Old fixer-uppers often require two competing levels of priorities from their new homeowners. First and foremost is the need to immediately attend to those repairs that ensure the continued functioning and general well being of the house’s structure. By nature, these usually demand “house on fire!” status, especially when compared to other types of remodeling work that simply enhances aesthetics and general comfort. In the case of a Delaware couple, a structural issue with the front of their 125 year old Victorian (it was sinking!), along with some other more pressing challenges, put a 13 year long hold on getting the bathroom for which they had long dreamed. By the time Dave Fox Design Build Remodelers was hired to handle the construction, the couple certainly had put plenty of thought into converting a spare second-floor bedroom into the master bath. Courtney Burnett, Fox’s Interior Design Manager on the project, credits the owners for “having great creative minds, with lots of ideas to contribute.” By the time it came to put a formal design plan into place, the client “drove the look while we devised how the space would function.” It’s worth noting that there are drawbacks in being given too much time for advance planning. Owners’ tastes in design may change, while a steady stream of new fixtures and building products always demand consideration up to the last minute. “We had been collecting ideas for a while…pictures of what we liked, but as it turned out, when it came time to select fixtures, tile, etc., we used little from those pictures,” the owners admit. The finished bath exudes an art deco spirit that isn’t true to the home’s Victorian origins, which Burnett attributes to being more of a reflection of the homeowners’ preferences than the actual era of the structure. Despite that incongruity, everyone feels that they have remained true to the house by selecting vintage style elements, including subway tiles for the walls, hexagonal tile for the floors, and a pedestal sink that served as the focal point for the entire room. But as with all dreams, once one is achieved, a new one soon beckons. With the bathroom’s strikingly beautiful turquoise paint barely dry, the completion of that long-awaited project has served to kick-start plans for finishing off the remainder of the Victorian’s second floor.

This brownstone renovation was a full gut project in every sense of the word. On top of installing new floors, a kitchen and bath renovation, and all the typical restoration and refinishing involved in a brownstone built in 1899, we also completely updated the exterior, constructed a balcony that was not originally there, and converted the space from a single-family home into an an owner’s triplex. A newly separated studio rental on the garden level offers the opportunity for supplemental income, an uncommon and welcome addition to a New York brownstone. A TRANSITIONAL GEM The result is a two-family brownstone that perfectly combines classic townhouse living with today’s modern needs, including SmartHome technology that we installed to control Bluetooth speakers, Nest thermostats, and the security system. The overall aesthetic goal was to pay homage to the historical periods the brownstone has lived through in a cohesive way that is the hallmark of modern transitional style. In the kitchen, white Shaker-style cabinetry, a subway tile backsplash, and marble rather than quartz countertops bring a classically upscale sensibility. To modernize the space further, we opened up the back wall to create floor-to-ceiling windows that are also doors, opening up into the newly built balcony. TIMELY TOUCHES This brownstone renovation included many quintessential elements, such as millwork like the ceiling medallions. We restored some and custom built others, perfectly recreating their original appearance. The heated master bathroom is now serene, with a walk-in shower featuring a subtly modern linear drain. A herringbone Carrera marble tiled floor and marble slab sink complete the scene. In the powder room, we embraced a contemporary look by pairing dark hexagonal floors with light chevron tiles, accented with dramatic navy blue wallpaper. With its clear-cut 1920s-style, we selected the wall sconce to reference one of the brownstone’s earlier eras. DESIGN DETAILS Natural oak herringbone floors we installed throughout the entire home bring a modern yet warm touch. We restored the wood-burning marble fireplace, which is fully functioning. An elegant staircase with a custom-crafted black wooden banister and white balusters winds up and down alongside a real brick interior wall that we restored and refinished. In this brownstone renovation, we were also able to create ceiling height, an unexpected yet aesthetically pleasing side benefit. When working on the joists and beams to level out the floors (a common issue in pre-war renovations) we added ceiling height in the main parlor floor by taking the second floor and raising the ceiling an entire foot. The end result is a main floor with stunning 9-foot ceilings. Beaux arts architecture of Blairsden was inspiration for kitchen. Homeowner wanted clean airy look while repurposing cold commercial cooking space to an aesthetically pleasing functional kitchen for family and friends or for a catering staff during larger gatherings. Aside from the hand made LaCornue range, no appliances were to be be in the kitchen so as not to interfere with the aesthetic. Instead, the appliances were moved to an adjacent space and celebrated as their own aesthetic with complimentary stainless steel cabinetry and tiled walls. The color pallet of the kitchen was intentionally subtle with tones of beige white and grey. Light was reintroduced into the space by rebuilding the east and north windows. Traffic pattern was improved by moving range from south wall to north wall. Custom stainless structural window, with stainless steel screen and natural brass harlequin grill encapsulated in insulated frosted glass, was engineered to support hood and creates a stunning backdrop for the already gorgeous range. All hardware in kitchen is unlacquered natural brass intentionally selected so as to develop its own patina as it oxides over time to give a true historic quality. With an ideal location in the Pacific Heights neighborhood of San Francisco, this dated Victorian residence had "beautiful bones" but had been sitting on the market for a year before being purchased with plans to revitalize the interior. Interior designer, Noel Han, explained, "Historical Victorian homes in this area often have beautiful architectural elements that I aim to preserve, but the floor plan and layout tend to be stuffy, not live-able and not light filled. Modern families want bright, light-filled, spacious rooms that take advantage of outdoor views and living spaces, and function well for storage, meals and entertaining." Preserving the architectural integrity and special features of the home was one of Han's goals but at the same time, she re-designed the space, moving walls and adding windows to create an open floorplan that flowed easily between the kitchen and outdoor living spaces. Where the range once stood in the original design, now an entire wall of windows provides panoramic views of the outdoors and fills the kitchen with light. Below the windows, Han designed a long bank of base cabinets with drawers to provide plenty of storage and work surface. Light now pours into the space even on foggy days. The range was moved to the opposite wall so that beautiful window views could be added to the kitchen. Han selected a palette of finishes with an eye toward creating a "soft color aesthetic". "White painted finishes are very popular right now but would have felt stark and cold in this space," she explained. "The French grey paint from Dura Supreme was a perfect complement for this vintage Victorian home, to create a classic color scheme". "This beautiful home already had hardware elements with a vintage brass finish, so I carefully selected antiqued, brushed brass hardware, plumbing and metal finishes to blend with the original elements," said Han. She continued, "The La Cornue French Range adds modern function with a French antique look." This Cobble Hill Brownstone for a family of five is a fun and captivating design, the perfect blend of the wife’s love of English country style and the husband’s preference for modern. The young power couple, her the co-founder of Maisonette and him an investor, have three children and a dog, requiring that all the surfaces, finishes and, materials used throughout the home are both beautiful and durable to make every room a carefree space the whole family can enjoy. The primary design challenge for this project was creating both distinct places for the family to live their day to day lives and also a whole floor dedicated to formal entertainment. The clients entertain large dinners on a monthly basis as part of their profession. We solved this by adding an extension on the Garden and Parlor levels. This allowed the Garden level to function as the daily family operations center and the Parlor level to be party central. The kitchen on the garden level is large enough to dine in and accommodate a large catering crew. On the parlor level, we created a large double parlor in the front of the house; this space is dedicated to cocktail hour and after-dinner drinks. The rear of the parlor is a spacious formal dining room that can seat up to 14 guests. The middle "library" space contains a bar and facilitates access to both the front and rear rooms; in this way, it can double as a staging area for the parties. The remaining three floors are sleeping quarters for the family and frequent out of town guests. Designing a row house for private and public functions programmatically returns the building to a configuration in line with its original design. This project was published in Architectural Digest. What our clients needed: • Create a garden folly that doubles as a well-built shed for crafts and storage. • Size the structure large enough for comfortable storage without dominating the garden. • Discreetly locate the shed in the far corner of the rear yard while maintaining existing trees. • Ensure that the structure is protected from the weather and carefully detailed to deter access of wildlife and rodents. FUNCTION • Construct the shed slab close to grade to permit easy access for bicycle storage, while building shed walls above grade to ensure against termites and dryrot. • Install a French door and operable casement windows to admit plenty of daylight and provide views to the garden. • Include rugged built-in work bench, shelves, bike racks and tool storage for a rustic well-organized and efficient space. • Incorporate GFIC electrical service for safe access to power at this distant corner of the yard. • Position energy-efficient interior lighting to ensure space can be used year-round. • Switch control of exterior light from house and from shed for ease of command. AESTHETICS • Design and detail the shed to coordinate with the Arts and Crafts style house. • Include an arbor for future flowering vines, further softening the shed’s garden presence. • Simple and rustic interior surfaces ensure that the space is easy to clean. • Create an aged and softly weathered appearance, and protect the exterior siding by finishing the cedar with a custom-colored semi-transparent stain. INNOVATIVE MATERIALS AND CONSTRUCTION • Factory-built components were pre-assembled to allow for a speedy assembly and for a shorter on-site construction schedule. • Each component was easily transported through the yard without disturbing garden features. • Decorative exterior trim frames the door and windows, while a simpler trim is used inside the unadorned shed. OBSTACLE OVERCOME • The structure is located in the corner of the yard to avoid disturbance of a curly willow tree. • The low-profile structure is positioned close to property lines while staying beneath the allowable daylight plane for structures. • To comply with daylight plane close to fence, the roof form combines hip and gable forms, with door located at gable end. • The height of the modest interior is maximized, without exceeding the allowable building height. CRAFTSMANSHIP • The concrete slab was precisely formed and finished for ease of shed assembly before the factory-built components were delivered to site. • Precision planning meant the pre-framed door fit exactly between raised concrete curb.

Our client had been living in her beautiful lakeside retreat for about 3 years. All around were stunning views of the lake and mountains, but the view from inside was minimal. It felt dark and closed off from the gorgeous waterfront mere feet away. She desired a bigger kitchen, natural light, and a contemporary look. Referred to JRP by a subcontractor our client walked into the showroom one day, took one look at the modern kitchen in our design center, and was inspired! After talking about the frustrations of dark spaces and limitations when entertaining groups of friends, the homeowner and the JRP design team emerged with a new vision. Two walls between the living room and kitchen would be eliminated and structural revisions were needed for a common wall shared a wall with a neighbor. With the wall removals and the addition of multiple slider doors, the main level now has an open layout. Everything in the home went from dark to luminous as sunlight could now bounce off white walls to illuminate both spaces. Our aim was to create a beautiful modern kitchen which fused the necessities of a functional space with the elegant form of the contemporary aesthetic. The kitchen playfully mixes frameless white upper with horizontal grain oak lower cabinets and a fun diagonal white tile backsplash. Gorgeous grey Cambria quartz with white veining meets them both in the middle. The large island with integrated barstool area makes it functional and a great entertaining space. The master bedroom received a mini facelift as well. White never fails to give your bedroom a timeless look. The beautiful, bright marble shower shows what's possible when mixing tile shape, size, and color. The marble mosaic tiles in the shower pan are especially bold paired with black matte plumbing fixtures and gives the shower a striking visual. [Our Clients] We were so excited to help these new homeowners re-envision their split-level diamond in the rough. There was so much potential in those walls, and we couldn’t wait to delve in and start transforming spaces. Our primary goal was to re-imagine the main level of the home and create an open flow between the space. So, we started by converting the existing single car garage into their living room (complete with a new fireplace) and opening up the kitchen to the rest of the level. [Kitchen] The original kitchen had been on the small side and cut-off from the rest of the home, but after we removed the coat closet, this kitchen opened up beautifully. Our plan was to create an open and light filled kitchen with a design that translated well to the other spaces in this home, and a layout that offered plenty of space for multiple cooks. We utilized clean white cabinets around the perimeter of the kitchen and popped the island with a spunky shade of blue. To add a real element of fun, we jazzed it up with the colorful escher tile at the backsplash and brought in accents of brass in the hardware and light fixtures to tie it all together. Through out this home we brought in warm wood accents and the kitchen was no exception, with its custom floating shelves and graceful waterfall butcher block counter at the island. [Dining Room] The dining room had once been the home’s living room, but we had other plans in mind. With its dramatic vaulted ceiling and new custom steel railing, this room was just screaming for a dramatic light fixture and a large table to welcome one-and-all. [Living Room] We converted the original garage into a lovely little living room with a cozy fireplace. There is plenty of new storage in this space (that ties in with the kitchen finishes), but the real gem is the reading nook with two of the most comfortable armchairs you’ve ever sat in. [Master Suite] This home didn’t originally have a master suite, so we decided to convert one of the bedrooms and create a charming suite that you’d never want to leave. The master bathroom aesthetic quickly became all about the textures. With a sultry black hex on the floor and a dimensional geometric tile on the walls we set the stage for a calm space. The warm walnut vanity and touches of brass cozy up the space and relate with the feel of the rest of the home. We continued the warm wood touches into the master bedroom, but went for a rich accent wall that elevated the sophistication level and sets this space apart. [Hall Bathroom] The floor tile in this bathroom still makes our hearts skip a beat. We designed the rest of the space to be a clean and bright white, and really let the lovely blue of the floor tile pop. The walnut vanity cabinet (complete with hairpin legs) adds a lovely level of warmth to this bathroom, and the black and brass accents add the sophisticated touch we were looking for. [Office] We loved the original built-ins in this space, and knew they needed to always be a part of this house, but these 60-year-old beauties definitely needed a little help. We cleaned up the cabinets and brass hardware, switched out the formica counter for a new quartz top, and painted wall a cheery accent color to liven it up a bit. And voila! We have an office that is the envy of the neighborhood.
