In keeping with the history of the camp, a classic approach to a shingle-style home was taken, for the main residence and two, small secondary structures, with forest green accents. Redeveloping the main level living spaces, a flowing system was generated that allowed for direct access to the outdoors and also allowed the light to enter the interior spaces. Energy efficiency of the entire residence was increased, changing this from a three-season to a four-season home. But their 2-bedroom mid-century rancher was becoming a squeeze. They asked Spring Creek Design to come up with a cost-effective solution to their space problem, while also tackling some of the home’s aged infrastructure. We were invited to select the finishes, plumbing fixtures, decorative hood and design a new bank of cabinets with rollout shelves to compliment the existing kitchen cabinets. The existing stained cabinets were painted white in contrast to the beautiful new natural stone counters. The result was bright and fresh. A marble tile backsplash added classic sophistication and the hood added a more capable ventilation system and a beautiful decorative element. Little details such as the touchless faucet and single basin sink which is large enough to wash platters and baking dishes increased the overall kitchen efficiency. Here in Florida, we’re blessed with great weather year-round. So it’s no surprise that outdoor entertaining areas are an extremely popular way to enhance outdoor living. When our clients requested an update to their existing outdoor kitchen while they were away on vacation, we were ready to hit the ground running. While their beautiful 2-story home on a golf course had a pool and covered lanai area, the existing outdoor kitchen just didn’t function well for their needs. Mainly, they craved additional counter space and more seating. And, as avid football fans, with a son playing on a renown Division 1 college team, they also wanted a large screen TV to watch games. After all, what better way to share game day excitement than at a barbecue with family and friends? A Bigger, Better Kitchen Layout Our brilliant design team came up with a much larger, u-shaped outdoor kitchen layout for increased functionality. The extra base cabinets provided plenty of storage as well as a foundation for additional countertop space. Adjacent to the sink, we added a 24” outdoor refrigerator to keep food and beverages chilled, and the high top bar allowed for more seating around the perimeter. For cooking, our clients selected a much larger Lynx grill and side burner to replace the original grill. While the kitchen was already set up for a grilling area, it required a hood, so we built and installed a custom hood for proper ventilation. Then, we added a large screen TV above the hood for easy viewing. Finishing Touches To softly illuminate the entire space at night, we installed additional recessed light fixtures into the ceiling and under the grill hood. We also tied the Cypress wood ceiling and the crown molding together into the design with a luxurious cabinet stain. Along with these finishing touches, we added a decorative travertine stone backsplash behind the grill and homogenized the front face of the bar for a polished, matching look. Ventilation Challenges With the outdoor kitchen lanai located directly under a second-floor living area, we had expected to tuck away ventilation ductwork between the second-level floor joists and the exterior wall running parallel to the grill hood. However, upon further investigation, we discovered the second floor joist system, in fact, ran perpendicular to the grill hood. In short, we needed a new way to hide the venting without compromising the original design. Our team came up with an inspired solution: Construction of a false wall behind the outdoor kitchen allowed us to run ductwork without creating a visible chase for the vent, thus maintaining a symmetrical look on both sides of the grill and decorative hood. Exceeding Expectations In the end, we didn’t just meet our clients’ needs for a beautiful outdoor kitchen update – we exceeded them. As planned, we completed the new outdoor kitchen while they were out of town. But when our clients returned from vacation, they were so impressed with the results (and the stress-free design/build experience) that they promptly hired us for another extensive remodel – a stunning home addition!

The original home was a tiny 1000 square foot house that had been built in the 40's and never had been updated, typical of many of Los Angeles' post-war neighborhoods. By converting the attached single-car garage into living space and strategically re-configuring walls, we accomplished an open floor plan that dramatically increased the spaciousness of the house, while sticking to a limited budget. To minimize the environmental impact of our project, we donated and reused materials as much as possible, and chose new finishes such as bamboo and cork floors, and Kirei board. The durability and recycled content of materials were also considered in their selection. Energy efficiency was also a concern. Thus appliances and heating systems were selected for their efficiency, and LED lighting was installed in the kitchen.

AIR DOOR The AIR door has a ventilation filter in the concealed edge (bottom edge for the doors of base units and cupboards, top edge for wall unit doors) and holes in the door's internal panel. Thanks to the filter fitted, the air entering the interior is cleaner. What's more, when kitchen units fitted with the Air Door are located close to heat sources (such as an oven) or close to zones with variations in air pressure (like the hood), the door performs even better, because it increases the air exchange inside the unit, ensuring optimal conservation of foods. In addition, the perimeter seal provides airtight door closure, keeping dust and dirt out. It should be noted that not all the kitchen's component elements are fitted with the Air Door. It is not fitted on elements on which the internal air recycling system would be ineffective due to their specific function. Dynamic Garage Door specializes in Tuscan Architectural beautification in the Newport Beach, CA through our custom designed and hand made architectural shutters, garden gates and garage doors. This Newport-Mesa Tuscan home was exquisitely decorated with a combination of custom gates, decorative shutters and balcony barn door style shutters all handcrafted out of authentic, century-old reclaimed barn wood specifically harvested for this custom project. Beginning with the balcony shutters which actually slide from side to side like a real barn door we worked a charming rustic shutter design that would typically be seen in the Tuscan Riviera. We opted for sliding shutters as the balcony spacing limited the swing action of even bi-folding shutters. Incorporating real barn door hardware railing and crowing it behind the faux reclaimed wood beam made an excellent statement while adding functional shutters that can be shut close for comfort during the summer morning when the sun beats down into the master suite. The four shutter leafs are decorated with real hand forged dummy straps that were hammered and crafted by hand to achieve that gorgeous rustic charm typical of Tuscan architecture. The reclaimed barn wood from a century-old barn gives off a timeless appearance that increase in characters as the years go by. Because rustic barn wood has already aged beautifully over hundreds of years, the next century will only increase its authentically gorgeous appearance. The culmination of this project has been a meticulous collaborative input of our in-house head designer and the clients themselves. Although the completion of this project is lengthy and intricate, the results speak volumes and the wait simply justifies the outcome. The rest of thew windows on this Tuscan home have been accessorized with rustic barn wood as well and accentuated with our custom designed and handmade dummy iron hinge straps. Our dummy hardware is so authentically done in the same tradition used for hundreds of years in Europe to create shutter hardware that looks authentic and functional although it is only decorative. The details of our custom shutters is evident in the slightest of details including the bolts used to hold the shutter straps in place. Each of the shutter also has a decorative ring pull with a hand-hammered back plate which enhances the appearance of true functional shutters and defining that authentic Tuscan look. The beauty of this Tuscan home is visible throughout the entire property including the garden gates, garage doors and entry door. Again, for the garden gates, we went with rustic barn wood carefully crafted to preserve the original surface that has aged over hundreds of years but building the gates on galvanized steel frames that will ensure structural durability for the next few hundred years. The gates are highly secure, sound and can definitely hold back a crowd with authentic rustic charm. Don't be fooled with the simple-looking gate design. It is quite intricate with its 45 degree angle cuts around the perimeter of the trim which deviates water away from crevices that would otherwise make the gates vulnerable to the accumulation of moisture from the elements, sprinkler system or simply air humidity since the home is located near the ocean. Each one of the garden gates is equipped with European style mortise lock mechanisms and roller catches.
