Built in 1942 on the top of View Ridge, our client purchased this home in 2012 and decided to remodel it in 2017. We gave this beautiful home a well-deserved "facelift," if you will, and designed a second story consisting of a primary suite and rooftop deck, a walk-in closet, ensuite laundry, 180-degree views, and french doors opening up to the deck. But the real show stopper is the luxurious primary bathroom! Quartz counter tops, custom cabinets, light blue painted walls, a heavenly soaking tub, a large walk-in shower, and a basketweave Carrara marble tile rug make this the master of all bathrooms. I was contacted by the Realtor who sold this house to his friend in San Marino to help with the interior design of the extensive remodel. The 3,777 sf house with 6 bedrooms and 5 bathrooms was built in 1948 and was in need of some major changes. San Marino, CA, incorporated in 1913, was designed by its founders to be uniquely residential, with expansive properties surrounded by beautiful gardens, wide streets, and well maintained parkways. In 2010, Forbes Magazine ranked the city as the 63rd most expensive area to live in the United States. There are little to no homes priced under US$1,000,000, with the median list price of a single family home at US$2,159,000. We decided to tear down walls, remove a fireplace (gasp!), reconfigure bathrooms and update all the finishes while maintaining the integrity of the San Marino style. Here are some photos of the home after. The kitchen was totally gutted. Custom, lacquered black and white cabinetry was built for the space. We decided on 2-tone cabinets and 2 door styles on the island and surrounding cabinets for visual impact and variety. Cambria quartz in Braemar was installed on the counters and back splash for easy clean up and durability. New Schonbek crystal chandeliers and silver cabinetry hardware are the jewelry, making this space sparkle. Custom Roman shades add a bit of softness to the room and custom barstools in white and black invite guests to have a seat while dinner is being prepared. In the dining room we opted for custom moldings to add architectural detail to the walls and infuse a hint of traditional style. The black lacquer table and Louis chairs are custom made for the space with a peacock teal velvet. A traditional area rug and custom window treatments in a blue-green were added to soften the space. The Schonbek Crystal Rain chandelier is the show stopper in the space with pure sparkle and graceful traditional form. The living room is host to custom tufted grey velvet sofas, custom accent chair with ottoman in a silver fabric, custom black and while media center, baby grand piano with mini Schonbeck Crystal Rain chandelier hung above, custom tufted velvet tuffet for extra seating, one-of-a-kind art and custom window coverings in a diamond grey fabric. Sparkle and pizzazz was added with purple, crystal and mirrored accessories. The occupant of this home is a 21 year old woman. Her favorite colors are baby pink and blue. I knew this was possibly going to be my only chance in my design career to go nuts with the color pink, so I went for it! A majestic pink velvet tufted bed dressed with luxurious white linens is the focal point. Flanking the bed are two pink crystal chandeliers, a custom white lacquer desk with a baby blue Louis chair and a custom baby blue nightstand with a Moroccan door design. A super soft white shag rug graces the floor. Custom white silk window coverings with black out lining provide privacy and a completely dark room when wanted. An acrylic hanging bubble chair adds whimsy and playfulness. The master bathroom was a complete transformation. A clawfoot slipper tub sits inside the shower, clad with marble wall and floor tiles and a basketweave with custom baby blue accent tiles. A frameless shower wall separates the wet and dry areas. A custom baby blue cabinet with crystal knobs, topped with Cambria Quartz Whitney, was built to match the bedroom’s nightstand. Above hangs a pair of pink crystal wall sconces and a vintage rococo mirror painted in high gloss white. Crystal and nickel faucets and fixtures add more sparkle and shine.

Our clients, two NYC transplants, were excited to have a large yard and ample square footage, but their 1959 ranch featured an en-suite bathroom that was more big-apple-tiny and certainly not fit for two. The original goal was to build a master suite addition on to the south side of the house, but the combination of contractor availability and Denver building costs made the project cost prohibitive. So we turned our attention to how we could maximize the existing square footage to create a true master with walk-in closet, soaking tub, commode room, and large vanity with lots of storage. The south side of the house was converted from two bedrooms, one with the small en-suite bathroom, to a master suite fit for our client’s lifestyle. We used the existing bathroom footprint to place a large shower which hidden niches, a window, and a built-in bench. The commode room took the place of the old shower. The original ‘master’ bedroom was divided in half to provide space for the walk-in closet and their new master bathroom. The clients have, what we dubbed, a classy eclectic aesthetic and we wanted to embrace that with the materials. The 3 x 12 ceramic tile is Fireclay’s Tidewater glaze. The soft variation of a handmade tile plus the herringbone pattern installation makes for a real show stopper. We chose a 3 x 6 marble subway with blue and green veining to compliment the feature tile. The chrome and oil-rubbed bronze metal mix was carefully planned based on where we wanted to add brightness and where we wanted contrast. Chrome was a no-brainer for the shower because we wanted to let the Fireclay tile shine. Over at the vanity, we wanted the fixtures to pop so we opted for oil-rubbed bronze. Final details include a series of robe hook- which is a real option with our dry climate in Colorado. No smelly, damp towels!- a magazine rack ladder and a few pops of wood for warmth and texture.

They wanted to remodel the entire first floor to create a more open floor plan and develop a smoother flow through the house that better fit the needs of their family. The original layout consisted of several small rooms that just weren’t very functional, so we decided to remove the walls that were breaking up the space and restructure the first floor to create a wonderfully open feel. After removing the existing walls, we rearranged their spaces to give them an office at the front of the house, a large living room, and a large dining room that connects seamlessly with the kitchen. We also wanted to center the foyer in the home and allow more light to travel through the first floor, so we replaced their existing doors with beautiful custom sliding doors to the back yard and a gorgeous walnut door with side lights to greet guests at the front of their home. Living Room Our clients wanted a living room that could accommodate an inviting sectional, a baby grand piano, and plenty of space for family game nights. So, we transformed what had been a small office and sitting room into a large open living room with custom wood columns. We wanted to avoid making the home feel too vast and monumental, so we designed custom beams and columns to define spaces and to make the house feel like a home. Aesthetically we wanted their home to be soft and inviting, so we utilized a neutral color palette with occasional accents of muted blues and greens. Dining Room Our clients were also looking for a large dining room that was open to the rest of the home and perfect for big family gatherings. So, we removed what had been a small family room and eat-in dining area to create a spacious dining room with a fireplace and bar. We added custom cabinetry to the bar area with open shelving for displaying and designed a custom surround for their fireplace that ties in with the wood work we designed for their living room. We brought in the tones and materiality from the kitchen to unite the spaces and added a mixed metal light fixture to bring the space together Kitchen We wanted the kitchen to be a real show stopper and carry through the calm muted tones we were utilizing throughout their home. We reoriented the kitchen to allow for a big beautiful custom island and to give us the opportunity for a focal wall with cooktop and range hood. Their custom island was perfectly complimented with a dramatic quartz counter top and oversized pendants making it the real center of their home. Since they enter the kitchen first when coming from their detached garage, we included a small mud-room area right by the back door to catch everyone’s coats and shoes as they come in. We also created a new walk-in pantry with plenty of open storage and a fun chalkboard door for writing notes, recipes, and grocery lists. Office We transformed the original dining room into a handsome office at the front of the house. We designed custom walnut built-ins to house all of their books, and added glass french doors to give them a bit of privacy without making the space too closed off. We painted the room a deep muted blue to create a glimpse of rich color through the french doors Powder Room The powder room is a wonderful play on textures. We used a neutral palette with contrasting tones to create dramatic moments in this little space with accents of brushed gold. Master Bathroom The existing master bathroom had an awkward layout and outdated finishes, so we redesigned the space to create a clean layout with a dream worthy shower. We continued to use neutral tones that tie in with the rest of the home, but had fun playing with tile textures and patterns to create an eye-catching vanity. New structural framing, insulation, windows and doors, and all mechanicals were relocated and improved. Lighting! Lighting! Lighting! everywhere and it makes all the difference. Led lighting and smart switches were used for up lighting above cabinetry, task lighting under cabinetry, general room lighting, accent lighting under bar top, and all decorative fixtures as well. The kitchen was designed around a central island with elevated seating that is designed around the new structural columns required to open the whole area. Fabuwood cabinetry in Galaxy Horizon finish make up the perimeter cabinets accented by Galaxy Cobblestone finish used for the island cabinetry. Both cabinetry tones coordinate perfect with the new Luxury vinyl plank flooring in Uptown Chic Forever Friends. I’ve said it before and I’ll say it again, luxury vinyl is Awesome! It looks great its ultra durable and even water proof as well as less expensive than true hardwood. New stair treads, railings, and posts were installed stained to match by us; giving the steps new life. An accent wall of nickel gap boards was installed on the fireplace wall giving it some interest along with being a great clean look. The recessed niche behind the range, the dry stacked stone tile at the islands seating area, the new tile entry in a herringbone pattern just add to all the great details of this project. The New River White granite countertops are a show stopper as well; not only is it a beautiful stone the installation and seaming is excellent considering the pattern of the stone. I could go on forever we did so much. The clients were terrific and a pleasure to work with. I am glad we were able to be involved in making this dream come true.

"Miami" sliding shower system is a kit which includes 2 rails which may be trimmed to the appropriate length onsite and the wheels and stoppers which easily mount to the active glass panel and rails respectively. the rails are mounted to the wall and stationary panel with supplied stainless steel mounting hardware. Elegant and Romance is back with this stunning dining room. This townhouse was basically one large room for the living room and dining room. By addind tall columns and French portierre drapery we successfully defined two spaces within one large space. the sitting area sits behind the drapery. Paneled walls are painted a soft blue and alegant accents liket the lighting fixtures, window treatments, chandelier mixed with clear and black crystals make this space a show stopper.

This family’s intention was clear – to create a well-functioning home for their busy family that will continue to be just as well-functioning in the future. With a wish list that included open kitchen and dining spaces, a guest bedroom, and a fresh, modernized master suite, this renovation left the owners delighted. The shifting of the kitchen created a mudroom area resulting in a happy landing space for the family returning from activities. The new mudroom casts a warm glow with an ample black walnut-topped bench. Handsfree entering the kitchen, the large island and coffered ceiling well defines this space. The cook’s Lacanche Saulieu black enamel range is a show-stopper, topped off with a uniquely custom maple hood. A pleasant hideaway, the Benjamin Moore wrought iron painted cabinetry and shelving in the butler’s pantry is both practical and pretty with a quick peek out to the backyard. The upstairs bedrooms and bathrooms were reenergized with new tile, fixtures, and updated a/v. A Newburyport Blue vanity makes for a cheery children’s bath. A more sophisticated black satin vanity in the master bath compliments the basketweave tile rug created in cool and classy Walker Zanger stone tile. Lit from above, the frameless medicine cabinet mirrors’ simplicity let the gunmetal faucets ‘shine’. Down the hall, the family laundry room’s charming tile and easy function gives hope that every family member will chip in with the chores.
