Row 1412 is located on Capitol Hill on approximately 10,000 square feet of L3 zoned property. Originally developed as three single family houses, the project, currently under construction, consists of seven new homes and the preservation of one of the three existing single family homes. The siting of the proposal provides the opportunity to preserve an existing Ginkgo tree at the east edge of the site. The proposal will be designed around a central courtyard and walkway that connects the site from east to west and engages the Ginkgo.
The project adds density while preserving a magnificent Seattle home by relocating it on its property to make room for the additional structures. A duplex is added behind the home with a rowhouse structure engaging the corner E Mercer Street through a series of recessed entries and stoops. Consistent with the neighboring structures, materials include brick, stained wood and painted panel.

Nestled in a historic residential neighborhood this 1950s Baptist Church was outgrown by its congregation. The building was left unused for 12 years until it was adapted for reuse as a single family home. The home, for a young family of four, was designed with the healthy building principles in mind. The completed house is net zero ready, meaning that all of the systems necessary to convert this house to a net zero home are in place, all that is needed are solar panels. Though the original building was in very rough shape, the design team worked hard to retain as much of the original form as possible. The addition distinguishes itself from the original through materiality and structural articulation. The new form hovers on cantilevers, creating a light touch with the ground plane, in contrast to the heavy form of the original masonry structure. Even though the new building has a modern aesthetic it had to conform to some of the historic neighborhood ordinances of the city. The completed product is loved by the neighborhood, with many people taking their evening walks to pass by their new favorite house.

The front elevation of this house consists of the original 1910 farmhouse. The rest of the house had been augmented incrementally over time and the roofline beyond the original structure had become convoluted and the flanking elevations nonsensical. The current owners preserved the original 1910 farmhouse portion of the home and took the rest of the structure down to the foundation. A simple modern black barn was designed to run perpendicular with the old farmhouse structure and painted black in stark contrast to its old, white counterpart. Siding runs vertically on the new section as opposed to the horizontal shiplapped siding on the old. The new structure houses the kitchen with 12’ cathedral ceilings, a pantry / mudroom and a study.
The kitchen boasts a 1930’s island reclaimed from a commercial bakery and pendant lights from an old schoolhouse in Ohio as its nucleus, against a quiet backdrop of black stained oak cabinetry. Gently veined quartzite slabs serve as countertop, backsplash and wrap the stove hood to accentuate the ceiling height.
The interior design of this home is a carefully balanced alchemy of antiquity and modernity. It has an overriding monochromatic theme with layers of pattern and texture for depth. The color interest is derived from the lush outside landscape, with the exception of their daughter’s bedroom which is a tasteful symphony of pink, landed by a hand painted mural.
