Rooftopia incorporated multiple customized Renson pergolas into the central dining and lounge areas. Each of three Renson pergola systems and their unique features are controlled with the touch of a button. The motorized overhead louvers can be enjoyed open or fully closed to provide shade and a waterproof cover. Each pergola has integrated dimmable LED lighting in the roof blades or louvers. The seating and lounge area was designed with gorgeous modern furnishings and a luxurious fire table. The lounge area can be fully enclosed by sliding glass panels around its walls, to capture the heat from the fire table and integrated Renson heaters. A privacy and shade screen can also be retractable at the west to offer another layer of protection from the intensity of the setting sun. The lounges also feature an integrated sound system and mobile TV cabinet so the space can be used year round to stay warm and cozy while watching a movie or a football game. The outdoor kitchen and dining area features appliances by Hestan and highly customized concrete countertops with matching shelves mounted on the wall. The aluminum cabinets are custom made by Urban Bonfire and feature accessories for storing kitchen items like dishes, appliances, beverages, an ice maker and receptacles for recycling and refuse. The Renson pergola over the dining area also integrates a set of sliding loggia panels to offer a modern backdrop, add privacy and block the sun. Rooftopia partnered with the talented Derek Lerner for original artwork that was transformed into a large-scale mural, and with the help of Chicago Sign Systems, the artwork was enlarged, printed and installed as one full wall of the penthouse. This artwork is truly a special part of the design. Rooftopia customized the design of the planter boxes in partnership with ORE Designs to streamline the look and finish of the metal planter containers. Many of the planter boxes also have toe kick lighting to improve the evening ambiance. Several large planters are home to birch trees, ornamental grasses, annual flowers and the design incorporates containers for seasonal vegetables and an herb garden. Our teams partnered with Architects, Structural engineers, electricians, plumbers and sound engineers to upgrade the roof to support the pergola systems, integrate lighting and appliances, an automatic watering system and outdoor sound systems. This large residential roof deck required a multi year development, permitting and installation timeline, proving that the best things are worth the wait.

The resulting design solution features a central pantry that captures the ductwork and provides valuable storage- especially when compared to the original kitchen's 18" wide pantry cabinet. The pantry also anchors the kitchen island and serves as a visual separation of space between the kitchen and homework area. Through our design development process, we learned the formal living room was of no service to their lifestyle and therefore space they rarely spent time in. With that in mind, we proposed to eliminate the unused living room and make it the new dining room. Relocating the dining room to this space inherently felt right given the soaring ceiling and ample room for holiday dinners and celebrations. The new dining room was spacious enough for us to incorporate a conversational seating area in the warm, south-facing window alcove. Now what to do with the old dining room?! To answer that question we took inspiration from our clients' shared profession in education and developed a craft area/homework station for both of their boys. The semi-custom cabinetry of the desk area carries over to the adjacent wall and forms window bench base with storage that we topped with butcher block for a touch of warmth. While the boys are young, the bench drawers are the perfect place for a stash of toys close to the kitchen. The kitchen begins just beyond the window seat with their refrigerator enclosure. Opposite the refrigerator is the new pantry with twenty linear feet of shelving and space for brooms and a stick vacuum. Extending from the backside of the pantry the kitchen island design incorporates counter seating on the family room side and a cabinetry configuration on the kitchen side with drawer storage, a trashcan center, farmhouse sink, and dishwasher. We took careful time in design and execution to align the range and sink because while it might seem like a small detail, it plays an important role in supporting the symmetrical configuration of the back wall of the kitchen. The rear wall design utilizes an appliance garage mirrors the visual impact of the refrigerator enclosure and helps keep the now open kitchen tidy. Between the appliance garage and refrigerator enclosure is the cooking zone with 30" of cabinetry and work surface on either side of the range, a chimney style vent hood, and a bold graphic tile backsplash. The backsplash is just one of many personal touches we added to the space to reflect our client's modern eclectic style and love of color. Swooping lines of the mid-mod style barstools compliment the pendants and backsplash pattern. A pop of vibrant green on the frame of the pantry door adds a fresh wash of color to an otherwise neutral space. The big show stopper is the custom charcoal gray and copper chevron wall installation in the dining room. This was an idea our clients softly suggested, and we excitedly embraced the opportunity. It is also a kickass solution to the head-scratching design dilemma of how to fill a large and lofty wall. We are so grateful to bring this design to life for our clients and now dear friends.

This Shoreview basement remodel transforms an underutilized lower level into a multifunctional space designed for both recreation and everyday living. This large kitchen is in a firehouse in Baltimore, Maryland. The cabinets are red oak with a driftwood stain. Storage was a priority for this remodel, so cabinets were extended down an additional wall and up to the ceiling. To support a large crew of firefighters, there are two refrigerators and two stoves.

The densely forested site lies beside a 180-acre park that overlooks the Strait of Georgia, the San Juan Islands and the Puget Sound. Having experienced the world from under a black focusing cloth and large format camera lens, the photographer has a special fondness for simplicity and an appreciation of unique, genuine and well-crafted details. The home was made decidedly modest, in size and means, with a building skin utilizing simple materials in a straightforward yet innovative configuration. The result is a structure crafted from affordable and common materials such as exposed wood two-bys that form the structural frame and directly support a prefabricated aluminum window system of standard glazing units uniformly sized to reduce the complexity and overall cost. Accessed from the west on a sloped boardwalk that bisects its two contrasting forms, the house sits lightly on the land above the forest floor. A south facing two-story glassy cage for living captures the sun and view as it celebrates the interplay of light and shadow in the forest. To the north, stairs are contained in a thin wooden box stained black with a traditional Finnish pine tar coating. Narrow apertures in the otherwise solid dark wooden wall sharply focus the vibrant cropped views of the old growth fir trees at the edge of the deep forest. Lightbox is an uncomplicated yet powerful gesture that enables one to view the subtlety and beauty of the site while providing comfort and pleasure in the constantly changing light of the forest.

When your family grows, so should the house! What an amazing place to spend your childhood years at - imagining all the fun that has been had, and will continue to be had within these walls is making us happily nostalgic! The original garage structure on this beach front property served our client well for many years, however, a major renovation was required to create additional living spaces for the family and to accommodate all the happenings that go with family holidays by the beach. The garage was dismantled leaving just the bare concrete slab which was to be extended with new structural footings to support the new two storey structure.

A family in McLean VA decided to remodel two levels of their home. There was wasted floor space and disconnections throughout the living room and dining room area. The family room was very small and had a closet as washer and dryer closet. Two walls separating kitchen from adjacent dining room and family room. After several design meetings, the final blue print went into construction phase, gutting entire kitchen, family room, laundry room, open balcony. We built a seamless main level floor. The laundry room was relocated and we built a new space on the second floor for their convenience. The family room was expanded into the laundry room space, the kitchen expanded its wing into the adjacent family room and dining room, with a large middle Island that made it all stand tall. The use of extended lighting throughout the two levels has made this project brighter than ever. A walk -in pantry with pocket doors was added in hallway. We deleted two structure columns by the way of using large span beams, opening up the space. The open foyer was floored in and expanded the dining room over it. All new porcelain tile was installed in main level, a floor to ceiling fireplace(two story brick fireplace) was faced with highly decorative stone. The second floor was open to the two story living room, we replaced all handrails and spindles with Rod iron and stained handrails to match new floors. A new butler area with under cabinet beverage center was added in the living room area. The den was torn up and given stain grade paneling and molding to give a deep and mysterious look to the new library. The powder room was gutted, redefined, one doorway to the den was closed up and converted into a vanity space with glass accent background and built in niche. Upscale appliances and decorative mosaic back splash, fancy lighting fixtures and farm sink are all signature marks of the kitchen remodel portion of this amazing project. I don't think there is only one thing to define the interior remodeling of this revamped home, the transformation has been so grand.

Partition to entry was removed for an open floor plan. Bar length was extended. 2 support beams concealed by being built into the design plan. Theatre Room entry was relocated to opposite side of room to maximize seating. Gym entry area was opened up to provide better flow and maximize floor plan. Bathroom was updated as well to complement other areas.

This southern traditional styled home is a one and a half story home with 4 bedrooms and 3 ½ baths. The square footage for the conditioned spaces is 4,467 sq ft and the total under roof square footage is 6,530 sq ft. The exterior has a natural brick veneer base that anchors it to the ground with a painted lap siding finish material on top that makes up most of the exterior surface. It blends nicely with the wooded surroundings that slope down to a boat house on a waterway. As one enters the site, they approach down a gravel road arriving at a cottage home nestled in its natural surroundings with a welcoming raised front porch. As you enter the foyer, there is an office to the right and a guest bedroom on the left, both of which have views to the front yard. Walking through the foyer, you enter a family room that opens to the kitchen and dining areas. Natural brick columns continue from the exterior into the house, adding warmth as they support a network of antique wood beams that help define the spaces below them. From the family room one can enter a screened porch that provides a comfortable transition from indoors to the natural surroundings of the back yard property. The outdoor cooking and living spaces are conveniently located thru French doors right off the kitchen area extending outward with beautiful views into the heavily wooded rear property. An outdoor fireplace adds a cozy touch in the winter months with operable shutters on each side that block the colder winter wind but let in cool summer breezes. The master bedroom suite, also accessible from the family room, is positioned to take advantage of views to the back property and has access to the screened porch as well. Upstairs there are 2 more bedrooms, one of which has its own ensuite bathroom. All have views looking down over the front and side yards. A common area that is located between the two bedrooms provides beautiful views to the rear property. Up here you will also find a stacked washer and dryer and extra storage with easy access to attic spaces.

This interior remodel reimagined a dated kitchen and bathroom as one cohesive, light-filled living environment. A vertical shiplap accent wall introduces subtle texture and depth, balanced by a floating natural maple shelf that echoes the wood tones throughout the home. Integrated appliance placement — a wall oven, concealed microwave shelf, and under-cabinet ventilation — keeps countertops clear and sightlines uncluttered. Adjacent to the kitchen, a custom built-in storage wall blends natural maple upper cabinetry with white base cabinetry, delivering pantry-level capacity without the visual weight of a closed pantry. Timeless, functional, and designed to age well. The Bathroom The bathroom carries the same design language as the kitchen: a natural maple vanity with raised-panel doors, brushed nickel hardware, quartz countertop with integrated backsplash, and an undermount sink. A recessed medicine cabinet extends storage without intruding on the room, while a glass-enclosed shower with a low-threshold base and window-driven natural light keeps the space open, bright, and easy to maintain. Wood-look tile flooring ties the bathroom to the wide-plank flooring used throughout the home — a detail that makes the renovation read as one intentional project rather than a series of separate updates.

2011 NARI CAPITAL COTY FINALIST AWARD WINNER Project Scope-- The owners of this 1990’s colonial home were seeking to convert the existing space-constricted builder-grade kitchen into a generously-apportioned Tuscan-style country kitchen with lots of natural light, high-end appointments and a warmly textured interior design concept. Among other features they sought a mid-room island that would house critical appliances, complete the work triangle and provide dining counter space for three. They also wanted to include a professional-grade gas range. Challenges-- Situated between dining room and family room, the existing kitchen was small and poorly planned. The sink faced a blank wall and the appliances were inadequate for the owner’s gourmet cooking ambitions. To create the desired footprint, the contractor, Michael Nash Design, Build & Homes, created a plan that called for consolidating square footage in several rooms adjacent to the kitchen. This entailed removing two load bearing walls– one between the kitchen and dining room, a second separating the kitchen and family room– and shifting loads to newly installed structural supports carefully concealed within the resultant “open” floor plan. To accommodate new appliances (and work efficiencies) called for by this radically altered space plan, the design located the new professional gas range and other key features in the footprint formerly occupied by the breakfast room, a change that takes advantage of opportunities for a higher cathedral ceiling, better natural lighting and greater space. Solutions-- With this space plan resolved, the design team could now eliminate a picture window on the west elevation, designing a new elevation to accommodate a stucco cooktop flanked by a pair of custom Palladium windows. A side elevation slider was replaced with a French door. Infrastructure considerations included introducing gas lines needed for the 48” Viking cooktop range and re-routing plumbing. The 5’ x 9’ granite-surfaced custom designed island includes the primary kitchen sink, a dishwasher, microwave and dining overhang that provided seating for up to four. On another wall, the design called for installing ceiling flush “beaded” display pantries with open bookcases, and routed-in plumbing for a water fountain, a faucet and an ice-making machine. Glazed maple and cherry cabinetry increased available storage by over 50%. A recessed space was also created for a built-in vertical wine rack. Style-appropriate terra cotta tiling with mosaic bordering detailing extends into the home’s foyer. Other finishing work elements include crown molding with rounded turn posts and corbels.

A petite antique inverted dome chandelier with opaline shade, marked with a patent date of June 2, 1914. This chandelier begins with an simple canopy, extending down in three chains to support the shade below. Each chain is fastened to the opaline shade with a grooved volute; the shade is ornamented with an understated, gadrooned design crowned with a scalloped band.
