Tropical islands are the focal point for the design build of the acreage behind this stunning, Mediterranean-style home. The hardscape features a three level pool, including a toddler pool and a wading pool. Starting at the reef, there are three leaf petal loungers which allow you to recline in four to six inches of water at your feet. Limestone holy boulders are placed strategically along the edge for a natural element. A beautiful blend of earthy colors within the flagstone create a natural and rustic pool deck. All of the steps and bench seating inside the pool are also made of flagstone (custom fabricated flagstone coping for this project was completed on site). The toddler pool features fiber optic lighting which was installed at the bottom of the pool in the gunnite shell to create the reflection of a starry, celestial sky (fiber optic lighting can be used to create any number of shapes or constellations). An infinity edge crashes over beautiful stone and tile work, falling into a wading pool below. Another special feature is a water feature of riverstone cobbles sitting below dancing flames. Large stepping stones alongside this feature lead you to a lounge pool deck creating the feeling of an island retreat. Limestone slabs were used for a path of steps that take you through the landscaping back to the main house. A gazebo was added to hold an outdoor kitchen, an outdoor shower and a pool house with restrooms. All of the outdoor features are automated, allowing you to operate water temperature, fire features, water features, even the music and lighting from your smartphone.

The water’s edge serves as a beautifully serene backdrop for this ranch style residence, brought to stunning life each evening thanks to Outdoor Lighting Perspectives. Inspiration for a large contemporary backyard stone and custom-shaped water slide remodel in New York

Flanking garages compliment a grand entrance and frame a roundabout style motor court. On axis, and centered on the homes roofline is a traditional A-frame dormer. The walkout rear elevation is covered by a paired column gallery that is connected to the main levels living, dining, and master bedroom. Inside, the foyer is centrally located, and flanked to the right by a grand staircase. To the left of the foyer is the homes private master suite featuring a roomy study, expansive dressing room, and bedroom. The dining room is surrounded on three sides by large windows and a pair of French doors open onto a separate outdoor grill space. The kitchen island, with seating for seven, is strategically placed on axis to the living room fireplace and the dining room table. Taking a trip down the grand staircase reveals the lower level living room, which serves as an entertainment space between the private bedrooms to the left and separate guest bedroom suite to the right. Rounding out this plans key features is the attached garage, which has its own separate staircase connecting it to the lower level as well as the bonus room above.

Clean remodel of the master bedroom suite which was added onto and enlarged by around six feet toward the rear yard. A new large window was positioned to give the best view from the bed, with totally re-done closets and bath.

From our first meeting with the client, the process focused on a design that was inspired by the Asian Garden Theory. The home is sited to overlook a tranquil saltwater lagoon to the south, which uses barrowed landscaping as a powerful element of design to draw you through the house. Visitors enter through a path of stones floating upon a reflecting pool that extends to the home’s foundations. The centralized entertaining area is flanked by family spaces to the east and private spaces to the west. Large spaces for social gathering are linked with intimate niches of reflection and retreat to create a home that is both spacious yet intimate. Transparent window walls provide expansive views of the garden spaces to create a sense of connectivity between the home and nature. This Asian contemporary home also contains the latest in green technology and design. Photovoltaic panels, LED lighting, VRF Air Conditioning, and a high-performance building envelope reduce the energy consumption. Strategically located loggias and garden elements provide additional protection from the direct heat of the South Florida sun, bringing natural diffused light to the interior and helping to reduce reliance on electric lighting and air conditioning. Low VOC substances and responsibly, locally, and sustainably sourced materials were also selected for both interior and exterior finishes. One of the challenging aspects of this home’s design was to make it appear as if it were floating on one continuous body of water. The reflecting pools and ponds located at the perimeter of the house were designed to be integrated into the foundation of the house. Lisa Konz Photography This was such a fun project working with these clients who wanted to take an old school, traditional lake house and update it. We moved the kitchen from the previous location to the breakfast area to create a more open space floor plan. We also added ship lap strategically to some feature walls and columns. The color palette we went with was navy, black, tan and cream. The decorative and central feature of the kitchen tile and family room rug really drove the direction of this project. With plenty of light once we moved the kitchen and white walls, we were able to go with dramatic black cabinets. The solid brass pulls added a little drama, but the light reclaimed open shelves and cross detail on the island kept it from getting too fussy and clean white Quartz countertops keep the kitchen from feeling too dark. There previously wasn't a fireplace so added one for cozy winter lake days with a herringbone tile surround and reclaimed beam mantle. To ensure this family friendly lake house can withstand the traffic, we added sunbrella slipcovers to all the upholstery in the family room. The back screened porch overlooks the lake and dock and is ready for an abundance of extended family and friends to enjoy this beautiful updated and classic lake home.

Inspiration for a craftsman master light wood floor bedroom remodel in Indianapolis with gray walls

As a rental unit, this apartment came with peachy yellow walls and tan carpeting. We started this project with a fresh coat of paint throughout, giving the space a more modern color palette. Next up was to define the different spaces (dining, living, and work areas) within a large open floorplan. We achieved this through the use of rugs and strategic furniture placements to keep the different spaces open but separate.

The clients wanted a small, simple pool house to compliment their historic farmhouse and provide abundant capabilities for outdoor entertaining. They settled on a small, open structure with a vaulted cedar ceiling and task/ambient lighting. An outdoor kitchen, a covered seating area, a storage/changing room and an all-weather Azek pergola with party-lighting were included. A structural retaining wall was needed to provide level ground for both the in-ground pool and pool house, along with strategically planted ornamental grasses for privacy. The green standing seam roof, sliding barn door, board & batten siding and period-correct trim all mirror details from the residence and detached barn.
