Located in Church Hill, Richmond’s oldest neighborhood, this very early 1900s Victorian had tons of historical details, but the house itself had been neglected (badly!). The home had two major renovation periods – one in 1950’s, and then again in the 1980s’s, which covered over or disrupted the original aesthetics of the house (think open ductwork, framing and drywall obscuring the beautiful mantels and moldings, and the hot water heater taking up valuable kitchen space). Our Piperbear team had to “undo” much before we could tackle the restoration of the historical features, while at the same time modernizing the layout.

In our Malvern project, we tackled flooring issues by installing new red oak hardwood floors in the kitchen to address water damage and refinishing the entire first floor, excluding the kitchen area. We also repainted the baseboards and shoe molding for a polished look. The kitchen underwent a significant transformation, with the removal of lower cabinets, relocation of the stove, and installation of new white shaker cabinets and handles. Existing countertops, sink, faucet, and stove were seamlessly reinstalled, and a new Bosch 800 series dishwasher was added. This comprehensive update ensured a refreshed and functional kitchen space for our client.

This homeowner wanted a fresh new look for her home. It was dark and dated so we helped her breathe new life and light into multiple spaces in her home. We started with her only wanting soft-closed doors and countertops to coordinating the perfect tile, made the stove wall base cabinets more functional with roll-out trays, added task lighting, assisted with new light fixtures... and then she decided to update some bathrooms! The master bath was updated with a custom-made maple stained counter stack, a Dover White Dolomite remnant vanity top, rectangle sinks, and removing the giant mirror to have two beautiful new mirrors and light fixtures. And then we updated the powder room vanity top with a Macaubus Fantasy quartzite remnant and a new mirror and light fixture. We will be back next year to tackle her upstairs bathroom renovation!

Long-time clients called us (Landmark Remodeling and PID) back to tackle their kitchen and subsequently the remainder of the main floor. We had worked away over the last 5 years doing smaller projects, knowing one day they would pull the trigger on their kitchen space. After two small boys and working from home through the pandemic, they decided it was time to tear down the wall separating the kitchen and formal dining room and make one large kitchen for their busy, growing family. Design choices in small spaces can have a huge impact and that’s no more apparent than in the two bathrooms we tackled during this home renovationl. A small powder room just off the great room got a moody makeover, with deep olive walls, bold black & white floor tiles, and modern matte black fixtures. Using a wall-hung sink rather than a traditional vanity makes the room feel larger and really shows off those stunning tiles.

The homeowner of this third floor renovation in Toronto's Roncesvalles neighbourhood wanted to make more efficient use of the space and tackle drafts through insulation, air sealing, and balanced ventilation. The project saved an estimated 6,597 KG of C02 compared to a typical renovation of the same size. That’s equal to the carbon that 171 trees remove from the air we breathe during their lifetime!* While insulation and high efficiency windows reduce energy (i.e. natural gas) needed to heat and cool the home, other measures such as waste diversion and non-toxic building materials are also critical in reducing environmental impact and safeguarding occupant health. For this project, like others, we developed a number of plans, including waste diversion, materials, resources and transportation.

Transforming a home for a busy family of five, including three teenagers, required tackling a cramped kitchen, a leaking master ensuite, and outdated features. We expanded the kitchen with a spacious island and improved flow by opening it to the dining room. The ensuite became a serene retreat with a custom shower and modern finishes, while new hardwood floors added elegance and a healthier environment. Our transformation of the poorly designed powder room was a project in itself. Before tackling the décor, we addressed issues of space utilization by reorganizing the layout of the plumbing fixtures, substituting super-insulated walls for an intrusive radiator, and doing away with the medicine cabinet mirror above a wall-mounted corner sink. Millwork details were assigned a soothing paint and glaze finish with metallic accents, and the floor’s inlaid honey onyx mosaic complemented the shell’s quiet backdrop. Next, we selected more graceful plumbing fixtures, mounting the sink within a furniture-quality cabinet we designed to maximize space, and capped it with a stone top to emulate mossy groundcover. Grass shades, in perfect simplicity, address privacy needs at the windows, and make no attempt to draw attention away from their magical surroundings. The glow of the decorative pendants, hanging from new ceiling beams, is magnified by the surrounding mirrors and glass.

The family of a local firefighter purchased a raw 15.7 acre ranch in the woody, rolling hills of Thousand Oaks to build their 4ksf, 1-story home with a view of the valley to the NE beyond. The husband and wife team, with an abundance of energy and fortitude, tackled every hurdle with optimistic determination and persistence, including the myriad of agency regulations, construction supervision, and material selections & purchases. The welcoming home, features 4 bedrooms, 3-1/4 baths, kitchen, laundry & pantry, living, dining & family rooms, office, and a 3-car garage with a stall for the speedboat. With the latest in high-density insulation, foil-backed roof sheathing, energy efficient windows, the energy usage is very low, especially considering a whole house fan keeps the usage of the A/C system to a minimum, and a pellet-burning iron stove supplements the furnace. The result is a beautiful oasis, perched in the hills, with ever-changing views in every direction.
