Former clients of Penza Bailey Architects purchased this property in Greenspring Valley because of the expansive views of the adjacent rolling hills, which were protected by an environmental trust. They asked PBA to design an attached garage with a studio above, a new entrance vestibule and entry foyer, and a new sunroom in the rear of the property to take advantage of the commanding views. The entire house was extensively renovated, and landscape improvements included a new front courtyard and guest parking, replacing the original paved driveway. In addition to the 2 story garage enlargement, PBA designed a tall entrance providing a stronger sense of identity and welcome, along with a 1 1/2 story gallery, allowing light to graciously fill the interior space. In this historic space, the window wall, which had been painted, now has a translucent window film on the reverse side. No longer a gloomy and looming wall, the window wall architecture now can shine. The bedroom had already included this desk and chair, but the accessories and mirror and lamp were relocated from other parts of the Virginia Suite. A new leatherette desk pad was added. The new decoupaged wastebasket brings in the flora of Virginia. An antique oriental rug rests on the refinished hardwood floor. This picture is a good representation of the gutter system and downspouts. It shows how otherwise uncontrolled water outflow is directed away from wooden edging and brick patio. Soil compaction caused by water overflow is also avoided with the new gutter system. Of note are the hangers and rivets. We used them on this and every job. When done well, you do not see them. The right hangers extend the life of your gutters and offer other benefits. Rivets instead of screws protect the house from damage and create a better, stronger connection between gutter and house.

After a major structural remodel, this Lakewood Ranch home was opened into a continuous living, dining, seating, kitchen, and family room layout. Removing the entry wall created a brighter main floor with better flow, stronger sightlines, and a more expansive sense of space. The remodeled kitchen anchors the open plan with an iron-ore gray island, off-white slim Shaker cabinetry, oversized pendant lighting, and a transitional design direction with a contemporary Florida feel. Beautiful three-piece set, painted in a soft oyster white, with subtle distressed edges, and finished with an antique glaze to give the look of a time weathered finish. The color is an off white, with subtle greyish tones. We have reupholstered this is a greige natural Belgian linen, finished with a double welt edge. The larger chair has a slip covered down cushion seat, very comfortable to sit and relax in. Upon reupholstering we did make a repair to tighten one of the legs on the ottoman, making it stronger, and all legs on the chairs are solid and sturdy making this set ready for everyday use.
