3,800sf, 4 bdrm, 3.5 bath with oversized 4 car garage and over 270sf Loggia; climate controlled wine room and bar, Tech Room, landscaping and pool. Solar, high efficiency HVAC and insulation was used which resulted in huge rebates from utility companies, enhancing the ROI. The challenge with this property was the downslope lot, sewer system was lower than main line at the street thus requiring a special pump system. Retaining walls to create a flat usable back yard.

This 7,500 SF spec house, built in the early 1980s, underwent extensive remodeling to transform much of its interior spaces into a simple and yet elegant French style country house. Designed by Joszi Meskan, the 2-1/2 year long project involved teams of skilled craftsmen from different trades and a knowledgeable client, who was not only a family friend but also played a major role in the design process. As both project designer and carpenter, Lawrence Cheung helped his father supervise the project from the early stages of demolition to project completion. Reclaimed barn timbers that span high above the foyer and two-story living room were transported from a lumber mill in San Rafael, CA. Large quantities of French oak boards were purchased from France to be used for both flooring and the wall panels in the living and dining rooms. Each board was then pain-stakingly hand-scraped and distressed before going through a multi-step staining and finishing process. The baseboards, door casings, and European shutters were all custom made in white oak and later finished to match the warm honey-tone of the French oak panels.

2011 CAPITAL COTY AWARD HONORABLE MENTION AWARD WINNER
Built circa 1980, a young couple with three children originally purchased this home for their growing family. After four years of karate, soccer, piano and other activities, however, the home was becoming too small to meet their needs.
Problems started upon entering the front foyer. A 25-foot long dark hallway separated the family room and the kitchen, ending in a tiny powder room stuck in the middle of the layout. The kitchen was especially isolated, a cramped L-shaped design with a box bay breakfast bump out that was literally falling apart.
The new design started with the core of the problem—the maze and separation created by the long hallways.
First, the 25’ load bearing wall separating the foyer from family room was totally taken out and replaced with a long supporting beam. A French door replaced a small door and window leading to a screen porch . This action allowed lots of light to get into family and foyer. Then, the powder room was removed and the partition wall between the kitchen and family room was taken down. This created a large open concept design and greatly increased the size of the kitchen.
The box bay was demolished and replaced with new walls and a large window. The plumbing for main sink and dishwasher got relocated into this box bay allowing a total transformation of the space. Now there are cabinets and counters on all sides.
The doorway to the dining room was reconfigured to allow a butler area on its left. While the right side was occupied with new 36” gas range top with a decorative wood hood above it. The refrigerator, microwave/oven and pantries—the space’s tall elements—occupy one wall..
A large Island with a prep sink and beverage center for the kids occupies the center of the layout. Capable of seating up to four, family and friends can now keep the cook company. A large built-in desk area lets the kids do their homework so the parents can supervise while they prepare meals.
Light cabinetry with a touch of caramel glazing and exotic granite countertops by our designers contributed to this kitchen’s elegant design. The contrasting distressed island’s darker finish matches the dinette set and other furnishings.
New hardwood floors were installed throughout the first floor for a seamless look, while recess, pendant and task lighting make the space even brighter. Importantly, there’s plenty of space for parents and kids to hang out together. The kitchen is truly the heart of their home.

Five stars isn’t enough! Our project was to reconfigure and update the main floor of a house we recently purchased that was built in 1961. We wanted to maintain some of the unique feeling it originally had but bring it up-to-date and eliminate the closed-in rooms and downright weird layout that was the result of multiple, partial remodeling projects. We began with a long wishlist of changes which also required replacement of very antiquated plumbing, electrical wiring and HVAC. We even found a fireplace that had been walled in and needed major re-construction. Many other aspects and details on this incredible list we made included an all new kitchen layout, converting a bedroom into a master closet, adding new half-bath, completely rebuilding the master bath, and adding stone, tile and custom built cabinetry. Our design plans included many fixtures and details that we specified and required professional installation and careful handling. Innovative helped us make reasonable decisions. Their skilled staff took us through a design process that made sense. There were many questions and all were answered with sincere conversation and positive – innovation – on how we could achieve our goals. Innovative provided us with professional consultants, who listened and were courteous and creative, with solid knowledge and informative judgement. When they didn’t have an answer, they did the research. They developed a comprehensive project plan that exceeded our expectations. Every item on our long list was checked-off. All agreed on work was fulfilled and they completed all this in just under four months. Innovative took care of putting together a team of skilled professional specialists who were all dedicated to make everything right. Engineering, construction, supervision, and I cannot even begin to describe how much thanks we have for the demolition crew! Our multiple, detailed project designs from Raul and professional design advice from Mindy and the connections she recommended are all of the best quality. Diego Jr., Trevor and his team kept everything on track and neat and tidy every single day and Diego Sr., Mark, Ismael, Albert, Santiago and team are true craftsmen who follow-up and make the most minuscule woodworking details perfect. The Women’s Rowing Club is one of the original structures in Pacific Beach, built in 1907 and was designed by architect Lillian J. Rice. The landscape was designed by Kate Sessions, the iconic American botanist, horticulturalist, and landscape architect closely associated with San Diego, California, and known as the “Mother of Balboa Park.” Lillian J. Rice was also the architect who supervised the development of Rancho Santa Fe. The club was founded in 1892 and provides a visual reminder that America’s oldest women’s rowing club works to preserve its past and encourages future interest in the sport.
