need arise. The floor and walls of the cask room are designed for easy maintenance.. Both rooms are delightfully decorated with earthen tone faux finishes on walls, ceilings and floors reminiscent of a nonspecific European wine making region. This effect is extended to the soffits in the tasting room. A unique wine racking system is easily stored, providing even greater ability to maintain and move about the storage area.

Sometimes great things come from small things and this entryway project was exactly like that. This very small yet interesting project started almost by accident. Entryway TileI had completed a tile job a few months before and had some high quality porcelain tile left over. It was nice tile so I was hesitant to toss it out but after moving the pile around my shop for several months I finally decided to throw it away. While loading my pickup with miscellaneous construction garbage – and this great tile – one of my neighbors stopped by for a chat about some of my recent projects. I showed him the great left over tile that I was throwing away and asked him if he had any interest in taking it off my hands – for free. He said he was actually thinking about replacing his existing tile landing at his house because although it had been redone just a few years ago, it had cracked. We went over and took a look at his landing and decided the scrap tile might be a perfect solution. tile floorI told my neighbor “you come up with any design you want, and I’ll bring that to life.” He came up with an idea and sketched out the idea within a couple of days. As soon as I looked at the sketches, I knew it was going to be a very challenging project, but I also knew it would be a rewarding project I would be proud to put the Corvus name on. We took the final sketch and imported it into a graphics design program to make the focal point of the design work within the existing space and fine tune the look of the project to fit the available space of the entryway. This was going to be a highly customized undertaking that was going to be all about the details. Because every tile had to be custom cut, I printed out the final design from the program to create a stencil to trace the outline on each tile. After all of the painstaking tile cutting, I laid it out in a mock-up on the entry floor. Then we were ready to overcome our next challenge – the flexing and moving sub floor. The existing tile landing that we were replacing had been installed just a few years earlier but had already cracked down the center. This fracture made me realize that we needed to find a way to somehow decouple the substrate from the finished tile surface to prevent the same problem from cropping up again. tile floor entrywayI decided to go with a Schluter-DITRA™ tile underlay for this job. Working with DITRA™ was surprisingly simple. The only thing you need to remember is to use unmodified thinset mortar when setting tile over this substrate, because modified thinset would take a very long time to cure. We also decided to use QuartzLock™ urethane grout for the floor because it expands and contracts when the floor flexes under foot traffic and could help prevent future cracking. In the end the project came out great! My neighbor is thrilled and can’t wait to show it off to anyone that stops by. This is a great example of how custom work can really amp up the appeal of your home and how a small change can make a big difference in the look of your home.

This lower level renovation started out as a simple project. The family wanted to install a home theater in their unfinished basement. Initially it was only going to be a space with a home theater where they could occasionally watch a movie or a sporting event. Once the theater design was complete, the clients embraced the elegance of the custom cherry wood cabinetry, columns and wainscoting. In addition, by having all of the audio video components hidden out of sight, the room would have a serene, peaceful ambience. The theater design enticed the clients to finish off the rest of the basement. A bar area was designed with an antique bar, and a lounge area with a fireplace was also constructed. As the layout evolved and the placement of the bar was resolved a perfect area for a wine cellar became evident. Once the clients realized how comfortable the space would be, they understood that they would probably be spending more time in the basement than they originally anticipated. This thought led them to want two large flat panel TVs on the walls in the bar area so they could watch several events at the same time. They love the theater. The 110” screen and quality audio video system is a constant source of entertainment for the entire family. They use the entire basement frequently as a gathering point for family and friends.

Located in the Central District, this project started as a client's "DIY nightmare." Like many, the homeowner watched online "IKEA Hack" videos and thought, "I can do this for cheap." The Reality Check: They bought a room full of flat-pack boxes only to realize that YouTube videos don't teach you how to handle sloped ceilings and uneven walls. They wasted money on the wrong materials and couldn't finish the install. The Sai Remodeling Solution: We stepped in to rescue the space. Re-Design: We re-evaluated the storage needs and redesigned the layout to fit the specific roof pitch. Hybrid Materials: A true "IKEA Hack" isn't just IKEA parts. We sourced custom hardware and lumber that you can't find at the big-box store to ensure structural integrity. Custom Scribing: We precisely fitted the cabinets into the knee wall, creating a seamless, built-in look that no handyman could achieve with standard instructions. Result: A fully functional, high-end toy storage system that maximizes every inch of the attic.

Upon meeting the homeowners of this Nazareth remodel, we quickly realized this was not their first rodeo when it came to kitchen renovations. The project started with a very orange oak kitchen with an awkward layout that did not work for their family. The new u-shaped layout keeps everything needed for preparing daily meals within arms reach, while a central island serves as a landing space and buffet for family gatherings. Undercabinet lighting highlights the gorgeous Fireclay Tile backsplash and Bianco Rafaele marble, while Kichler pendants illuminate the island. The wall was extended at the end of the sink run to allow us to create a small office nook, perfect for typing a quick email or looking up a recipe, and an adjacent bar area allows guests to concoct their own drinks, away from the food prep. These clients had the project underway when they realized they needed some additional help. They had a great start on demo and selections but were at a standstill on what direction they wanted to go and were questioning if what they were gravitating towards really looked good. They had their own contractor, so we skipped the contractor bid phase and went straight into design development. We came in and confirmed some choices and proposed some new ones.
