To step foot through the enormous front door is to immediately feel like you’re getting to know these homeowners. It was integral to Cluck’s vision that we incorporate the energy and personality of the clients and their family, and to build them a home in which they could fully be themselves. They wanted a modern farmhouse that would be at home in both their Park Road neighborhood or in their hometown of Long Island, New York. Through the many different variations presented in the Design Process, the team navigated an incredibly thin and long plot of land (68’W x 1,000’L) as well as a 40’ elevation change from the street to the lowest point in the property.
This modern twist on a traditional form used cypress and mill-finished steel for the exterior, and incorporated large sliding doors that pocket completely into the wall to create a seamless indoor/outdoor living space. Speaking of outdoors, great efforts were made to preserve the feelings of being among the trees, and to camouflage the six-car garage into the landscape. This garage, dubbed The Moto Dojo, includes a green roof, a rooftop deck, a full living room, kitchen, and bathroom, and a gym (hence the latter half of the name). Solar panels line the flat roof portion as well, to power their house and their electric cars.
Thoughtful details carry throughout the interior of the house as well. A 20’ canyon runs through the center of the home, separating the kitchen, family, and dining room from the office space and outdoor transition. The 10’ x 5’ door and custom-built steel and beech staircase add a dramatic flair to the entrance, as well as the three skylights above the stairwell.

It's always a testament to our work when clients come back for more. This time, they were ready to tackle a full bathroom and basement renovation to truly make their Mississauga home a haven for their golden years. Before: Outdated and Cramped Both bathrooms were stuck in a time warp, sporting outdated fixtures and cramped layouts. Limited storage and bulky linen towers that blocked natural light added to the feeling of confinement. Downstairs, the basement was a sea of belongings with only one closet for storage. Peeling linoleum tiles and remnants of an acoustic ceiling definitely didn't create an inviting atmosphere. The Vision: Functionality, Light, and Style Our clients desired bathrooms that were both functional and stylish, with ample storage and a spa-like ambiance. In the basement, their dream was to create a space where they could relax, pursue hobbies, and entertain, all while keeping their belongings organized. The client, a sculpture artist, and his wife came to J.P.A. only wanting a studio next to their home. During the design process it grew to having a living space above the studio, which grew to having a small house attached to the studio forming a compound. At this point it became clear to the client; the project was outgrowing the neighborhood. After re-evaluating the project, the live / work compound is currently sited in a natural protected nest with post card views of Mount Sopris & the Roaring Fork Valley. The courtyard compound consist of the central south facing piece being the studio flanked by a simple 2500 sq ft 2 bedroom, 2 story house one the west side, and a multi purpose guest wing /studio on the east side. The evolution of this compound came to include the desire to have the building blend into the surrounding landscape, and at the same time become the backdrop to create and display his sculpture.

Modern art in public spaces
Meet the Globe – an art object from glass commissioned from us by Marion SPA Hotel 4* located in the resort area of Bukovel in the Carpathians.
A two-meter glass globe, which has already become a showpiece of the hotel, embellishes the terrace, inviting every guest to sink in the beauty. After all, we tend to appreciate art more when it transcends the brick boundaries of art-galleries and becomes a part of the landscape.
The concept behind this art object is to reflect the cosmopolitan appeal of the hotel and to celebrate mountain-lovers from every corner of the globe who have come to enjoy the atmosphere of hospitality that Marion is renowned for.
The construction of the globe designed in a joint effort of +object team and the chief architect of the hotel consists of 34 glass elements attached to a metal framework.
The mirror surface of the sphere with the engraved map of the world reflects the clear skies and the surrounding beauty of the mountains. All this shiny elegance makes for a perfect picture, which is why hardly anyone leaves Marion without a selfie with the Globe.

E. F. San Juan produced all of the interior and exterior millwork for this elegantly designed residence in the influential New Urban town of Seaside, Florida.
Challenges:
The beachfront residence required adherence to the area’s strict building code requirements, creating a unique profile for the compact layout of each room. Each room was also designed with all-wood walls and ceilings, which meant there was a lot of custom millwork!
Solution:
Unlike many homes where the same molding and paneling profiles are repeated throughout each room, this home featured a unique profile for each space. The effort was laborious—our team at E. F. San Juan created tools for each of these specific jobs. “The project required over four hundred man-hours of knife-grinding just to produce the tools,” says Edward San Juan. “Organization and scheduling were critical in this project because so many parts were required to complete each room.”
The long hours and hard work allowed us to take the compacted plan and create the feel of an open, airy American beach house with the influence of 1930s Swedish classicism. The ceiling and walls in each room are paneled, giving them an elongated look to open up the space. The enticing, simplified wooden classicism style seamlessly complements the sweeping vistas and surrounding natural beauty along the Gulf of Mexico.

The theme for this remodel was "Aging with My Home." Our team dedicated their efforts to creating a space that is both functional and safe for an elderly client. The bathroom now features a zero-threshold shower with a built-in bench, elegantly finished with MSI Veneto Gray, non-slip tiles that extend to the flooring in both the bathroom and hallway. We also included a second, lower, retractable shower head for added convenience. The updated cabinetry and makeup station drawers are topped with sleek MSI Gray Lagoon quartz countertops. Additionally, the remodel incorporates a Toto SE500 washlet with a remote control and a Décor Assist Tissue Holder with a built-in grab bar.

The extensive remodeling done on this project brought as a result a classy and welcoming perfectly layout kitchen. The combination of colors and textures along with the long rectangular kitchen island perfectly positioned in the center, creates an inviting atmosphere and the sensation of a much bigger space.
During the renovation process, the D9 team focused their efforts on removing the existing kitchen island and replacing the existing kitchen island cabinets with new kraft made cabinets producing a visual contrast to the rest of the kitchen. The beautiful Quartz color river rock countertops used for this projects were fabricated and installed bringing a much relevant accent to the cabinets and matching the backsplash style.
The old sink was replaced for a new farmhouse sink, giving the homeowners more space and adding a very particular touch to the rest of the kitchen.

Working with these clients was an absolute joy. Their trust in our expertise, especially when it came to maximizing their basement's potential, was incredibly rewarding. Seeing their faces light up as they experienced their newly renovated spaces made all the effort worthwhile.
This project was a reminder that renovations are about more than just aesthetics. They're about creating spaces that enhance our clients' lives and allow them to embrace new possibilities. We're honored to have played a part in this couple's journey to a more comfortable, functional, and beautiful home.

Times have changed and so has the kitchen. Some houses just demand a style and a presence, and this home is certainly one of those houses. It had an old out of date kitchen from the 1970’s misplaced in a grand stone house from the 1920s. There was a traditional servant’s kitchen with back entrance that did not look grand, as was the case in those days. We recreated the front entry’s cased opening with leaded stained glass, matched ribbon Mahogany on the cabinets and trim just like the original dining room, and tied in leaded stained glass at the cabinets. The backsplash was designed to keep that servant’s kitchen feel, but with grandeur, reclaiming marble pavers from the property.
Coupling a tedious unrelenting effort and a painstaking design with the convenience of modern appliances and functionality of new cabinets give us a timeless kitchen. It is hard to discern what is old and what is new. It is a seamless integration of style from another era into the practical functionality from today’s ever-changing environment.
The final result from this incredible kitchen renovation is a spacious and modern kitchen that looks like it could have been designed and built by the original team from 1920.

LiLu Interiors joined a team of industry professionals to pioneer a net zero energy consumption home in Minnesota. And together, they have made efficiency and sustainability feel right at home. The stunning creation of this client’s dream into reality harnesses more than enough electricity to sustain an entire residence, while also powering two vehicles. Not only is the home energy efficient, all finish and furnishing selections—along with plumbing, lighting, and hardware—were chosen with a conscious effort toward conservation, aging in place, and providing a healthy living environment. Which goes to show that protecting the world can begin inside our own front door.

Project designed by Minneapolis interior design studio LiLu Interiors. They serve the Minneapolis-St. Paul area including Wayzata, Edina, and Rochester, and they travel to the far-flung destinations that their upscale clientele own second homes in.

The client, a sculpture artist, and his wife came to J.P.A. only wanting a studio next to their home. During the design process it grew to having a living space above the studio, which grew to having a small house attached to the studio forming a compound. At this point it became clear to the client; the project was outgrowing the neighborhood. After re-evaluating the project, the live / work compound is currently sited in a natural protected nest with post card views of Mount Sopris & the Roaring Fork Valley. The courtyard compound consist of the central south facing piece being the studio flanked by a simple 2500 sq ft 2 bedroom, 2 story house one the west side, and a multi purpose guest wing /studio on the east side. The evolution of this compound came to include the desire to have the building blend into the surrounding landscape, and at the same time become the backdrop to create and display his sculpture.
