The family of a local firefighter purchased a raw 15.7 acre ranch in the woody, rolling hills of Thousand Oaks to build their 4ksf, 1-story home with a view of the valley to the NE beyond. The husband and wife team, with an abundance of energy and fortitude, tackled every hurdle with optimistic determination and persistence, including the myriad of agency regulations, construction supervision, and material selections & purchases.
They came to ENRarchitects with a developed seed of an idea and a manila file full of handmade sketches. Together we continuously refined the ideas and produced the final design, documents and engineering to obtain timely permits and competitive bids from subcontractors and suppliers. The owner’s diligence in research and negotiation paid off significantly in a completed budget that was less than half the typical general contracting rate.
The welcoming home, features 4 bedrooms, 3-1/4 baths, kitchen, laundry & pantry, living, dining & family rooms, office, and a 3-car garage with a stall for the speedboat. With the latest in high-density insulation, foil-backed roof sheathing, energy efficient windows, the energy usage is very low, especially considering a whole house fan keeps the usage of the A/C system to a minimum, and a pellet-burning iron stove supplements the furnace.
The result is a beautiful oasis, perched in the hills, with ever-changing views in every direction.

We recommended creating a dynamic focal point with an accent blue wall and artwork. We assisted the clients in purchasing all the furniture, outstanding lighting (for the entire home) and cozy accents. We supervised the bedroom re-design to our client’s complete satisfaction. It is uncluttered and it has personality, and now the clients can relax and enjoy their personalized Master bedroom.

Five stars isn’t enough! Our project was to reconfigure and update the main floor of a house we recently purchased that was built in 1961. We wanted to maintain some of the unique feeling it originally had but bring it up-to-date and eliminate the closed-in rooms and downright weird layout that was the result of multiple, partial remodeling projects. We began with a long wishlist of changes which also required replacement of very antiquated plumbing, electrical wiring and HVAC. We even found a fireplace that had been walled in and needed major re-construction. Many other aspects and details on this incredible list we made included an all new kitchen layout, converting a bedroom into a master closet, adding new half-bath, completely rebuilding the master bath, and adding stone, tile and custom built cabinetry. Our design plans included many fixtures and details that we specified and required professional installation and careful handling. Innovative helped us make reasonable decisions. Their skilled staff took us through a design process that made sense. There were many questions and all were answered with sincere conversation and positive – innovation – on how we could achieve our goals. Innovative provided us with professional consultants, who listened and were courteous and creative, with solid knowledge and informative judgement. When they didn’t have an answer, they did the research. They developed a comprehensive project plan that exceeded our expectations. Every item on our long list was checked-off. All agreed on work was fulfilled and they completed all this in just under four months. Innovative took care of putting together a team of skilled professional specialists who were all dedicated to make everything right. Engineering, construction, supervision, and I cannot even begin to describe how much thanks we have for the demolition crew! The project «Romantic Classics» (classic interior design of S-Studio, Kyiv) apartments in the heart of Kiev.
Apartments were designed as a harmonious whole space in the classical style, decorated with qualitative materials and fitted out with modern equipment: system of «Smart Light», home cinema, house appliances, central air conditioning, heated floor, etc. Replanning of the apartment was done in accordance with the wishes of customers: combined kitchen and living room have been turned into studio, and a dressing room and a niche have been created for a spacious hallway closet.
The style of design project is a romantic classic. The interior was made in soft pastel colors with elegant decorative ornaments and floral patterns. The traditional stucco elements were applied in the decoration of the classical apartments: cornices, moldings, ceiling rosettes, caissons and a dome decorative motives of which are repeated in the elements of furniture, which are very popular in the classical interior design. Natural walling materials of Lincrusta were used in decorative panels of the bedroom and hall, a wood-panels office were used in the individual design of the study, textile wallpaper of trendy European manufacturers were selected, matching the overall design of the apartment were chosen for the living room and other rooms. Besides, there were elaborated massive parquet floor design and the floor in the living room was decorated with a panno- vignette which was specially created for the classical interior.
The dressing table seperates the bedroom area, which creates a cozy place for a mistress. Daughter’s room was decorated in the style of glamor, selected by her request. Repair work was supervised by Nadiya Samokhina. A small residential, seaside property located on Saugatuck Island in Wesport was rebuilt after devastating damage by a hurricane. All that remained from the original property was the pool and pool terrace. The house was raised approximately 5 feet to meet new FEMA codes and rebuilt under the design team of the owner, a well-known interior designer. Barbara was part of the landscape architectural team that helped create a sense of place for the new house. The landscape design included the addition of new walls and steps to the front door, new custom fencing surrounding the pool, an outdoor shower, landscape lighting, a custom fountain in the back yard, a sandbox (used as a relief area for the dog) and all new plantings. She coordinating obtaining bids and then supervised installation of the project.
