What is an ADU: Accessory Dwelling Units: An accessory dwelling unit, usually just called an ADU, is a secondary housing unit on a single-family residential lot. The term “accessory dwelling unit” is a institutional-sounding name, but it’s the most commonly-used term across the country to describe this type of housing. While the full name is a mouthful, the shorthand “ADU” is better. ADUs vary in their physical form quite a bit, as there are detached ADU, attached ADU, second story ADU (above garage or work shop), addition ADU, internal ADU. IMPORTANT: There’s simply too few permitted ADUs to make a real difference in the housing stock. But, even if they aren’t going to solve all a city’s problems, they may help homeowners solve some of their problems. The most common motivation for ADU development is rental income potential, followed by the prospect of flexible living space for multigenerational households. With respect to the notion of old-meets-new, the kitchen strikes a comfortable balance between materials. For the center island, Franklin repurposed original barn siding into cladding for the unit, painting it grey. The Corian counter top and stainless steel backsplash provide a cool contrast. A set of antique barstools was a fortunate find for the homeowner. Sourced from a local bar that had closed, all they needed was a little elbow grease to realize their full potential. It took days to remove years worth of nicotine stains from them, but as Franklin exclaims, "It was worth it because the old stools found a new home in an old barn!" The partial wall was designed to address a number of functional and aesthetic concerns. Dividing the workspace from the storage space, it keeps the pantry area out of view, and allows light to carry through this area of the home. Franklin also uses the wall as a means to display his growing teapot collection. This project, an extensive remodel and addition to an existing modern residence high above Silicon Valley, was inspired by dominant images and textures from the site: boulders, bark, and leaves. We created a two-story addition clad in traditional Japanese Shou Sugi Ban burnt wood siding that anchors home and site. Natural textures also prevail in the cosmetic remodeling of all the living spaces. The new volume adjacent to an expanded kitchen contains a family room and staircase to an upper guest suite. The original home was a joint venture between Min | Day as Design Architect and Burks Toma Architects as Architect of Record and was substantially completed in 1999. Completely enclosed in glass, this custom wine cellar in Hermosa Beach, Los Angeles, California, is sure to turn some heads. Located directly off of the kitchen and dining room, this custom wine room / glass wine cellar / modern wine cellar / contemporary wine cellar holds upwards of 200 bottles. Glass, Metal, and stone are all utilized in our favorite combination for a gorgeous contemporary masterpiece. Double deep metal wine racks / metal wine racking is utilized here, placed a few feet off of the ground to allow for potential case storage space on the tile below. Black metal wine racking was also chosen, as opposed to silver metal wine racks in order to really make the space pop. The glass here is single pane. Master Wine Cellar Builders and Design Build team at Vintage Cellars recommend using dual paned, thermally insulated glass in wine cellars to minimize potential for condensation, as well as making sure that your wine cellar is able to maintain proper temperature and humidity constantly. Single pane glass simply does not have a high enough R Value of insulation, though it can make the space look a bit more clean and elegant. This growing family needed more living space in their 1926 St. Paul, MN Bungalow, and had great potential in their unfinished attic for a new master suite. Castle began working with the city to grandfather some existing conditions in, like the steeper stairs and lower ceiling height to comply with building codes. New insulation, interior walls, electrical, heating, and a full interior finish was planned. The finished space incorporates traditional millwork matching the lower level of the home, a custom built-in bookshelf, new white doors, and pre-finished white oak hardwood floors in a rich Licorice stain. The dark floors and oil-bronze accents throughout the space really anchors the room and completes an overall bright color pallet with high contrast. In the new bathroom, a cement tile floor was selected to tie in the homeowner’s classy flair. Switching the finishes to polished brass inside the bathroom really brings a lux and regal feel to the space. Paired with traditional subway tile, white vanity, refurbished vintage medicine cabinet, and neutral walls, the new bathroom is elegant, yet understated. One of our favorite features is the use of the two existing dormers. One dormer was converted into a new walk-in closet with custom glass closet doors, so the light can still shine into the bedroom. ADU (Accessory dwelling unit) became a major part of the family of project we have been building in the past 3 years since it became legal in Los Angeles. This is a typical conversion of a small style of a garage. (324sq only) into a fantastic guest unit / rental. A large kitchen and a roomy bathroom are a must to attract potential rentals. in this design you can see a relatively large L shape kitchen is possible due to the use a more compact appliances (24" fridge and 24" range) to give the space even more function a 24" undercounter washer/dryer was installed. Since the space itself is not large framing vaulted ceilings was a must, the high head room gives the sensation of space even in the smallest spaces. Notice the exposed beam finished in varnish and clear coat for the decorative craftsman touch. The bathroom flooring tile is continuing in the shower are as well so not to divide the space into two areas, the toilet is a wall mounted unit with a hidden flush tank thus freeing up much needed space.
