Our "classic" gardens include raised beds filled with nutrient rich organic soil, cedar post, rails, and caps, space efficient layout, animal resistant fencing w/ground barrier, a secure latching gate, and a "window box" featuring beautiful animal-detering flowers and herbs. Inspiration for a contemporary bathroom remodel in Boston

This growing family of six was struggling with a dysfunctional kitchen design. The center island had been installed at an odd angle that limited accessibility and traffic flow. Additionally, storage space was limited by poor cabinet design. Finally, doorways in and out of the kitchen were narrow and poorly located, especially for children dashing in and out. Other design challenges included how to better use a 10’ x 12’ room for children’s jackets and toys and how to add a professional-quality gas range in a neighborhood were natural gas wasn’t available. The new design would address all of these issues. DESIGN SOLUTIONS The new kitchen design revolves around a more proportional island. Carefully placed in the center of the new space with seating for four, it includes a prep sink, a second dishwasher and a beverage center. The distressed ebony-stained island and hutch provides a brilliant contrast between the white color cabinetry. White Carrera marble countertops and backsplash top both island and perimeter cabinets. Tall, double stacked cabinetry lines two walls to maximize storage space. Across the room there was an unused wall that now contains a 36” tower fridge and freezer, both covered with matching panels, and a tall cabinet that contains a microwave, steam unit and warming drawer. A propane tank was buried in the back yard to provide gas to a new 60” professional range and cooktop. A custom-made wood mantel hood blends perfectly with the cabinet style. The old laundry room was reconfigured to have lots of locker space for all kids and added cabinetry for storage. A double entry door separated the new mudroom from the rest of the back hall. In the back hall the back windows were replaced with a set of French door and added decking to create a direct access to deck and backyard. The end result is an open floor plan, high-end appliances, great traffic flow and pleasing colors. The homeowner calls it the “kitchen of her dreams.”

Michael Moran/OTTO photography We took a predictable suburban spec house and transformed it into a unique home of enduring value and family-centered design. The existing footprint was expanded where it needed it most: in the family and kitchen area, creating a large square room with open views to a protected nature preserve abutting the property. An unexpected glass canopy and teak entry door are clues that what lies beyond is hardly commonplace. The design challenge was to infuse modern-day functionality and architectural quality into a spec house. Working in partnership with Gary Cruz Studio, we designed the pared down, art-filled interiors with the goal of creating comfortable, purposeful living environments. We also sought to integrate the existing pool and rear deck into the overall building design, extending the usable space outside as a screened-in porch, a dining terrace, and a seating area around a stone fire pit.

Many people can’t see beyond the current aesthetics when looking to buy a house, but this innovative couple recognized the good bones of their mid-century style home in Golden’s Applewood neighborhood and were determined to make the necessary updates to create the perfect space for their family. In order to turn this older residence into a modern home that would meet the family’s current lifestyle, we replaced all the original windows with new, wood-clad black windows. The design of window is a nod to the home’s mid-century roots with modern efficiency and a polished appearance. We also wanted the interior of the home to feel connected to the awe-inspiring outside, so we opened up the main living area with a vaulted ceiling. To add a contemporary but sleek look to the fireplace, we crafted the mantle out of cold rolled steel. The texture of the cold rolled steel conveys a natural aesthetic and pairs nicely with the walnut mantle we built to cap the steel, uniting the design in the kitchen and the built-in entryway. Everyone at Factor developed rich relationships with this beautiful family while collaborating through the design and build of their freshly renovated, contemporary home. The design of this home drew upon historical styles, preserving the essentials of the original movement while updating these elements with clean lines and modern materials. Peers Homestead drew upon the American Farmhouse. The architectural design was based on several factors: orientation with views and connection to seasonal water elements, glass cubes, simplistic form and material palette, and steel accents with structure and cladding. To capture views, the floor to ceiling windows in the great room bring in the natural environment into the home and were oriented to face the Spanish Peaks. The great room’s simple gable roof and square room shape, accompanied by the large glass walls and a high ceiling, create an impressive glass cube effect. Following a contemporary trend for windows, thin-frame, aluminum clad windows were utilized for the high performance qualities as well as the aesthetic appeal. (Photos by Whitney Kamman)
