Larmes
By ET2
A simple idea gracefully executed in the Larmes collection. Row upon row of Clear oversized teardrops, mounted onto an extended Polished Chrome lamp holder that supports xenon lamps sets the stage. Individually adjustable drops for custom stagger effects allow for dramatic impact. An added benefit of each drop being aircraft cable-suspended, is the ability to adjust the overall height of the piece to fit the space. The overall result is stark and stunning.

A family in McLean VA decided to remodel two levels of their home.
There was wasted floor space and disconnections throughout the living room and dining room area. The family room was very small and had a closet as washer and dryer closet. Two walls separating kitchen from adjacent dining room and family room.
After several design meetings, the final blue print went into construction phase, gutting entire kitchen, family room, laundry room, open balcony.
We built a seamless main level floor. The laundry room was relocated and we built a new space on the second floor for their convenience.
The family room was expanded into the laundry room space, the kitchen expanded its wing into the adjacent family room and dining room, with a large middle Island that made it all stand tall.
The use of extended lighting throughout the two levels has made this project brighter than ever. A walk -in pantry with pocket doors was added in hallway. We deleted two structure columns by the way of using large span beams, opening up the space. The open foyer was floored in and expanded the dining room over it.
All new porcelain tile was installed in main level, a floor to ceiling fireplace(two story brick fireplace) was faced with highly decorative stone.
The second floor was open to the two story living room, we replaced all handrails and spindles with Rod iron and stained handrails to match new floors. A new butler area with under cabinet beverage center was added in the living room area.
The den was torn up and given stain grade paneling and molding to give a deep and mysterious look to the new library.
The powder room was gutted, redefined, one doorway to the den was closed up and converted into a vanity space with glass accent background and built in niche.
Upscale appliances and decorative mosaic back splash, fancy lighting fixtures and farm sink are all signature marks of the kitchen remodel portion of this amazing project.
I don't think there is only one thing to define the interior remodeling of this revamped home, the transformation has been so grand.

Katherine wanted her kitchen to feel more open and streamlined. The goal was to create a layout that better supported storage and movement, while choosing materials that brought in a subtle, calming style.
The remodel began with the removal of the original soffit, followed by new drywall installation and texture work to refresh the ceiling area. HVAC ducting was rerouted, two new vents were added.
New base, upper, and tall cabinets were added using Waypoint’s 470F line in Painted Sage. These were paired with 3 ¾” Matte Black Naples handles by Elements. An upper spice rack insert was factory-installed beside the stove, adding organization where it was needed most.
Quartz countertops in MSI's Calacatta Idillio were installed, giving a bright and timeless appeal. The backsplash was finished with Arizona Tile’s Ivory Flash 3x12, and extended around the window and above the stovetop to tie the design.
A new 30” Kraus stainless steel sink was installed, complete with a matching basket strainer and basin rack. Under-sink plumbing was updated, and an InSinkErator Badger ½ HP garbage disposal was added with a Delta matte black countertop air switch.
The new Delta Essa kitchen faucet in matte black added a bold visual anchor to the sink area. The appliances, including a microwave hood, counter-depth refrigerator, and standard stovetop oven range, were installed in the reconfigured layout to enhance usability.
Katherine’s kitchen now offers modern efficiency, cohesive styling, and a layout that elevates everyday cooking and hosting. Her thoughtful design choices brought a calm and sophisticated energy to the space, making it as functional as it is beautiful.

The Loyal Heights Addition expanded the existing home to create a more open, functional living environment centered around daily life and gathering. The design introduced a larger, more usable kitchen and dining area, improving both circulation and connection between spaces. A vaulted ceiling paired with strategically placed skylights brings in natural light deep into the space, enhancing the sense of volume and openness. Extending from the main living area, a compact deck provides an inviting outdoor space for seating and grilling, strengthening the home’s connection to the outdoors and supporting year-round indoor-outdoor living. Additionally, the primary suite was reconfigured to create a dedicated bedroom, bathroom, and closet area.

By removing the wall between the kitchen and living area, the space opened up to new possibilities. A structural concrete pillar was thoughtfully incorporated into the peninsula design, giving the impression that it had always been part of the plan. This allowed for an extended peninsula with seating and supported the relocation of both the sink and range. Functional accessories including oil & spice pull-outs, a recycling center, and adjustable shelving enhanced everyday usability while keeping clutter out of sight.

This project transformed an existing outdoor space into a functional, all-season retreat with the addition of a custom waterproof pergola system. Built using white UCS panels with an integrated gutter, the structure provides reliable weather protection while maintaining a clean, modern aesthetic.
The pergola was constructed on the home’s existing 6x6 pressure-treated posts, originally part of a trellis system, allowing for an efficient build while preserving the existing framework. Structural flexibility was built into the design, including provisions for an additional support post and potential height adjustments to ensure long-term performance and adaptability.
To enhance comfort and usability, integrated lighting and a patio heater were added, extending the functionality of the space into the evening and cooler months.
The end result is a refined outdoor living area that combines durability, protection from the elements, and year-round comfort—all while seamlessly blending with the home’s existing structure.

Covered outdoor living areas offer a year-round oasis for relaxing and entertaining. Landscape East & West will work with you to create a unique patio cover, pergola, or other covered structure that’s perfect for your landscape. Because covered patios and decks have become a sought-after element among homebuyers, homes with covered structures tend to earn a higher resale price.
A wood pergola or other covered structure adds functional square footage to the home, extending your usable living space. After adding a covered outdoor structure, many homeowners find they enjoy the outdoors more frequently throughout the year. And in our drizzly Pacific Northwest climate, being able to enjoy the outdoors for more of the year is a huge plus.

This alignment of all that makes life comfortable is accomplished with the selection of the outdoor elements needed to complete a stay at home vacation destination. At midpoint a covered structure supported by grand columns, accented with powder coated aluminum rails, and maintenance free Zuri premium decking . Adjoined on one side by an elegant stone and granite outdoor kitchen that is weather protected by the remote control with a motorized louvered pergola from Equinox for rain or shine living.
On the opposite side balance is achieved with a tranquil hot tub setting. Floral accents border the step down to the hardscape design connecting and finishing this outdoor setting. The complete area is enhanced by a lighting system for ambiance and entertainment extended into the evening hours.

The flooring is 5 x 3/4 inch Walnut hardwood sanded and stained in a natural finish. The counter top on the bar is 1 1/4 inch Emperador Cark Brush granite. The cabinets are European frameless veneer panel Walnut doors. The bar is a free-standing unit with exposed hinges and tapered leg detail. Glass cabinets extend down to base cabinets. The high counter top is supported by decorative corbels.

This small addition and kitchen remodel reimagines a classic St. Paul home for a growing family—prioritizing natural light, smart function, and modern warmth.
A modest side-yard addition creates space for a mudroom and ¾ bath, carefully positioned to preserve the dining room’s original piano windows. New windows throughout balance light, privacy, and flow.
Inside, custom bleached butternut cabinets and a curved enameled tambour island bring warmth and sculptural contrast. Heated porcelain tile floors extend to a new deck, blending indoors and out. The exterior pairs vertical cedar with dark cement board for a subtle, modern update.
Small in size, big in intention—this project honors the past while supporting the way this family lives now

A couple took ownership of their new residence on a top floor of a quiet street in central Lisbon. Our studio’s brief was to transform the duplex into a hideaway to detach from daily life and spend quality time with visiting relatives.
The design manifests family-focused features: upon entry, there is plentiful storage for shoes and coats; in the main living room, a custom island crafted in solid surface extends the compact kitchen into the social area, seamlessly bridging cooking and convivial gatherings. A buffet supports more elaborate meals. Sculptural pendants and niches that accentuate horizontal continuity favor interaction between the dining and flexible lounge areas.
Reimagined with durable materials, the bathrooms embrace efficiency and elegance. Cabinetry is integrated around the planes of countertops and insets carried across the room. Dark wood and textured accents punctuate the white surfaces, grounding the spaces in tactile warmth. The bedrooms, designed for adaptability, offer separable sleeping arrangements, peaceful workspaces, and versatile wardrobe solutions.
The light-toned furniture and organic elements are tailored to the interior, softening the contrasting architectural palette and rectilinear forms. Soothing accent lighting is interwoven throughout, offering an adaptable, serene atmosphere.

When we first met these clients, they had a tiny closed-off kitchen and a big, expanding family. They hated that it was so small, tucked away, and blocked the gorgeous mountain views from inside the home. This family wanted a complete remodel to make their closed-off kitchen larger, open-concept, and high end.
To achieve their vision, the JRP Design team removed interior walls and extended the exterior wall out into the existing deck and dining room; this would allow for the current kitchen to expand and create room for a large kitchen island, big enough to seat the entire family. Steel beams would also need to be added to support this square footage addition. Since the extension would eliminate the present deck outside, the outdoor space was reconfigured to include a new deck with designated areas to both dine and mingle near the pool. Large bi-fold doors allow for a seamless flow between the indoors and deck area when open and panoramic views of the mountains when shut. Crisp white cabinets and luxurious quartz countertops serve as the icing on the cake for this kitchen renovation to deliver the high-end finish our clients desired.

Elevated Living in Highland Park
Blairsville, Georgia — Located in the Highland Park community of North Georgia, “Winding Ridge,” designed by James Knight, combines natural materials with clean, contemporary design for a home that is both functional and well-suited to its mountain setting.
Home Details
The home includes 5,808 heated square feet, organized to support both everyday living and hosting guests. The exterior features white board-and-batten siding, dark roofing, and warm wood accents for a balanced, modern mountain aesthetic.
Main Level: Three bedrooms and three bathrooms provide convenient, stair-free living.
Upper Level: The primary suite occupies the entire top floor, offering added privacy and access to a balcony with views of the surrounding Blue Ridge mountains.
Lower Level: Two additional bedrooms and two bathrooms create flexible space for guests, extended family, or recreation
Practical Connections
The layout prioritizes efficiency and organization. A mudroom and laundry room connect the two-car garage to the main living areas, creating a practical transition space.
Above the garage, a semi-attached in-law suite offers a private living area that remains connected to the main home while allowing for independence.
Outdoor Living
Outdoor spaces are designed to function as an extension of the interior. The covered entertaining area includes:
A kitchenette for outdoor meals
A stone fireplace with seating beneath a timber-frame ceiling
Expansive decking overlooking the North Georgia mountain
Winding Ridge is a thoughtfully planned custom home that balances scale, comfort, and connection to its surroundings.

The homeowners envisioned a functional home with spacious living areas, bright interiors, and indoor/outdoor spaces for entertaining and outdoor recreation. The first phase of the project involved a house lift that increased the ceiling height in the basement, transforming the space into a more usable floor plan to house a spacious family room, two bedrooms, a bathroom, and a laundry room. This structural change laid the foundation for further enhancements while extending the longevity and structural support of the property. New plumbing, upgraded electrical systems, and the addition of a heat pump further enhance the home’s efficiency and comfort.

Designed for both productivity and everyday living, this fully custom dual office balances function, symmetry, and elevated design.
The layout was intentionally created to support two dedicated workstations while maximizing storage without overwhelming the space. Floor-to-ceiling cabinetry provides a mix of open and closed storage, allowing for both display and hidden organization. Integrated lighting enhances visibility and creates a clean, refined finish throughout.
At the center of the space, a custom waterfall island extends the work surface while concealing a built-in filing system, offering both accessibility and a streamlined look. The design maintains visual balance on both sides of the room, ensuring each workspace feels equally considered and functional.
A secondary built-in area adds flexibility, doubling as a coffee bar or additional workstation, making the space adaptable for work, school, and daily routines.
Crafted with a combination of high-quality materials and tailored to the client’s needs, this project reflects a thoughtful approach to modern home office design where performance and aesthetics work seamlessly together.

This space completely transformed the flow of this house. Before it was a tiny galley kitchen that was the exterior wall of the home, and the family room was an enclosed patio. The client had no hope of merging the spaces but dreamed of an open concept kitchen. I kept the exterior supports and header in place and wrapped the beam plus added one false beam for balance (in the space where the exterior kitchen window had been), added millwork at the and extended the "island" into the step-down patio with tall bar stools on the patio side. In the end, the effect is that the space is an open great room and was always meant to be that way! (Photo Credit; Shawn Lober Construction)
