Photos © Anice HoachlanderOur client was drawn to the property in Wesley Heights as it was in an established neighborhood of stately homes, on a quiet street with views of park. They wanted a traditional home for their young family with great entertaining spaces that took full advantage of the site. The site was the challenge. The natural grade of the site was far from traditional. The natural grade at the rear of the property was about thirty feet above the street level. Large mature trees provided shade and needed to be preserved. The solution was sectional. The first floor level was elevated from the street by 12 feet, with French doors facing the park. We created a courtyard at the first floor level that provide an outdoor entertaining space, with French doors that open the home to the courtyard.. By elevating the first floor level, we were able to allow on-grade parking and a private direct entrance to the lower level pub "Mulligans". An arched passage affords access to the courtyard from a shared driveway with the neighboring homes, while the stone fountain provides a focus. A sweeping stone stair anchors one of the existing mature trees that was preserved and leads to the elevated rear garden. The second floor master suite opens to a sitting porch at the level of the upper garden, providing the third level of outdoor space that can be used for the children to play. The home's traditional language is in context with its neighbors, while the design allows each of the three primary levels of the home to relate directly to the outside. The wood tone kitchen cabinets are made of butternut wood, instantly warming the atmosphere. The perimeter and island cabinets are painted and captivating against the limestone counter tops. The sleek design allows you to move around the kitchen without protruding catching handles. The doors and drawers incorporate state of the art technology allowing for simple tap or push on the surface for the cabinetry to open. This is especially useful when your hands have food on them when you’re cooking as you are able to use your knee or thigh to activate doors to open. Even refrigerator and freezer have a fully integrated hidden custom pull handle that looks like a vertical reveal – this allows for good grip to pull the heavy doors with suction, and the white acrylic panels are very easy to keep clean. Positions of two sinks on the island were specifically placed in the locations to facilitate the steps in food preparation - having them both on a single working surface makes it easier to work between them without dropping food or dripping water on the floors while preparing for cooking. Island incorporates a tall counter to sit at for a quick bite or just to stand around with you friends as you are preparing a meal. . An original turn-of-the-century Craftsman home had lost it original charm in the kitchen and bathroom, both renovated in the 1980s. The clients desired to restore the original look, while still giving the spaces an updated feel. This British Colonial theme new residence sits atop the ridgeline on the west end of Sanibel Island overlooking the Gulf. Carefully manicured dune and beach access offer breathtaking views from the main and upper patios of the residence to the beach and the sunset. A lush, tropical entry runs the length of each side property line from the road, along each side of the house, to the CCCL line and provides a dense privacy barrier from the beach access path along the east property line. Tropical bamboo, white bird of paradise, traveler palms, dwarf leaf clusia and relocated native trees and shrubs make up the dense buffer. In the front of the residence a specimen multi-stem Sylvester Date Palm anchors the center drive island while stately royal palms, foxtail palms and multi-stem adonidia palms accent the foundation of the residence. Curved coconut palms march down the driveway to the street. Individual theme gardens were created in the side yards which include a Moon Garden, Fruit Garden, Butterfly Garden, Wetland Garden, Tropical Garden and Bamboo Garden. Architectural garden elements include a Walpole garden gate, arbor and mail box with a custom house name sign attached. As one walks the many different specimen gardens, large concrete garden benches from Curry & Co. offer a place to pause while botanical plant label stakes indicate plant species and origin. A California style espalier wall with confederate jasmine vine softens the back side of the pool wall, which is visible upon the entrance to the garages and espalier on the pool side wall for trellis bougainvillea offer vertical elements to connect the house and the landscape with tropical vegetation and color. This ideal client had a specific idea for their property which we were able to visualize and bring to reality.

Interior Designer Rebecca Robeson designed this downtown loft to reflect the homeowners LOVE FOR THE LOFT! With an energetic look on life, this homeowner wanted a high-quality home with casual sensibility. Comfort and easy maintenance were high on the list... Rebecca and team went to work transforming this 2,000-sq.ft. condo in a record 6 months. Contractor Ryan Coats (Earthwood Custom Remodeling, Inc.) lead a team of highly qualified sub-contractors throughout the project and over the finish line. 8" wide hardwood planks of white oak replaced low quality wood floors, 6'8" French doors were upgraded to 8' solid wood and frosted glass doors, used brick veneer and barn wood walls were added as well as new lighting throughout. The outdated Kitchen was gutted along with Bathrooms and new 8" baseboards were installed. All new tile walls and backsplashes as well as intricate tile flooring patterns were brought in while every countertop was updated and replaced. All new plumbing and appliances were included as well as hardware and fixtures. Closet systems were designed by Robeson Design and executed to perfection. State of the art sound system, entertainment package and smart home technology was integrated by Ryan Coats and his team. Exquisite Kitchen Design, (Denver Colorado) headed up the custom cabinetry throughout the home including the Kitchen, Lounge feature wall, Bathroom vanities and the Living Room entertainment piece boasting a 9' slab of Fumed White Oak with a live edge. Paul Anderson of EKD worked closely with the team at Robeson Design on Rebecca's vision to insure every detail was built to perfection. The project was completed on time and the homeowners are thrilled... And it didn't hurt that the ball field was the awesome view out the Living Room window. In this home, all of the window treatments, built-in cabinetry and many of the furniture pieces, are custom designs by Interior Designer Rebecca Robeson made specifically for this project. Vintage Cellars, wine cellar builders out of san diego, california, were able to design and build this masterpiece as a major centerpoint of this dining room and kitchen. A custom wine cellar designed and built by vintage wine cellars out of San Diego, California - this custom wine wall has tons of unique and noteworthy features throughout. The bottom of the cellar begins with multiple areas for wine case storage and other bulk storage options. The great thing about this space is that it was designed for multi-use capability, leaving ample room to store multiple layers deep of single bottle storage as well. Directly above the case storage lie multiple layers of easy pull out shelving on smooth rolling tracks, seamlessly allowing for drawer sliding with no risk of bottle movement or abrupt stops. These are fantastic features to have, especially in the case of having flights of wines from your favorite wineries. A collection of 2010 through 2016 Larkmeade Cabernet Sauvignon bottles from Napa have never looked so good. In the center, a small countertop and opening are used for a practical space to open and decant wines. While this client is not on the road, he loves to cook for his family and closest friends. This is why this kitchen has the top of the line modern appliances, gas cooktop, and a whole back up pantry storage around the corner with full size refrigerator, freezer, and a wine fridge. Client asked us for a sleek and functional kitchen that has a dual purpose: it acts as an every day kitchen for the family, and it can be closed off from the areas of the house with hidden doors to become a catering kitchen for the parties. In lieu of traditional hood and pendants, we designed an incredible stainless steel hood that supports cantilevered structure with LED panel providing functional lighting over the island. This design was inspired by a fashion runway show catwalk and this kitchen certainly is a show stage for culinary excellence. The sleek design allows you to move around the kitchen without protruding catching handles. The doors and drawers incorporate state of the art technology allowing for simple tap or push on the surface for the cabinetry to open. This is especially useful when your hands have food on them when you’re cooking as you are able to use your knee or thigh to activate doors to open. Even refrigerator and freezer have a fully integrated hidden custom pull handle that looks like a vertical reveal – this allows for good grip to pull the heavy doors with suction, and the white acrylic panels are very easy to keep clean. Positions of two sinks on the island were specifically placed in the locations to facilitate the steps in food preparation - having them both on a single working surface makes it easier to work between them without dropping food or dripping water on the floors while preparing for cooking. Island incorporates a tall counter to sit at for a quick bite or just to stand around with you friends as you are preparing a meal. . This British Colonial theme new residence sits atop the ridgeline on the west end of Sanibel Island overlooking the Gulf. Carefully manicured dune and beach access offer breathtaking views from the main and upper patios of the residence to the beach and the sunset. A lush, tropical entry runs the length of each side property line from the road, along each side of the house, to the CCCL line and provides a dense privacy barrier from the beach access path along the east property line. Tropical bamboo, white bird of paradise, traveler palms, dwarf leaf clusia and relocated native trees and shrubs make up the dense buffer. In the front of the residence a specimen multi-stem Sylvester Date Palm anchors the center drive island while stately royal palms, foxtail palms and multi-stem adonidia palms accent the foundation of the residence. Curved coconut palms march down the driveway to the street. Individual theme gardens were created in the side yards which include a Moon Garden, Fruit Garden, Butterfly Garden, Wetland Garden, Tropical Garden and Bamboo Garden. Architectural garden elements include a Walpole garden gate, arbor and mail box with a custom house name sign attached. As one walks the many different specimen gardens, large concrete garden benches from Curry & Co. offer a place to pause while botanical plant label stakes indicate plant species and origin. A California style espalier wall with confederate jasmine vine softens the back side of the pool wall, which is visible upon the entrance to the garages and espalier on the pool side wall for trellis bougainvillea offer vertical elements to connect the house and the landscape with tropical vegetation and color. This ideal client had a specific idea for their property which we were able to visualize and bring to reality.
