In Southern California there are pockets of darling cottages built in the early 20th century that we like to call jewelry boxes. They are quaint, full of charm and usually a bit cramped. Our clients have a growing family and needed a modern, functional home. They opted for a renovation that directly addressed their concerns. When we first saw this 2,170 square-foot 3-bedroom beach cottage, the front door opened directly into a staircase and a dead-end hallway. The kitchen was cramped, the living room was claustrophobic and everything felt dark and dated. The big picture items included pitching the living room ceiling to create space and taking down a kitchen wall. We added a French oven and luxury range that the wife had always dreamed about, a custom vent hood, and custom-paneled appliances. We added a downstairs half-bath for guests (entirely designed around its whimsical wallpaper) and converted one of the existing bathrooms into a Jack-and-Jill, connecting the kids’ bedrooms, with double sinks and a closed-off toilet and shower for privacy. In the bathrooms, we added white marble floors and wainscoting. We created storage throughout the home with custom-cabinets, new closets and built-ins, such as bookcases, desks and shelving. White Sands Design/Build furnished the entire cottage mostly with commissioned pieces, including a custom dining table and upholstered chairs. We updated light fixtures and added brass hardware throughout, to create a vintage, bo-ho vibe. The best thing about this cottage is the charming backyard accessory dwelling unit (ADU), designed in the same style as the larger structure. In order to keep the ADU it was necessary to renovate less than 50% of the main home, which took some serious strategy, otherwise the non-conforming ADU would need to be torn out. We renovated the bathroom with white walls and pine flooring, transforming it into a get-away that will grow with the girls.

Photography by Jim Tetro This house, built in the 1960s, sits southfacing on a terrific wooded lot in Bethesda, Maryland. The owners desire a whole-house renovation which would improve the general building fabric and systems, and extend the sense of living out of doors in all seasons. The original sixties-modern character is preserved and the renovation extends the design forward into a contemporary, modern approach. Connections to and through the site are enhanced through the creation of new larger window and door openings. Screened porches and decks perch above the sloped and wooded site. The new kitchen and bathrooms allow for opportunities to feel out-of -doors while preparing, cooking, dining, and bathing. Smart passive strategies guide the environmental choices for this project, including envelope improvements, updated mechanical systems, and on-site stormwater management.

The "main room" in the apartment had to serve multiple functions - a living room, a kitchen, a dining room, as well as a place to store items like our client's bicycle. Because space was tight, we used a small bistro table so that our client could sit with one other person (or more by pulling up other chairs) and enjoy a meal. By using a wall mounted bike rack that also incorporated some storage for his helmet + lock, we were able to save some space, and love the way that it highlights our client's graffiti art purchased on the streets of NYC! For the art, I chose that was graphic and bold. There's a youthful feeling with original art and the arrangement creates a focal point for the room while balancing the large screen TV. Lucite, soft edges and texture dominate while the layout is well thought out for the creature comforts of everyday living. Even though space was limited, I was still able to include comfortable seating for pre-theatre or dinner gatherings. Count them…the sofa holds 3, 2 Ottomans, the 3 lucite bright yellow bar stools, the lounge chair, 2 side chairs, the upholstered chair by the waterfall desk and if you add the 4 chairs for the dining area, you're at 16, and this doesn’t count the custom coffee table with upholstered seating!
