This allowed us to introduce an elegant new bath and laundry area, offering effortless access for post-boating cleanups. A striking custom spiral staircase was added for seamless flow while preserving the integrity of the upper level, which will be tackled in Phase 2. Beyond aesthetics, we remediated a major mold issue, ensuring a safe and healthy retreat. Thoughtful material selections—teak, Moderne Brass, Calacatta Glitz, and rich red oak—bring warmth and modern refinement to this refreshed waterfront escape.

This basement renovation/playroom is a part of a whole house renovation we tackled starting in 2016, slowly and intentionally recreating each space in the house so it could be an updated, lovely space that FELT LIKE HOME to my clients. When our clients purchased their Fairfax Station home at the beginning of the pandemic, the main living areas had already been updated. However, three bathrooms were still stuck in the1980s. We tackled the upstairs primary and hall bathrooms first to ensure our clients had a working bathroom while construction was underway. Once the upstairs renovations were completed, we moved on to the main level guest bathroom. Primary Bathroom Transformation: The old primary bathroom had a small dark shower stall, a basic alcove tub, and the original 40-year-old plumbing, vanities, and tile. We completely gutted the space and made some minor layout changes to maximize functionality and create a serene retreat complete with free-standing soaking tub and generous walk-in shower. Expanding the shower’s footprint and replacing the full-height walls with a glass surround opened up the space, making the entire bathroom feel larger and more airy. Marble shelves and a shaving ledge add convenience and style. A large double vanity provides ample storage and a full 7 feet of countertop space. Mixed metal finishes elevate the design, with soft gold accents and brushed nickel fixtures pairing perfectly with the classic gray vanity and muted marble tiles. We reconfigured the dressing area, added custom closet built-ins, and installed new carpet throughout to complete this tailored transformation. Hall Bathroom Update: The hall bathroom did not require any significant layout changes, but the dated fixtures and finishes all had to go. We wanted the new bathroom to feel both classic and fresh, so we opted for a polished finish palette, including sleek white subway tiles on the walls and marble-look hexagonal on the floor. A furniture-style vanity, in dark navy, was paired with a distinctive Carrara marble top and sleek chrome fixtures for a modern twist. The tub+shower combo features both a standard shower head and multi-function handheld for optimum flexibility – great for bathing children and pets alike. This renovation blended classic details with modern functionality, creating a bathroom that’s both timeless and fresh. Guest Bathroom Update: The home’s main level bathroom serves as both powder room and guest bathroom with 2 separate entrances. The in-swing door from the guest bedroom made the already narrow bathroom feel even more cramped. By installing a pocket door at the guest bedroom, we immediately improved the flow and usability of the space. The shower was upgraded with handcrafted white subway tile and contrasting grout, creating a clean, tailored look that elevates the room. Thoughtful details—like discreet grab bars and a handheld shower on a slide bar—make the space adaptable and comfortable for guests of all ages. A marble mosaic floor sets a refined backdrop for the freestanding black vanity, while the cross-bar handles offer a nod to the past on these modern-day fixtures.

“OPERATION STORAGE” initiated. In order for me to achieve the tranquility the clients were after, I first had to tackle the lack of storage and then address the scary dungeon shower. What kind of beach house would this be without Showplace custom distressed driftwood, shutter front, inset cabinets and Akdo art glass tile? I added uppers with electrical outlets for plug in dental essentials, a trash can pullout, makeup drawer with roll out trays and a nice chunky mitered edge quartz top with dual wall mount faucets accompanied by a single semi recessed white trough sink. On the shower side, a masterful Brizo rain and hand shower combo encased by my “go to” dolomite. The homeowners can now wake up to a beautiful & well organized lav. Mission accomplished!

When I came to stage and photoshoot the space my clients let the photographer know there wasn't a room in the whole house PID didn't do something in. When I asked why they originally contacted me they reminded me it was for a cracked tile in their owner's suite bathroom. We all had a good laugh. Changing the backsplash alone gave this home an entirely new look. We also updated their light fixtures and added some more modern recessed lighting. These customers didn't want to tackle the entire kitchen at once so they started off in parts. Next step: cabinet painting and resurfacing. We completed this in under two days and then cleaned everything up for them before the holidays!

“Full apartment design”. IF you have not yet seen this apartment conversion before, we strongly urge you to go to the bottom left of this page and click on the short 2-minutes video. It would put a lot of things into perspective when you come back and continue reading this. It is true we were literally handed the keys and told a list of things that they wanted to have happen and we were to go into the apartment, look at the space and come up with a design that would satisfy all of that need. UNTIL we showed up! The unit had really seen some better days but we knew we had to look past that and come up with a concept that would work for them. The immediate challenges were centered around 3 big ideas: 1. Adding a second bedroom to the already small footprint 2. Figuring out a way to make the kitchen bigger, better and brighter 3. Creating a master room walk in closet It’s always difficult to add new rooms into existing footprint without expanding out or up and not incurring any opportunity cost. In this case, that was exactly what we had to do. Item one and two above had to be tackled as one. We went ahead and switched out the location of the dining room and eliminating an area where there was a “nook” type eat-in area. By doing so, we were able to cut right into that footprint and change the layout of the kitchen. That one move allowed us to dig into the kitchen design because it was now the main focal point in the apartment. It was no longer an option to keep it in that tiny hole where it was, so we had to ensure that this design was functional and aesthetically pleasing at the same time. By adding the table into the space where an Island typically would go, we were able to both cut cost and still provide a dining experience. The Table serves as an Island as well when cooking. We then proceeded to block in the existing doorway to the dining room. By doing this, we were able to create a full room which allowed us to put a door on the other side and called that room Bedroom #2. This was easier to do because all of the mechanicals were already in that space (light, heater and windows). By shifting things around, we also achieved a huge wall to wall closet from inside. PERFECT! Then we moved into the Single bedroom. We thought it was a big room with a small closet, so by creatively adding an L shaped wall and steal some footprint into the bedroom side, we were able to put a door on that new room and design it for the walk-in closet. Even after this, the bedroom still holds a queen size bed with 2 night stands, a TV on the wall, a sitting chair and plenty of room to walk around. This was done by rethinking the location for the bed and night stands. The bathroom was gutted to make sure there was no leaks and rebuild from the ground up. We kept all of the plumbing where it was, added a new vanity, medicine cabinet, tiles and lighting and it was done. From there, the rest of the unit had new flooring all throughout, paint, and lighting. After completion and walk through, this project was handed over back to the clients. This is an aerial shot of the 90 acres purchased by the investment firm that is building 4 beautiful spec homes overlooking the Pacific ocean. Project management led by Hearthstone Inc leads the team that is tackling the logistics of building on this terrain. Mindful Projects has been involved in sub-contractor management, and project tracking. Ensuring goals are met, and expectations are delivered upon.

For this renovation we tackled both the ensuite and main bathrooms for a returning client. In-keeping with the vision for their recently completed kitchen, the design for these rooms includes high contrast finishes paired with natural stone countertops and sleek, modern fixtures. For the ensuite, the goal was to make best use of the rooms’ protentional. In the shower, a large format tile combined with a complementing accent mosaic in the niche, as well as a bulit-in bench, lend a luxurious feel to a compact space. The full width medicine cabinet and custom vanity add much needed storage, allowing this room to live larger than it is. For the main bath the clients wanted a bright and airy room with a bold vanity. The dramatic countertop adds warmth and personality, and the floating vanity with a full height linen tower is an organizers dream! These spaces round out the renovations to the home and will keep the clients in a stylish space for years to come.

When our long-time VIP clients let us know they were ready to finish the basement that was a part of our original addition we were jazzed, and for a few reasons. One, they have complete trust in us and never shy away from any of our crazy ideas, and two they wanted the space to feel like local restaurant Brick & Bourbon with moody vibes, lots of wooden accents, and statement lighting. They had a couple more requests, which we implemented such as a movie theater room with theater seating, completely tiled guest bathroom that could be "hosed down if necessary," ceiling features, drink rails, unexpected storage door, and wet bar that really is more of a kitchenette. This wife and husband team demoed and redid their kitchen. What was missing and they didn't want to tackle were the pull outs. Especially the corner cabinet that went back and to the right. Seeing our display at the home with the blind-corner solution, she was sold. Not just the blind-corner but two pantry areas and two other bottom cabinets. Custom pull out shelves will keep her off her knees!

TRANSFORMATION ON A SLOPE. Tackling a sloped property well makes the house magnificent. With Landmark Remodeling by our side we tackled the fourth project we have been on with these long-time clients. They have wanted to refresh the kitchen from day one of looking at it and were very excited that they were finally doing it four years later. We went back and fourth on whether we reface the current cabinetry or do the whole gut and remodel route. This is a conversation we have all the time with clients and we gave our opinion to save the money and only refresh. We landed on refacing and then applying some of those saving into refacing the fireplace in the adjacent family room to tie the two spaces together. Since we were replacing the counters we took the opportunity to extend the island to accomodate more counter space and additional stool seating.
