We helped Miki and David successfully execute a bathroom and kitchen remodel for their Co-op in New York City. The primary objective was to enhance the sense of space, functionality, and style while keeping the project on track and on budget. To kickstart the project, Anna, the highly skilled project planner, conducted a thorough walkthrough with Miki and David. During the meeting, she captured their vision, outlined a realistic timeline, and carefully considered their budgetary restrictions. Anna made sure to grasp their aspirations of modernizing the kitchen and bathroom, aiming to elevate both the aesthetics and practicality while incorporating a bespoke design tailored to their desires. The design challenge was to modernize the outdated kitchen and bathroom while maintaining a budget-friendly approach. The clients opted for a Scandinavian style, featuring neutral olive green colors, stone, and natural wood materials. The designers explored various layouts to maximize functionality and accommodate the clients' preferences, providing Miki and David with multiple options. Eventually, the family made their design choices and felt assured as they entered the construction phase. During the building phase, the construction team completed a gut renovation of the kitchen and bathroom, replacing ceilings, walls, floors, and all fixtures. The result was a stunning custom kitchen designed in the Scandinavian style featuring matte grey-green cabinetry, natural wood open shelving, a built-in pantry and appliances, and Vivid White Quartz countertops. The combination of sage base cabinets with grey undertones and modern, natural wood structures created a neutral and earthy impression, while the smooth white wall cabinets and countertops added a sleek and airy touch to the space. The bathroom renovation encompassed a full remodel, with all fixtures being replaced. A custom-ordered vanity in a matching grey-green shade was installed, along with the Maiolica White Polished Ceramic Wall Tile and Kohler and Delta fixtures. Within a few short weeks, Miki and David's new kitchen and bathroom were transformed to align perfectly with their style and vision, while significantly enhancing functionality.

Linea combines clean lines and bold structure with relaxed finishes and textural surfaces. The collection finds the perfect balance of space and material with asymmetrical designs and open frames defined by bands of cast aluminum. By removing and painting over the eccentric wallpaper stripes and embracing a more tranquil green hue, accented by warm wood tones, the bathroom seamlessly welcomed elements of the outdoors within. This formal garden in Highland Park, Texas features an expansive pool and side garden. The front garden features a circular driveway approach to the front porch. The Through side decorative garden gate, you can get a glimpse of the classical fountain and custom shade structure with cast stone columns and hanging baskets filled with flowers. Other design details on the project include a luxury pool with fountain jets, screen trees, Pennsylvania bluestone paving and steps with Mexican beach pebbles. Perched up on a hill with views of the park, old skate pond with stone warming house, this old stone house looks like it may have been part of an original estate that included the park. It is one of the many jewels in South Orange, New Jersey. The side porch however, was lacking. The owners approached us to take the covered concrete patio with mildewed dropped ceiling just off the living room, and create a three season room that was a bit more refined while maintaining the rustic charm that could be used as an indoor/outdoor space when entertaining. So without compromising the historical details and charm of the original stone structure, we went to work. First we enclosed the porch. A series of custom picture and operable casement windows by JELD-WEN were installed between the existing stone columns. We added matching stone below each set of windows and cast sill to match the existing homes’ details. Second, a set of custom sliding mahogany barn doors with black iron hardware were installed to enclose an eight foot opening. When open, entertaining between the house and the adjacent patio flows. Third, we enhanced this indoor outdoor connection with blue stone floors in an English pattern that flow to the new blue stone patio of the same pattern. And lastly, we demolished the drop ceiling and created a varnished batten with bead board cove ceiling adding height and drama. New lighting, ceiling fan from New York Lighting and furnishings indoors and out bring it all together for a beautiful and rustic indoor outdoor space that is comfortable and pleasantly refined.

This type of drpaery hardware is ideal where a window is close to a wall, and there is little room for finials, but also is a good modern approach in drapery hardware. Classic French pleats give structure to the drapery panels, which are stationary, but reduce light gap around the wood blinds.

For members of the Natural Stone Institute, acknowledgement as a contributor to a Tucker Design Awards winning project is a genuine tribute to their traditional values, physicality of work and dedication to precise specifications required in the realization of such accomplished architectural design. Architect Bohlin Cywinski Jackson, Seattle,WA Stone Installers Gallegos Corporation, Basalt, CO Stone Supplier Quarra Stone Company, Madison, WI Stone Quarry Bertozzi Felice di Rovai G & C Srl, Pietrasanta (LU), Italy Truffer AG, Vals, Switzerland The Independence Pass Residence is sited at the edge of a nature preserve in Aspen, Colorado with views of an alpine meadow, forests of evergreen and aspen trees, the Roaring Fork River and the Rocky Mountains. The owners requested something very different from large, ostentatious heavy-timber homes that appear throughout the Aspen slopes: a home that would reach out to nature, not to gird against it; one that would feel light and modern, yet not on display. Approached from the north, a driveway leads from the main road to a private parking court, sheltered from wind and weather. The house stretches between two existing hills on the site; forming a threshold to the views of the meandering river and nature preserve beyond. The lower level is expressed as a series of stone-clad walls that extend the building into the landscape. The upper level is a sleek box with a metal roof that floats on slender columns. Pre-weathered wood siding is used to clad the upper level of the buildings and will continue to weather to a silver grey. All exterior cladding materials are intended to weather naturally with little maintenance to a palette of soft grays. A wall of black-stained cedar boards marks the main entry and extends through the house into a double-height space with a floating stair. Cantilevered wood stair treads lead to the upper level and main living pavilion where full-height walls of glass reveal panoramic views of the nature preserve and New York peak. The living room, dining room and kitchen occupy the center of the linear floor plan, with a master bedroom suite to the west and a family room and outdoor courtyard to the east. A fireplace clad in Vals quartzite forms the western edge of the living room with a large skylight above. A reading alcove with a bench of wood slats is lined with Douglas fir panels and stainless steel shelves for display of the owner’s photography collection. Sliding panels of glass open to an outdoor deck, further blurring the boundary between interior and exterior. A second stair connecting all levels of the house is crafted of a one-inch thick steel plate that is both structure and guardrail, slicing through the vertical space. Ground level spaces include three bedrooms with individual baths, a guest suite, mudroom and exercise room.

This garden walkway connects the home to the front fire feature through layered plantings and mature trees. Porcelain tile paving creates a clean, modern path while soft landscaping adds privacy, structure, and a welcoming approach to the front gathering space.

SLDarch: The shaded Main Entry, tucked deep into the shadows, is approached from a rising stepped garden path, leading up to a gentle, quiet water feature and custom stainless steel, glass and wood pivot entry door...open this and venture in to the Central Foyer space, shrouded by curved concrete & stainless steel structure and orienting the visitor to the central core of this curvaceous home. From this central orientation point, one begins to perceive the magic and mystery yet to be revealed in the undulating spatial volumes, spiraling out in several directions. Ahead is the kitchen and breakfast room, to the right are the Children's Bedroom Wing and the 'ocotillo stairs' to Master Bedroom upstairs. Venture left down the gentle ramp that follows along the gurgling water stream and meander past the bar and billiards, or on towards the main living room. The entire ceiling areas are a brilliant series of overlapping smoothly curved plaster and steel framed layers, separated by translucent poly-carbonate panels. This combats the intense summer heat and light, but carefully allows indirect natural daylight to gently sift through the deep interior of this unique desert home. Wandering through the organic curves of this home eventually leads you to another gentle ramp leading to the very private and secluded Meditation Room, entered through a double shoji door and sporting a supple leather floor radiating around a large circular glass Floor Window. Here is the ideal place to sit and meditate while seeming to hover over the colorful reflecting koi pool just below. The glass meditation room walls slide open, revealing a special desert garden, while at night the gurgling water reflects dancing lights up through the glass floor into this lovely Zen Zone. "Blocking the intense summer sun was a prime objective here and was accomplished by clever site orientation, massive roof overhangs, super insulated exterior walls and roof, ultra high-efficiency water cooled A/C system and ample earth contact and below grade areas." There is a shady garden path with foot bridge crossing over a natural desert wash, leading to the detached Desert Office, actually set below the xeriscape desert garden by 30" while hidden below, completely underground and naturally cooled sits another six car garage. The main residence also has a 4 car below grade garage and lovely swimming pool with party patio in the backyard. This property falls withing the City Of Scottsdale Natural Area Open Space area so special attention was required for this sensitive desert land project.

Perched above the beautiful Delaware River in the historic village of New Hope, Bucks County, Pennsylvania sits this magnificent custom home designed by OMNIA Group Architects. According to Partner, Brian Mann,"This riverside property required a nuanced approach so that it could at once be both a part of this eclectic village streetscape and take advantage of the spectacular waterfront setting." Further complicating the study, the lot was narrow, it resides in the floodplain and the program required the Master Suite to be on the main level. To meet these demands, OMNIA dispensed with conventional historicist styles and created an open plan blended with traditional forms punctuated by vast rows of glass windows and doors to bring in the panoramic views of Lambertville, the bridge, the wooded opposite bank and the river. Mann adds, "Because I too live along the river, I have a special respect for its ever changing beauty - and I appreciate that riverfront structures have a responsibility to enhance the views from those on the water." Hence the riverside facade is as beautiful as the street facade. A sweeping front porch integrates the entry with the vibrant pedestrian streetscape. Low garden walls enclose a beautifully landscaped courtyard defining private space without turning its back on the street. Once inside, the natural setting explodes into view across the back of each of the main living spaces. For a home with so few walls, spaces feel surprisingly intimate and well defined. The foyer is elegant and features a free flowing curved stair that rises in a turret like enclosure dotted with windows that follow the ascending stairs like a sculpture. "Using changes in ceiling height, finish materials and lighting, we were able to define spaces without boxing spaces in" says Mann adding, "the dynamic horizontality of the river is echoed along the axis of the living space; the natural movement from kitchen to dining to living rooms following the current of the river." Service elements are concentrated along the front to create a visual and noise barrier from the street and buttress a calm hall that leads to the Master Suite. The master bedroom shares the views of the river, while the bath and closet program are set up for pure luxuriating. The second floor features a common loft area with a large balcony overlooking the water. Two children's suites flank the loft - each with their own exquisitely crafted baths and closets. Continuing the balance between street and river, an open air bell-tower sits above the entry porch to bring life and light to the street. Outdoor living was part of the program from the start. A covered porch with outdoor kitchen and dining and lounge area and a fireplace brings 3-season living to the river. And a lovely curved patio lounge surrounded by grand landscaping by LDG finishes the experience. OMNIA was able to bring their design talents to the finish materials too including cabinetry, lighting, fixtures, colors and furniture.

This beautiful historic-inspired outbuilding serves as a Wood Shop and is built on a property with a Designated Historic Resource that is considered to be contributing to the Historic neighborhood it resides in. The homeowner has a passion for woodworking as well as frequently volunteers for Benton County Habitat for Humanity, and approached us to build him a bigger wood shop in order to expand from his small garage to grow his hobby and continue to serve the community. To preserve Corvallis' Historic Neighborhood charm and build a structure that beautified the backyard landscaping, the wood shop was brilliantly designed to support the architecture of the main house, which is a Historic-Contributing Designated Historic Resource. This shop features a symmetrical design, a semi-steep gabled roof, oversailing (jetting), 6/6 sash grid windows with green shutters, and white horizontal lap siding to accompany the Historic Colonial Revival main house, and includes attributes such as a garage door with a ramp from the ground, solar panels, a large metal beam for a trolley system to transport materials, and a dust collection system to create a Wood Shop that is functional for the homeowner's needs but also has the ability to be used in many different ways in the future!
