This sustainable project was completed on a private 80 acre view parcel in the hills above Corralitos, CA. The owners were drawn to us through the Green Building link on our website and after an initial meeting, hired us to manage the preliminary feasibility studies, site work, design and eventual construction. With this type of project, we start at the beginning; making sure that development on the site is both possible and practical before we spend a lot of our client’s budget on plans that may not be suitable. After we determined that building on the property would be permitted by the Santa Cruz County Building and Planning Departments, we completed several feasibility steps that included: •A geologic review • Percolation test (for septic) • Water well probability analysis • Grading analysis • Biologic review • Site survey and topographic mapping • Earthquake zone and archeological clearances With these steps finished, we set up interviews with several local architects that we partner with to find the one that was most appealing to our client. The owners were integral to the process and agreed with our choice of Daniel Silvernail, Architect. He impressed the clients with his gracious nature and open attitude; welcoming feedback and the preferences they had throughout the design process. In addition to being very reasonably priced, Mr. Silvernail quickly gave his attention to the preliminary design plans. After client reviews and approval the full architectural and construction blueprints were finished. We had the complete ready-to-submit-for-permit documents in less than 10 weeks; this included structural engineering, energy calculations and Green Building ratings. We were all impressed by his professionalism throughout the design and building process.

This design is in a house that almost didn’t happen. After two decades of cherished memories within its walls, the decision to sell their comfortable, albeit aging, home and embark on the ambitious journey of building their dream house felt like a natural progression for the homeowners.. Their current house, a testament to years of family life, had served them well, but the vision of a custom-built sanctuary, tailored to their every desire, had long captured their imaginations. With floor plans finalized and the lot secured, they confidently listed their established home, anticipating a smooth transition to their future home. However, the real estate market, it seemed, had other plans. Almost immediately after their listing went live, a wave of instability swept through the local market. Multiple offers, which initially seemed promising, began to unravel for various reasons, leaving the homeowners in a state of mounting frustration and doubt. Each failed negotiation chipped away at their optimism, leading them to confide in their builder that they were seriously considering withdrawing from the new house project altogether. It felt as though their dream was slipping through their fingers, a beautiful vision that might remain just that – a dream. Just as they were steeling themselves to pull their current home off the market, a ray of hope emerged. A remarkable buyer, seemingly out of nowhere, submitted a robust and appealing offer. The timing was uncanny, a lifeline thrown at the eleventh hour. With the offer now ratified and the wheels of their existing home's sale finally turning, the couple’s focus shifted back to their dream home. The builders, who had patiently weathered their wavering commitment, were now on track to complete the project. And so, in May of 2025, the keys to their meticulously crafted dream home were finally handed over. The following month, the homeowners joyfully moved into their new sanctuary, a testament to their perseverance and the unexpected turn of events that ultimately made their vision a reality.

DESIGN CHALLENGES ADDRESSED: To anyone who may be reading this project overview, I do hope you'll have the opportunity to have a look at the 'before' photo of this space. It's quite a transformation! Our homeowners purchased their condo at the beach several years ago. As shown in the 'before' photo, at the time, their family room was a dark and dated space with unsightly paneled walls, heavy faux ceiling beams and odds and ends for furniture. Everything felt cramped and cluttered throughout the condo, especially their family room. The client's vision was for an airy and relaxed coastal vibe for their 'place at the beach'. DESIGN SOLUTIONS PROVIDED: The entire condo was taken down to stud. The faux beams were edited out and the ceiling raised. The heavy out-dated paneling was removed and replaced with fresh clean walls that were painted in a calming creamy sand tone throughout the entire condo. The existing dark and gloomy furniture was replaced with stylish updated pieces. Great thought was given to the size, scale and textiles used. The sofa and loveseat, done in a softly textured herring boned pattern, was the perfect choice. It's cremey toned easy care fabric created a 'pet friendly' environment for the clients. The homeowners have two dogs and a cat who love a visit to the beach as much as their 'humans'. Worn out window treatments were replaced with fresh custom draperies in a playful botanical print featuring tones of kiwi, leaf green and cerulean blue. A special 'solar friendly' lining was used to tame the harmful rays of direct sun. A variety of special curated accents were added to the room. The richly textured rug, round coffee table with an organic feel, comfy pillows and a few special art pieces all helped to complete this space. The overall effect of the renovation was quite dramatic and the clients were thrilled with the results. This family room went from being dark and dated to light and airy and is now a space that is inviting and relaxing which perfectly suits the homeowner's coastal lifestyle.
