The owners loved the location and views from their original 2 bedroom, 1 bath home perched over looking the beautiful ocean shoreline. The problem was the size, layout and overall look of the house did not work for their growing family. The challenge was to take the existing multi-level, disjointed house and turn it into a larger, comfortably-elegant family home all within the existing foot print. The existing loft-style home was completely gutted and transformed into a four bedroom, 4.5 bath home. Every room in the house boasts fantastic views of the ocean. High on the Owners' list was a stronger street presence. Vistors never could find the front door! The front of the house was given a complete face-lift, leaving no question where to enter the new home. The Owners also wanted to create usable outdoor space, which on the steep site, was tricky. Instead of taking the material from demolished east side of the house (which was rebuilt) and hauling it off to the landfill, it was used to create a new raised patio off the lower level. The scale and overall proportions of the house are what the owners love. Each room is comfortable while still having a sense of grace and detail…the perfect mix for this family.

Former clients of Penza Bailey Architects purchased this property in Greenspring Valley because of the expansive views of the adjacent rolling hills, which were protected by an environmental trust. They asked PBA to design an attached garage with a studio above, a new entrance vestibule and entry foyer, and a new sunroom in the rear of the property to take advantage of the commanding views. The entire house was extensively renovated, and landscape improvements included a new front courtyard and guest parking, replacing the original paved driveway. In addition to the 2 story garage enlargement, PBA designed a tall entrance providing a stronger sense of identity and welcome, along with a 1 1/2 story gallery, allowing light to graciously fill the interior space. These additions served to break up the original rambling roofline, resulting in a thoughtfully balanced structure nestled comfortably into the property. Anne Gummerson Photography

Our concrete bowls incorporate a concrete-glass fiber mix, resulting in a lighter but structurally stronger bowl. Our decorative pieces are beautifully finished with a hand applied process that includes multiple stains and washes and includes a final wax seal. The wax seal provides a deep, lustrous finish and protection against fading and discoloration from the outdoor environment. The wax seal requires a healthy dose of direct sunlight to finish the curing process. We could use paint and quick drying stains to speed up cure times but this would sacrifice the quality and beauty of our finished products.

AAA Luxury. Stepping out of the primary bedroom and into this ensuite bathroom, our clients are welcomed with true elegance. This ensuite was designed as part of a custom home project for one of our clients. Within the shower, the Statuario marble complements the pale bathroom while introducing calm veining for texture. Annica polished quartz is present on both the vanity and the shower bench and sills. This differs slightly from the marble walls by using thicker, more detailed veining. The use of this quartz on both sides of the bathroom ties both sides together and creates a subtle sense of repetition. The raised cabinet doors help to add a stronger sense of depth and dimension to the space, interrupting the otherwise smooth and seamless surfaces. Our favourite feature has to be the stunning mosaic installation within the shower. The clients traveled to Lebanon for the summer and found these luxurious tiles while on their vacation. These iridescent tiles draw the user’s eye directly to the shower and incorporate a splash of colour to the otherwise achromatic space. The result is a luxurious ensuite that is perfect for relaxing and unwinding after a long day.

In this open-concept home, the formal living room needed a stronger sense of identity and intimacy while remaining visually connected to the surrounding spaces. We designed a custom built-in to anchor the room, creating a defined architectural focal point that immediately gave the living area greater presence, warmth and a sense of coziness. The millwork helps visually define the living room within the larger open floor plan, allowing different areas of the home to develop their own atmosphere and personality without introducing walls or disrupting the flow between spaces. We completed the space with statement furniture and lighting, then styled the custom built-in with a curated mix of art and decorative objects, adding personality and creating a layered, collected feel. Additional photography of the completed living room will be added soon.

Dancer Concrete Design was contacted to find the best way to deliver a finished concrete floor in such a different type of space. The home’s design is of two intersecting circles that make up the garage and main living space. A basement sits below half of the structure while a structural concrete pad supports the other half circle. The floor finishing would take place in the living room, dinning room, and into the kitchen. For this project the owners were fully occupying the space. Of course this process aesthetically enhances the space, but we have also found it to increase the durability of our floors. After mechanically removing the grout we move to additional polishing steps and our two-step sealing process of densification and stain guard. Densifying is a reactive penetrating sealer that makes the concrete even stronger and resistant to scratches, stains and other contaminants. The homeowner selected a natural concrete finish – no added stains or dyes – and the final day, the team polished the floor to the desired finish, a level one, 400-grit shine.
