Gulf-Front Grandeur Private Residence / Alys Beach, Florida Architect: Khoury & Vogt Architects Builder: Hufham Farris Construction --- This one-of-a-kind Gulf-front residence in the New Urbanism community of Alys Beach, Florida, is truly a stunning piece of architecture matched only by its views. E. F. San Juan worked with the Alys Beach Town Planners at Khoury & Vogt Architects and the building team at Hufham Farris Construction on this challenging and fulfilling project. We supplied character white oak interior boxed beams and stair parts. We also furnished all of the interior trim and paneling. The exterior products we created include ipe shutters, gates, fascia and soffit, handrails, and newels (balcony), ceilings, and wall paneling, as well as custom columns and arched cased openings on the balconies. In addition, we worked with our trusted partners at Loewen to provide windows and Loewen LiftSlide doors. Challenges: This was the homeowners’ third residence in the area for which we supplied products, and it was indeed a unique challenge. The client wanted as much of the exterior as possible to be weathered wood. This included the shutters, gates, fascia, soffit, handrails, balcony newels, massive columns, and arched openings mentioned above. The home’s Gulf-front location makes rot and weather damage genuine threats. Knowing that this home was to be built to last through the ages, we needed to select a wood species that was up for the task. It needed to not only look beautiful but also stand up to those elements over time. Solution: The E. F. San Juan team and the talented architects at KVA settled upon ipe (pronounced “eepay”) for this project. It is one of the only woods that will sink when placed in water (you would not want to make a boat out of ipe!). This species is also commonly known as ironwood because it is so dense, making it virtually rot-resistant, and therefore an excellent choice for the substantial pieces of millwork needed for this project. However, ipe comes with its own challenges; its weight and density make it difficult to put through machines and glue. These factors also come into play for hinging when using ipe for a gate or door, which we did here. We used innovative joining methods to ensure that the gates and shutters had secondary and tertiary means of support with regard to the joinery. But when the “kind of retired” couple, as they describe their current status, decided to finally build their ultimate dream house in the flower streets of Corona del Mar, they opted not to skimp on the amenities. “We wanted this house to have the features of a resort,” says Ron. “So we designed it to have a pool on the roof, five patios, a spa, a gym, water walls in the courtyard, fire-pits and steam showers.” To bring that five-star level of luxury to their newly constructed home, the couple enlisted Orange County’s top talent, including our very own rock star design consultant Richard Bustos, who worked alongside interior designer Trish Steel and Patterson Custom Homes as well as Brandon Architects. Together the team created a 4,500 square-foot, five-bedroom, seven-and-a-half-bathroom contemporary house where R&R get top billing in almost every room. Two stories tall and with lots of open spaces, it manages to feel spacious despite its narrow location. And from its third floor patio, it boasts panoramic ocean views. “Overall we wanted this to be contemporary, but we also wanted it to feel warm,” says Ron. Key to creating that look was Richard, who selected the primary pieces from our extensive portfolio of top-quality furnishings. Richard also focused on clean lines and neutral colors to achieve the couple’s modern aesthetic, while allowing both the home’s gorgeous views and Kathy’s art to take center stage. As for that mahogany-lined elevator? “It’s a requirement,” states Ron. “With three levels, and lots of entertaining, we need that elevator for keeping the bar stocked up at the cabana, and for our big barbecue parties.” He adds, “my wife wears high heels a lot of the time, so riding the elevator instead of taking the stairs makes life that much better for her.”

The huge single under-mount stainless sink is positioned at the window over-looking the pool and lush back yard. The bump-out design adds interest and the latches on the upper cabinet doors add a nautical/coastal flair. There are two islands, this "front" one convenient to the sink and refrigeration features ample storage with many drawers including the microwave drawer. The counter is Labrodorite which is commonly used for jewelry. It's iridescent and sparkles like moonstone. The center section between the two islands features an oval wood-topped table with banquette bench seating on two sides. The show-stopping coffered ceiling was custom designed and features a highlighted central area in a circular design. The area behind the range has marble subway tile and the other backsplash areas are raised wood panels giving a furniture quality to this homey space. The dishwasher and large Sub-Zero refrigerator are also paneled in white wood while the microwave and 48" range is stainless steel. The prior cherry kitchen from the late 1990's with Corian counters was re-invented as a entertainment/auxiliary kitchen in the lower level of the house. This contemporary farmhouse is located on a scenic acreage in Greendale, BC. It features an open floor plan with room for hosting a large crowd, a large kitchen with double wall ovens, tons of counter space, a custom range hood and was designed to maximize natural light. Shed dormers with windows up high flood the living areas with daylight. The stairwells feature more windows to give them an open, airy feel, and custom black iron railings designed and crafted by a talented local blacksmith. The Homeowner’s of this St. Marlo home were ready to do away with the large unused Jacuzzi tub and builder grade finishes in their Master Bath and Bedroom. The request was for a design that felt modern and crisp but held the elegance of their Country French preferences. Custom vanities with drop in sinks that mimic the roll top tub and crystal knobs flank a furniture style armoire painted in a lightly distressed gray achieving a sense of casual elegance. Wallpaper and crystal sconces compliment the simplicity of the chandelier and free standing tub surrounded by traditional Rue Pierre white marble tile. As contradiction the floor is 12 x 24 polished porcelain adding a clean and modernized touch. Multiple shower heads, bench and mosaic tiled niches with glass shelves complete the luxurious showering experience.

The swimming 8 feet fiberglass stairs were removed and a 20 ft. long shallow area stadium stair was added, new plumbing , liner and sheer descend water feature was also added. The classico travertine patio pavers were selected from the Gappsi natural stone collection and installed for the entire backyard. The walls were veneered with Fiorito travertine mixedsizes and 2 inches thick Fiorito travertine coping for steps and wall caps. A full outdoor kitchen and bar was built and covered with a pavilion structure. Mahogany deck and stairs further enhance the back layout by creating a defined sitting area for the outdoor furniture. Many are the amenities that were incorporated in the backyard design; Gappsi Talented designers and craftsmen transformed a tight small backyard into a functional and breathtaking outdoor living space.

Despite the complexity, Greathouse’s talented designer, Bob Chappin, crafted an exciting plan that thrilled the homeowners.
