**Project Overview** This new construction home built next to a serene lake features a gorgeous, large-scale kitchen that also connects to a bar, home office, breakfast room and great room. The homeowners sought the warmth of traditional styling, updated for today. In addition, they wanted to incorporate unexpected touches that would add personality. Strategic use of furniture details combined with clean lines brings the traditional style forward, making the kitchen feel fresh, new and timeless. **What Makes This Project Unique?* Three finishes, including vintage white paint, stained cherry and textured painted gray oak cabinetry, work together beautifully to create a varied, unique space. Above the wall cabinets, glass cabinets with X mullions add interest and decorative storage. Single ovens are tucked in cabinets under a window, and a warming drawer under one perfectly matches the cabinet drawer under the other. Matching furniture-style armoires flank the wall ovens, housing the freezer and a pantry in one and custom designed large scale appliance garage with retractable doors in the other. Other furniture touches can be found on the sink cabinet and range top cabinet that help complete the look. The variety of colors and textures of the stained and painted cabinetry, custom dark finish copper hood, wood ceiling beams, glass cabinets, wood floors and sleek backsplash bring the whole look together. **Design Challenges* Even though the space is large, we were challenged by having to work around the two doorways, two windows and many traffic patterns that run through the kitchen. Wall space for large appliances was quickly in short supply. Because we were involved early in the project, we were able to work with the architect to expanded the kitchen footprint in order to make the layout work and get appliance placement just right. We had other architectural elements to work with that we wanted to compliment the kitchen design but also dictated what we could do with the cabinetry. The wall cabinet height was determined based on the beams in the space. The oven wall with furniture armoires was designed around the window with the lake view. The height of the oven cabinets was determined by the window. We were able to use these obstacles and challenges to design creatively and make this kitchen one of a kind. Photo by MIke Kaskel

This house is set on a sunny natural plateau, sheltered from the wind and enjoys magnificent views of Sutton Mounts and Echo. The layout of the house integrates harmoniously with the surrounding forest, opening to nature through large expanses of glass and terraces that connect the living spaces to the forest. A long roof shelters the house, its deep eaves acting as a sunshade and defining protected outside spaces. The wide south and east terraces, close to ground level, bring the house into contact with its site and enjoy lots of sunshine. A screen porch is strategically located to avoid blocking the primary views and provides access to the forest. The living living spaces are arranged in an open layout under a ceiling ceiling that reaches 12 feet in height, yet more intimate spaces such as the fireplace alcove modulate the spaces between the higher volumes. The construction will achieve Novoclimat certification and integrates among other things a radiant floor fed by a geothermal heating system. This project was completed in collaboration with engineers and Construction Boivin.

Arranged around a series of three overlapping courtyards, the building’s primary spaces push and pull to create a wide variety of spatial experiences- solid and void, light and dark, release and compression. Carefully working in close proximity to the heritage oaks, the architecture weaves around and tucks under the sprawling tree canopies. New masonry walls, an extension of the original house, anchor the floating roofs which in turn strategically frame treetop views. Our clients are seasoned home renovators. Their Malibu oceanside property was the second project JRP had undertaken for them. After years of renting and the age of the home, it was becoming prevalent the waterfront beach house, needed a facelift. Our clients expressed their desire for a clean and contemporary aesthetic with the need for more functionality. After a thorough design process, a new spatial plan was essential to meet the couple’s request. This included developing a larger master suite, a grander kitchen with seating at an island, natural light, and a warm, comfortable feel to blend with the coastal setting. Demolition revealed an unfortunate surprise on the second level of the home: Settlement and subpar construction had allowed the hillside to slide and cover structural framing members causing dangerous living conditions. Our design team was now faced with the challenge of creating a fix for the sagging hillside. After thorough evaluation of site conditions and careful planning, a new 10’ high retaining wall was contrived to be strategically placed into the hillside to prevent any future movements. With the wall design and build completed — additional square footage allowed for a new laundry room, a walk-in closet at the master suite. Once small and tucked away, the kitchen now boasts a golden warmth of natural maple cabinetry complimented by a striking center island complete with white quartz countertops and stunning waterfall edge details. The open floor plan encourages entertaining with an organic flow between the kitchen, dining, and living rooms. New skylights flood the space with natural light, creating a tranquil seaside ambiance. New custom maple flooring and ceiling paneling finish out the first floor. Downstairs, the ocean facing Master Suite is luminous with breathtaking views and an enviable bathroom oasis. The master bath is modern and serene, woodgrain tile flooring and stunning onyx mosaic tile channel the golden sandy Malibu beaches. Inspiration for a mid-century modern bathroom remodel in Seattle

A dramatic master suite flooded with natural light make this master bathroom a visual delight. Long awaited master suite we designed, lets take closer look inside the featuring Ann Sacks Luxe tile add a sense of sumptuous oasis. The shower is covered in Calacatta ThinSlab Porcelain marble-look slabs, unlike natural marble, ThinSlab Porcelain does not require sealing and will retain its polished or honed finish under all types of high-use conditions. Tropical islands are the focal point for the design build of the acreage behind this stunning, Mediterranean-style home. The hardscape features a three level pool, including a toddler pool and a wading pool. Starting at the reef, there are three leaf petal loungers which allow you to recline in four to six inches of water at your feet. Limestone holy boulders are placed strategically along the edge for a natural element. A beautiful blend of earthy colors within the flagstone create a natural and rustic pool deck. All of the steps and bench seating inside the pool are also made of flagstone (custom fabricated flagstone coping for this project was completed on site). The toddler pool features fiber optic lighting which was installed at the bottom of the pool in the gunnite shell to create the reflection of a starry, celestial sky (fiber optic lighting can be used to create any number of shapes or constellations). An infinity edge crashes over beautiful stone and tile work, falling into a wading pool below. Another special feature is a water feature of riverstone cobbles sitting below dancing flames. Large stepping stones alongside this feature lead you to a lounge pool deck creating the feeling of an island retreat. Limestone slabs were used for a path of steps that take you through the landscaping back to the main house. A gazebo was added to hold an outdoor kitchen, an outdoor shower and a pool house with restrooms. All of the outdoor features are automated, allowing you to operate water temperature, fire features, water features, even the music and lighting from your smartphone.

The water’s edge serves as a beautifully serene backdrop for this ranch style residence, brought to stunning life each evening thanks to Outdoor Lighting Perspectives. With copper and brass path lighting fixtures blended with strategically placed wall washing and up lighting, this cozy and comfortable home becomes even more special with low voltage outdoor lighting.

Flanking garages compliment a grand entrance and frame a roundabout style motor court. On axis, and centered on the homes roofline is a traditional A-frame dormer. The walkout rear elevation is covered by a paired column gallery that is connected to the main levels living, dining, and master bedroom. Inside, the foyer is centrally located, and flanked to the right by a grand staircase. To the left of the foyer is the homes private master suite featuring a roomy study, expansive dressing room, and bedroom. The dining room is surrounded on three sides by large windows and a pair of French doors open onto a separate outdoor grill space. The kitchen island, with seating for seven, is strategically placed on axis to the living room fireplace and the dining room table. Taking a trip down the grand staircase reveals the lower level living room, which serves as an entertainment space between the private bedrooms to the left and separate guest bedroom suite to the right. Rounding out this plans key features is the attached garage, which has its own separate staircase connecting it to the lower level as well as the bonus room above.
