This pond has a 44 mil liner to ensure a leak free swimming structure. The liner material is sensitive to sunlight and will eventually breakdown over the years if it is exposed. As a result, our team spent 3 days meticulously covering the entire pond liner with stone. Each small boulder is hand placed to ensure a perfect fit and not tear the liner in the building process. The amount of patients and effort by our crew is incredible and the result is always beautiful! The waterfall which adds to the natural feel of the pond was created with large stone shelves and a bog for natural filtration. All of our water features use natural filtration processes and no chemicals. We create a simulated bog which the water is pumped into and cleaned naturally though various levels of sand, stone and wetland plants.

Given the ongoing and onerous treatment regimen that Kaylee faces, Savvy Giving by Design knows that she will need a beautiful and comfortable room where she can rest and be visited by family and friends. Kaylee is currently transitioning out of her crib and we have big intentions for this princess-loving little girl. Our plan is to combine fun and functionality with details and personal touches that will show Kaylee that there is an entire community rallying behind her. We will incorporate Kaylee's favorite colors (pink and purple) and turn her fantasies into reality by installing a built-in castle bed that makes her room feel magical and shows this little girl that anything is possible. During the design process it grew to having a living space above the studio, which grew to having a small house attached to the studio forming a compound. At this point it became clear to the client; the project was outgrowing the neighborhood. After re-evaluating the project, the live / work compound is currently sited in a natural protected nest with post card views of Mount Sopris & the Roaring Fork Valley. The courtyard compound consist of the central south facing piece being the studio flanked by a simple 2500 sq ft 2 bedroom, 2 story house one the west side, and a multi purpose guest wing /studio on the east side. The evolution of this compound came to include the desire to have the building blend into the surrounding landscape, and at the same time become the backdrop to create and display his sculpture. “Jess has been our architect on several projects over the past ten years. This Bellevue landscape renovation is just finishing up this week. Penn Bluestone walks were installed with granite boulder accents and paver patios built in Belgard 'Lafitt rustic slab' Toscana color - with an adjacent 'Tandem' modular seatwall. Pots, extensive plantings and a beefy Columbia basalt column water feature round out the effort. Really great clients that will be missed. In a collaborative effort with Housefitters (from Nantucket), the Nantucket Looms design team chose to make the master bathroom feel like a spa with the choice of tub on its oak pedestal cradle and lighted mirrors to give the bathroom an extra special feel. The stepless shower was designed to make access into the shower effortless. The floor is a cream colored irregular limestone mosaic.

Curtis and Peggy had been thinking of a kitchen remodel for quite some time, but they knew their house would have a unique set of challenges. Their older Victorian house was built in 1891. The kitchen cabinetry was original, and they wanted to keep the authenticity of their period home while adding modern comforts that would improve their quality of life. A friend recommended Advance Design Studio for their exceptional experience and quality of work. After meeting with designer Michelle Lecinski at Advance Design, they were confident they could partner with Advance to accomplish the unique kitchen renovation they’d been talking about for years. “We wanted to do the kitchen for a long, long time,” Curtis said. “(We asked ourselves) what are we actually going to do? How are we going to do this? And who are we going to find to do exactly what we want?” The goal for the project was to keep the home renovation and new kitchen feeling authentic to the time in which it was built. They desperately wanted the modern comforts that come with a larger refrigerator and the dishwasher that they never had! The old home was also a bit drafty so adding a fireplace, wall insulation and new windows became a priority. They very much wanted to create a comfortable hearth room adjacent to the kitchen, complete with old world brick. The original cabinetry had to go to make way for beautiful new kitchen cabinetry that appears as if it was a hundred years old, but with all the benefits of cutting-edge storage, self-closing drawers, and a brand-new look. “We just wanted to keep it old looking, but with some modern updates,” Peggy said. Dura Supreme Highland Cabinets with a Heritage Old World Painted Finish replaced the original 1891 cabinets. The hand-applied careful rubbed-off detailing makes these exquisite cabinets look as if they came from a far-gone era. Despite the small size of the kitchen, Peggy, Curtis and Michelle utilized every inch with custom cabinet sizes to increase storage capacity. The custom cabinets allowed for the addition of a 24” Fisher Paykel dishwasher with a concealing Dura Supreme door panel. Michelle was also able to work into the new design a larger 30” Fisher Paykel French refrigerator. “We made every ¼ inch count in this small space,” designer Michelle said. “Having the ability to custom size the cabinetry was the only way to achieve this.” “The kitchen essentially was designed around the Heartland Vintage range and oven,” says Michelle. A classic appliance that combines nostalgic beauty and craftsmanship for modern cooking, with nickel plated trim and elegantly shaped handles and legs; the not to miss range is a striking focal point of the entire room and an engaging conversation piece. Granite countertops in Kodiak Satin with subtle veining kept with the old-world style. The delicate porcelain La Vie Crackle Sonoma tile kitchen backsplash compliments the home’s style perfectly. A handcrafted passthrough designed to show off Peggy’s fine china was custom built by project carpenters Justin Davis and Jeff Dallain to physically and visually open the space. Additional storage was created in the custom panty room with Latte Edinburg cabinets, hand-made weathered wood shelving with authentic black iron brackets, and an intricate tin copper ceiling. Peggy and Curtis loved the idea of adding a Vermont stove to make the hearth-room not only functional, but a truly beckoning place to be. A stunning Bordeaux red Vermont Castings Stove with crisp black ventilation was chosen and combined with the authentic reclaimed Chicago brick wall. Advance’s talented carpenters custom-built elegant weathered shelves to house family memorabilia, installed carefully chosen barn sconces, and made the hearth room an inviting place to relax with a cup of coffee and a good book. “Peggy and Curtis’ project was so much fun to work on. Creating a space that looks and feels like it always belonged in this beautiful old Victorian home is a designer’s dream. To see the delight in their faces when they saw the design details coming together truly made it worth the time and effort that went into making the very compact kitchen space work”, said Michelle. “The result is an amazing custom kitchen, packed with functionality in every inch, nook and cranny!” exclaims Michelle. The renovation didn’t end with the kitchen. New Pella windows were added to help lessen the drafts. The removal of the original windows and trim necessitated the re-creation of hand-made corbels and trim details no longer available today. The talented carpenter team came to the rescue, crafting new pieces and masterfully finishing them as if they were always there. New custom gutters were formed and installed with a front entry rework necessary to accommodate the changes. The whole house functions better, but it still feels like the original 1891 home. “From start to finish it’s just a much better space than we used to have,” Peggy said. “Jeff and Justin were amazing.” Curtis added; “We were lucky to find Advance Design, because they really came through for us. I loved that they had everything in house, anything you needed to have done, they could do it”.

Blanchard Mountain Farm, a small certified organic vegetable farm, sits in an idyllic location; where the Chuckanut Mountains come down to meet the Samish river basin. The owners found and fell in love with the land, knew it was the right place to start their farm, but realized the existing farmhouse was riddled with water damage, poor energy efficiency, and ill-conceived additions. Our remodel team focused their efforts on returning the farmhouse to its craftsman roots, while addressing the structure’s issues, salvaging building materials, and upgrading the home’s performance. Despite removing the roof and taking the entire home down to the studs, we were able to preserve the original fir floors and repurpose much of the original roof framing as rustic wainscoting and paneling. The indoor air quality and heating efficiency were vastly improved with the additions of a heat recovery ventilator and ductless heat pump. The building envelope was upgraded with focused air-sealing, new insulation, and the installation of a ventilation cavity behind the cedar siding. All of these details work together to create an efficient, highly durable home that preserves all the charms a century old farmhouse. These repeat clients were looking for a relaxing getaway for their family of five young kids and themselves to enjoy. Upon finding the perfect vacation destination, they turned once again to JRP’s team of experts for their full home remodel. They knew JRP would provide them with the quality and attention to detail they expected. The vision was to give the home a clean, bright, and coastal look. It also needed to have the functionality a large family requires. This home previously lacked the light and bright feel they wanted in their vacation home. With small windows and balcony in the master bedroom, it also failed to take advantage of the beautiful harbor views. The carpet was yet another major problem for the family. With young kids, these clients were looking for a lower maintenance option that met their design vision. To fix these issues, JRP removed the carpet and tile throughout and replaced with a beautiful seven-inch engineered oak hardwood flooring. Ceiling fans were installed to meet the needs of the coastal climate. They also gave the home a whole new cohesive design and pallet by using blue and white colors throughout. From there, efforts were focused on giving the master bedroom a major reconfiguration. The balcony was expanded, and a larger glass panel and metal handrail was installed leading to their private outdoor space. Now they could really enjoy all the harbor views. The bedroom and bathroom were also expanded by moving the closet and removing an extra vanity from the hallway. By the end, the bedroom truly became a couples’ retreat while the rest of the home became just the relaxing getaway the family needed.

Blanchard Mountain Farm, a small certified organic vegetable farm, sits in an idyllic location; where the Chuckanut Mountains come down to meet the Samish river basin. The owners found and fell in love with the land, knew it was the right place to start their farm, but realized the existing farmhouse was riddled with water damage, poor energy efficiency, and ill-conceived additions. Our remodel team focused their efforts on returning the farmhouse to its craftsman roots, while addressing the structure’s issues, salvaging building materials, and upgrading the home’s performance. Despite removing the roof and taking the entire home down to the studs, we were able to preserve the original fir floors and repurpose much of the original roof framing as rustic wainscoting and paneling. The indoor air quality and heating efficiency were vastly improved with the additions of a heat recovery ventilator and ductless heat pump. The building envelope was upgraded with focused air-sealing, new insulation, and the installation of a ventilation cavity behind the cedar siding. All of these details work together to create an efficient, highly durable home that preserves all the charms a century old farmhouse. All Weather teamed up with the Property Brothers and Queen of Broadway Idina Menzel on this week’s episode of HGTV’s hit show CELEBRTIY IOU. In the Idina Menzel’s Slam Dunk Reno episode, Idina pivots from her award-winning stage, film and music success to give back and surprise her good friend and son’s basketball coach James, by transforming his detached garage into a dedicated office and athletic retreat. James Hunt founded Culture Run, a youth basketball program that gives kids the skills to succeed in both basketball and life. With IDINA MENZEL’S surprise renovation, James is one step closer to running a centralized training facility and headquarters where kids can drop by for counseling, basketball tips, and more. When the PROPERTY BROTHERS meet up with Idina to demo the garage, they involve her in every step. Menzel gets her hands dirty by swinging a sledgehammer, operating an electric hand saw and removing storage bins. “I didn’t know they get as down and dirty as they do,” Menzel commented. “I also didn’t know they were gonna have me do so much!” Menzel also helped choose the tile, cabinets, hardware, flooring and the overall color palette. All the effort was worthwhile because Menzel was able to surprise James with the basketball hangout and showstopping of his dreams. The newly dedicated office and athletic retreat features All Weather SERIES 7000 French Swing Doors and SERIES 5000 casement and fixed windows to allow natural light and fresh air in; a sleek kitchenette with an induction cooktop; a modern bathroom with a 7 1/2′ tall shower head for basketball players; a comfortable seating area for James to review film, meet with his players or simply relax; and a unique basketball themed wall mural. One feature palm was salvaged when this seven year old Mediterranean style residence on the Caloosahatchee River underwent a complete landscape and hardscape remodel in the beginning of 2015. The landscape had not been properly maintained for a few years prior to when the new owners purchased in 2014, was overgrown and unhealthy and therefore was in need of a complete evaluation and landscape overhall. The original red brick concrete pavers were removed and replaced with a gold travertine blend with ivory travertine border for accent. The front entry stair was expanded and redesigned for a more significant and welcoming front door. The side yard had a significant slope from the foundation of the house to the seawall and had significant erosion damage. This space was re-graded, grading and drainage was repaired and re-routed and a 70 foot long retaining wall was installed. The retaining wall not only solved the stormwater washout problem, but also provided a level space for a private side yard tropical palm garden and pathway to access both the pool deck and the walk along the seawall. The stairs to the pool deck, dock and landing were all completely modified for ease of use. Aside from the tropical and beautiful landscape that was installed, the most significant visual and aesthetic improvement to this property was the addition of three 9 foot tall by 5 foot wide natural stone water walls with stone basins that were designed to fit within the archways at the driveway entry and designed to complement the architecture of the residence. These water walls offer ambient noise, visual interest and have completely improved the use and entry experience for the homeowner and visitors. Tropical shade bromeliads, alocasias, cordylines and ferns dress up the new landscape beds at the entry and along the front foundation where previously red brick intersected the foundation walls for a mundane solution. Other elements of interest include the cable wire espalier that was installed in front of the archway on both sides of the entry way for colorful bougainvillea trellis vine to climb and soften the tall walls and eventually connect over the arch. Confederate jasmine vine will soften the garage corner on the cable wire trellis installed and there is also a 4 foot wide by 18 foot tall cable wire espalier on a tall, once stark, wall on the pool deck. Three pool planters were reconfigured and planted with large triple princess palms and bold blue-tone pottery was selected to add interest and color to the pool deck. Micro-drip irrigation was connected to the pool planters and pottery for a low maintenance solution. This project was a collaborative effort with an ideal client who was open to all design ideas, who worked closely with the design team, and was a great success for both the client and R.S. Walsh Landscaping.
