The owners of this property had been away from the Bay Area for many years, and looked forward to returning to an elegant mid-century modern house. The one they bought was anything but that. Faced with a “remuddled” kitchen from one decade, a haphazard bedroom / family room addition from another, and an otherwise disjointed and generally run-down mid-century modern house, the owners asked Klopf Architecture and Envision Landscape Studio to re-imagine this house and property as a unified, flowing, sophisticated, warm, modern indoor / outdoor living space for a family of five. Opening up the spaces internally and from inside to out was the first order of business. The formerly disjointed eat-in kitchen with 7 foot high ceilings were opened up to the living room, re-oriented, and replaced with a spacious cook's kitchen complete with a row of skylights bringing light into the space. Adjacent the living room wall was completely opened up with La Cantina folding door system, connecting the interior living space to a new wood deck that acts as a continuation of the wood floor. People can flow from kitchen to the living / dining room and the deck seamlessly, making the main entertainment space feel at once unified and complete, and at the same time open and limitless. Klopf opened up the bedroom with a large sliding panel, and turned what was once a large walk-in closet into an office area, again with a large sliding panel. The master bathroom has high windows all along one wall to bring in light, and a large wet room area for the shower and tub. The dark, solid roof structure over the patio was replaced with an open trellis that allows plenty of light, brightening the new deck area as well as the interior of the house. All the materials of the house were replaced, apart from the framing and the ceiling boards. This allowed Klopf to unify the materials from space to space, running the same wood flooring throughout, using the same paint colors, and generally creating a consistent look from room to room. Located in Lafayette, CA this remodeled single-family house is 3,363 square foot, 4 bedroom, and 3.5 bathroom. Our clients called us wanting to not only update their master bathroom but to specifically make it more functional. She had just had knee surgery, so taking a shower wasn’t easy. They wanted to remove the tub and enlarge the shower, as much as possible, and add a bench. She really wanted a seated makeup vanity area, too. They wanted to replace all vanity cabinets making them one height, and possibly add tower storage. With the current layout, they felt that there were too many doors, so we discussed possibly using a barn door to the bedroom. We removed the large oval bathtub and expanded the shower, with an added bench. She got her seated makeup vanity and it’s placed between the shower and the window, right where she wanted it by the natural light. A tilting oval mirror sits above the makeup vanity flanked with Pottery Barn “Hayden” brushed nickel vanity lights. A lit swing arm makeup mirror was installed, making for a perfect makeup vanity! New taller Shiloh “Eclipse” bathroom cabinets painted in Polar with Slate highlights were installed (all at one height), with Kohler “Caxton” square double sinks. Two large beautiful mirrors are hung above each sink, again, flanked with Pottery Barn “Hayden” brushed nickel vanity lights on either side. Beautiful Quartzmasters Polished Calacutta Borghini countertops were installed on both vanities, as well as the shower bench top and shower wall cap. Carrara Valentino basketweave mosaic marble tiles was installed on the shower floor and the back of the niches, while Heirloom Clay 3x9 tile was installed on the shower walls. A Delta Shower System was installed with both a hand held shower and a rainshower. The linen closet that used to have a standard door opening into the middle of the bathroom is now storage cabinets, with the classic Restoration Hardware “Campaign” pulls on the drawers and doors. A beautiful Birch forest gray 6”x 36” floor tile, laid in a random offset pattern was installed for an updated look on the floor. New glass paneled doors were installed to the closet and the water closet, matching the barn door. A gorgeous Shades of Light 20” “Pyramid Crystals” chandelier was hung in the center of the bathroom to top it all off! The bedroom was painted a soothing Magnetic Gray and a classic updated Capital Lighting “Harlow” Chandelier was hung for an updated look. We were able to meet all of our clients needs by removing the tub, enlarging the shower, installing the seated makeup vanity, by the natural light, right were she wanted it and by installing a beautiful barn door between the bathroom from the bedroom! This home’s kitchen isn’t large and needed to somehow hold a mudroom area as the detached garage enters into the space. I carefully planned out all storage needs and we were able to add a wide, double door cabinet closet by the back door. The upper area holds coats and clutter. The lower doors have hooks and boot trays for backpacks and shoes. Paneling the Subzero fridge helps with softening the weight of the large appliance, as does the panel on the dishwasher. Little details like the skirt on the toe area and the beautiful hood and island posts make this smaller work space truly special!

This narrow galley style primary bathroom was opened up by eliminating a wall between the toilet and vanity zones, enlarging the vanity counter space, and expanding the shower into dead space between the existing shower and the exterior wall. Now the space is the relaxing haven they'd hoped for for years. The warm, modern palette features soft green cabinetry, sage green ceramic tile with a high variation glaze and a fun accent tile with gold and silver tones in the shower niche that ties together the brass and brushed nickel fixtures and accessories, and a herringbone wood-look tile flooring that anchors the space with warmth. Wood accents are repeated in the softly curved mirror frame, the unique ash wood grab bars, and the bench in the shower. Quartz counters and shower elements are easy to mantain and provide a neutral break in the palette. The sliding shower door system allows for easy access without a door swing bumping into the toilet seat. The closet across from the vanity was updated with a pocket door, eliminating the previous space stealing small swinging doors. Storage features include a pull out hamper for quick sorting of dirty laundry and a tall cabinet on the counter that provides storage at an easy to grab height.

How to bridge two families together? The design looks forward in terms of how people live today. The home is an experiment in transparency and solid form; removing borders and edges from outside to inside the house, and to really depict “flowing and endless space”. The house floor plan is derived by pushing and pulling the house’s form to maximize the backyard and minimize the public front yard while welcoming the sun in key rooms by rotating the house 45-degrees to true north. The angular form of the house is a result of the family’s program, the zoning rules, the lot’s attributes, and the sun’s path. We wanted to construct a house that is smart and efficient in terms of construction and energy, both in terms of the building and the user. We could tell a story of how the house is built in terms of the constructability, structure and enclosure, with a nod to Japanese wood construction in the method in which the siding is installed and the exposed interior beams are placed in the double height space. We engineered the house to be smart which not only looks modern but acts modern; every aspect of user control is simplified to a digital touch button, whether lights, shades, blinds, HVAC, communication, audio, video, or security. We developed a planning module based on a 6-foot square room size and a 6-foot wide connector called an interstitial space for hallways, bathrooms, stairs and mechanical, which keeps the rooms pure and uncluttered. The house is 6,200 SF of livable space, plus garage and basement gallery for a total of 9,200 SF. A large formal foyer celebrates the entry and opens up to the living, dining, kitchen and family rooms all focused on the rear garden. The east side of the second floor is the Master wing and a center bridge connects it to the kid’s wing on the west. Second floor terraces and sunscreens provide views and shade in this suburban setting. The playful mathematical grid of the house in the x, y and z axis also extends into the layout of the trees and hard-scapes, all centered on a suburban one-acre lot. Many green attributes were designed into the home; Ipe wood sunscreens and window shades block out unwanted solar gain in summer, but allow winter sun in. Patio door and operable windows provide ample opportunity for natural ventilation throughout the open floor plan. Minimal windows on east and west sides to reduce heat loss in winter and unwanted gains in summer. Open floor plan and large window expanse reduces lighting demands and maximizes available daylight. Skylights provide natural light to the basement rooms. Durable, low-maintenance exterior materials include stone, ipe wood siding and decking, and concrete roof pavers. Design is based on a 2' planning grid to minimize construction waste. Basement foundation walls and slab are highly insulated. FSC-certified walnut wood flooring was used. Light colored concrete roof pavers to reduce cooling loads by as much as 15%. 2x6 framing allows for more insulation and energy savings. Super efficient windows have low-E argon gas filled units, and thermally insulated aluminum frames. Permeable brick and stone pavers reduce the site’s storm-water runoff. Countertops use recycled composite materials. Energy-Star rated furnaces and smart thermostats are located throughout the house to minimize duct runs and avoid energy loss. Energy-Star rated boiler that heats up both radiant floors and domestic hot water. Low-flow toilets and plumbing fixtures are used to conserve water usage. No VOC finish options and direct venting fireplaces maintain a high interior air quality. Smart home system controls lighting, HVAC, and shades to better manage energy use. Plumbing runs through interior walls reducing possibilities of heat loss and freezing problems. A large food pantry was placed next to kitchen to reduce trips to the grocery store. Home office reduces need for automobile transit and associated CO2 footprint. Plan allows for aging in place, with guest suite than can become the master suite, with no need to move as family members mature.

This modern style wine cellar has floor to ceiling glass panels on two walls. Wine storage appears to be floating by using a cable suspension system and provides a premium view of the stone walls behind. The cables are supported by the iron column & beam system. Expansive kitchen with large island for working and gathering. Commerical range, built in refrigerator and under counter beverage center. There is also a separate scullery for prepping meals and cleanup. It has a drawer dishwasher, beverage center, glass cleaner, and water purification system. The windowsills are mitered to the backsplash in both rooms and there is a full height backsplash on the wall with the range providing an elegant look that is easy to clean.

This is one of our affordable semi custom cabinet lines called Kith Kitchens. Features include all wood construction, solid hardwood dovetail drawer boxes with full extension soft close runners by BLUM. All doors are also soft close using BLUM system.

The side windows are easy to reach, and one is a pass through to the BBQ area. The island doubles as a large dining table and has a prep sink that can also be used by the bar area and refrigerator/microwave/leftovers area without bothering the chef. Also in the island is a Perlick ice maker, wicker pull out baskets for fruits and vegetable and an open bookcase for cookbooks and to tuck away school/homework supplies. All the tall items like the refrigerator, pantry and wall ovens are grouped together to one side to keep the room from getting too choppy. The bar area has a beverage refrigerator and liquor and stemware storage but also has a charging station and drop zone storage since it is next to the door coming from the garage. The gorgeous Sono Reale quartz tops and full height splash is the showstopper. The house already had a downdraft system in place so we were able to tap into that for the cooktop here. Above it glass door cabinets between other walls provide interest where otherwise there might have been a bulky ventilation hood.
