Kohler Caxton under mount with bowls are accented by Water-works Studio Ludlow plumbing fixtures. Metal cross handles in a chrome finish adorn both bowls. The Wellborn Estate Collection in maple with a Hanover door style and inset hinge Vanities support the beautiful Carrera white honed marble vanity tops with a simple eased edge. A large 1” beveled mirrors up to the ceiling with sconce cut-out were framed out matching trim– finishing the look and soften-ing the look of large mirrors. A Kohler Sun struck freestanding soak tub is nestled between two wonderful windows and give view to the sky with a Velux CO-4 Solar powered Fresh Air Skylight. A Waterworks Studio Ludlow freestanding exposed tub filler with hand-shower and metal chrome cross handles continues the look. The shower fixtures are the Waterworks Studio Lodlow and include both the wall shower arm and flange in chrome along with the hand shower. Two Moen body sprays add to the showering experience. Roeser’s signature niche for shower needs complete the functioning part of the shower. The beauty part is AE Tongue in chic tile in the “You don’t snow me”- 2.5 X 10.5 on shower walls to ceiling. Matching stone slabs were installed on the shower curb, niche sill and shelf along with the wall cap. A frameless custom shower door keeps the shower open and eloquent. Tile floor was installed over heated flooring in the main bath with a Carrera Herringbone Mosaic on the bathroom flooring– as well the shower flooring. To complete the room the AE Tongue in Chic tile was installed from the floor to 42” and finished with a pencil liner on top. A separate toilet room (not shown) gave privacy to the open floor plan. A Toto white elongated Bidet Washlet with night light, auto open and close, fan, deodorizer and dryer, to men-tion just a few of the features, was installed finishing this most eloquent, high-end, functional Master Bathroom.

The living room in this mid-century remodel is open to both the dining room and kitchen behind. Tall ceilings and transom windows help the entire space feel airy and open, while open grained cypress ceilings add texture and warmth to the ceiling. Existing brick walls have been painted a warm white and floors are old growth walnut. White oak wood veneer was chosen for the custom millwork at the entertainment center. Upon walking into this powder bathroom, you are met with a delicate patterned wallpaper installed above blue bead board wainscoting. The angled walls and ceiling covered in the same wallpaper making the space feel larger. The reclaimed brick flooring balances out the small print wallpaper. A wall-mounted white porcelain sink is paired with a brushed brass bridge faucet, complete with hot and cold symbols on the handles. To finish the space out we installed an antique mirror with an attached basket that acts as storage in this quaint powder bathroom.

Inspiration for a small contemporary ceramic tile and gray floor family room remodel in Seattle

Boasting views of the Museum of Natural History and Central Park, the Beaux Arts and French Renaissance style building built in 1900 was once home to a luxury hotel. Over the years multiple hotel rooms were combined into the larger apartment residences that exist today. The resulting units, while large in size, lacked the continuity of a single formed space. StudioLAB was presented with the challenge of re-designing the space to fit a modern family’s lifestyle today with the flexibility to adjust as they evolve into their tomorrow. Thus, the existing configuration was completely abandoned with new programmatic elements being relocated in each and every corner of the space. For clients that are big wine connoisseurs, the focal point of entry and circulation lies in a 400 bottle, custom built, blackened steel and glass, temperature controlled wine cabinet. The once enclosed living room was demolished to create one main entertaining space that includes a new dining area and open kitchen. Hafele bi-folding pocket door slides were used in the Living room wall unit to conceal the television, bar and display shelves when not in use. Posing as kitchen cabinetry, a hidden integrated door opens to reveal a guest bedroom with an en suite bathroom. Down the hallway of wide plank ebony stained walnut flooring, a compact powder room was built to house an original Paul Villinski installation of small butterflies cut from recycled aluminum cans, entitled Mistral. Continuing down the hall, and through one of the walnut veneered doors, is the shared kids bedroom where a custom-built bunk bed with integrated storage steps and desk was designed to allow for play space and a reading corner. The kids bathroom across the hall is decorated with custom Lego inspired hand cast concrete tiles and integrated pull-out footstools residing underneath the floating vanity. The master suite features a bio-ethanol fireplace wrapped in blackened steel and integrated into the Tabu veneered built-in. The spacious walk-in closet serves several purposes, which include housing the apartment’s new central HVAC system as well as a sleeping spot for the family’s dog. An integrated URC control system paired with Lutron Radio RA lighting keypads were installed to control the AV, HVAC, lighting and solar shades all by the use of smartphones.

When my client had to move from her company office to work at home, she set up in the dining room. Despite her best efforts, this was not the long-term solution she was looking for. My client realized she needed a dedicated space not on the main floor of the home. On one hand, having your office space right next to the kitchen is handy. On the other hand, it made separating work and home life was not that easy. The house was a ranch. In essence, the basement would run entire length of the home. As we came down the steps, we entered a time capsule. The house was built in the 1950’s. The walls were covered with original knotty pine paneling. There was a wood burning fireplace and considering this was a basement, high ceilings. In addition, there was everything her family could not store at their own homes. As we wound though the space, I though “wow this has potential”, Eventually, after walking through the laundry room we came to a small nicely lit room. This would be the office. My client looked at me and asked what I thought. Undoubtedly, I said, this can be a great workspace, but do you really want to walk through this basement and laundry to get here? Without reservation, my client said where do we start? Once the design was in place, we started the renovation. The knotty pine paneling had to go. Specifically, to add some insulation and control the dampness and humidity. The laundry room wall was relocated to create a hallway to the office. At the far end of the room, we designated a workout zone. Weights, mats, exercise bike and television are at the ready for morning or afternoon workouts. The space can be concealed by a folding screen for party time. Doors to an old closet under the stairs were relocated to the workout area for hidden storage. Now we had nice wall for a beautiful console and mirror for storage and serving during parties. In order to add architectural details, we covered the old ugly support columns with simple recessed millwork panels. This detail created a visual division between the bar area and the seating area in front of the fireplace. The old red brick on the fireplace surround was replaced with stack stone. A mantle was made from reclaimed wood. Additional reclaimed wood floating shelves left and right of the fireplace provides decorative display while maintaining a rustic element balancing the copper end table and leather swivel rocker. We found an amazing rug which tied all of the colors together further defining the gathering space. Russet and burnt orange became the accent color unifying each space. With a bit of whimsy, a rather unusual light fixture which looks like roots from a tree growing through the ceiling is a conversation piece. The office space is quite and removed from the main part of the basement. There is a desk large enough for multiple screens, a small bookcase holding office supplies and a comfortable chair for conference calls. Because working from home requires many online meetings, we added a shiplap wall painted in Hale Navy to contrast with the orange fabric on the chair. We finished the décor with a painting from my client’s father. This is the background online visitors will see. The last and best part of the renovation is the beautiful bar. My client is an avid collector of wine. She already had the EuroCave refrigerator, so I incorporated it into the design. The cabinets are painted Temptation Grey from Benjamin Moore. The counter tops are my favorite hard working quartzite Brown Fantasy. The backsplash is a combination of rustic wood and old tin ceiling like porcelain tiles. Together with the textures of the reclaimed wood and hide poofs balanced against the smooth finish of the cabinets, we created a comfortable luxury for relaxing. There is ample storage for bottles, cans, glasses, and anything else you can think of for a great party. In addition to the wine storage, we incorporated a beverage refrigerator, an ice maker, and a sink. Floating shelves with integrated lighting illuminate the back bar. The raised height of the front bar provides the perfect wine tasting and paring spot. I especially love the pendant lights which look like wine glasses. Finally, I selected carpet for the stairs and office. It is perfect for noise reduction. Meanwhile for the overall flooring, I specifically selected a high-performance vinyl plank floor. We often use this product as it is perfect to install on a concrete floor. It is soft to walk on, easy to clean and does not reduce the overall height of the space.

Transforming a Master Bathroom When our clients purchased their beautiful home in South Fort Myers, FL they fell in love with the expansive, sweeping space. It wasn’t long, however, before they realized the master bathroom just didn’t suit their taste. The large walk-in shower was practically cave-like. Consequentially, it completely dwarfed the bathroom. Along with bland colors, outdated finishes, and a dividing wall in the middle of the room, the whole space felt smaller than its ample dimensions implied. There was no question about it – the bathroom needed an update. Making Room for More First, we demolished the existing finishes and cut the concrete slab for new underground plumbing. We minimized the imposing shower and moved it to the other side of the room. Moving the shower also allowed for the installation of our Dura Supreme Alectra style cabinetry in cocoa brown. For increased functionality, we created split his-and-hers vanities. Then we added towers to match the cabinets. With interior outlets, the towers added smart storage for bathroom appliances, helping to keep the counters clutter-free. For a finishing touch, we outlined the large mirrors with crown molding trim in a complimentary finish – an essential detail to tie all the cabinetry together. The Spa To bring the feel of the spa to this gorgeous home, we installed our luxurious drop-in 72”x42” Kohler Air Massage bathtub. We completely surrounded it with 3cm granite countertops in Delicatus green and added a tub deck with tile backsplashes for a sumptuous ambiance. Lighting On either side of the his-and-hers vanity, we installed George Kovach tube sconces. Vertical placement of the sconces provided ample lighting while enhancing the contemporary style of the space. To frame the room, we added a drop ceiling with recessed lighting and outlined the tray ceiling with crown molding to match the rest of the design. To complete the bath remodel, we installed the final element – a stunningly unique 10-light polished chrome chandelier from Maxim lighting. A Complete Transformation When we met with our clients, it was instantly clear to us why they were unhappy with their master bathroom. The cave-like shower and cumbersome dividing wall overpowered a room in dire need of a modernizing. Furthermore, with two small children and a busy lifestyle, we could sense our clients not only desired a bathroom renovation, they needed a relaxing retreat. Ultimately, this project was nothing less than a complete transformation of space. In fact, by the time we had finished, the only original fixtures left were the windows! With beautifully updated finishes and an improved layout, we were able to achieve the functionality our clients craved along with a new, spa-like feel. The end result was nothing short of a haven at home – the perfect spot to recharge at the end of a long day.

This brownstone renovation was a full gut project in every sense of the word. On top of installing new floors, a kitchen and bath renovation, and all the typical restoration and refinishing involved in a brownstone built in 1899, we also completely updated the exterior, constructed a balcony that was not originally there, and converted the space from a single-family home into an an owner’s triplex. A newly separated studio rental on the garden level offers the opportunity for supplemental income, an uncommon and welcome addition to a New York brownstone. A TRANSITIONAL GEM The result is a two-family brownstone that perfectly combines classic townhouse living with today’s modern needs, including SmartHome technology that we installed to control Bluetooth speakers, Nest thermostats, and the security system. The overall aesthetic goal was to pay homage to the historical periods the brownstone has lived through in a cohesive way that is the hallmark of modern transitional style. In the kitchen, white Shaker-style cabinetry, a subway tile backsplash, and marble rather than quartz countertops bring a classically upscale sensibility. To modernize the space further, we opened up the back wall to create floor-to-ceiling windows that are also doors, opening up into the newly built balcony. TIMELY TOUCHES This brownstone renovation included many quintessential elements, such as millwork like the ceiling medallions. We restored some and custom built others, perfectly recreating their original appearance. The heated master bathroom is now serene, with a walk-in shower featuring a subtly modern linear drain. A herringbone Carrera marble tiled floor and marble slab sink complete the scene. In the powder room, we embraced a contemporary look by pairing dark hexagonal floors with light chevron tiles, accented with dramatic navy blue wallpaper. With its clear-cut 1920s-style, we selected the wall sconce to reference one of the brownstone’s earlier eras. DESIGN DETAILS Natural oak herringbone floors we installed throughout the entire home bring a modern yet warm touch. We restored the wood-burning marble fireplace, which is fully functioning. An elegant staircase with a custom-crafted black wooden banister and white balusters winds up and down alongside a real brick interior wall that we restored and refinished. In this brownstone renovation, we were also able to create ceiling height, an unexpected yet aesthetically pleasing side benefit. When working on the joists and beams to level out the floors (a common issue in pre-war renovations) we added ceiling height in the main parlor floor by taking the second floor and raising the ceiling an entire foot. The end result is a main floor with stunning 9-foot ceilings. In the dining room we added grey nickel gap planking installed vertically for that coastal-feel. We did the recess for the "label forward" wine storage over a grey mosaic herringbone tiled back wall. The "cork screw" chandelier was the star of the room. Steve Buchanan Photography
