German Embassy in Pristina - Kosovo, contracted the architecture office “Ferizi + Ferizi Architects” to plan and implement an Annex Office building for their purposes. As detached part of this building is designed the waiting area, as alone standing structure. This Office Building is constructed by assembling of Eight used office containers that were delivered on trucks and set up after only a few hours on the basis of the LEGO principle, according to the planning on strip foundations. By removing the flexible exterior wall panels, a large room of 115 m² was created, with the counter wall as a room partition between two office spaces, each with seven workstations as well as three counters for agents on one side and a room for visitors on the other side. With this system, room solutions can be easily implemented in all dimensions. The container, seen as a geometric shape, is a simple, octagonal, solid box. The standardized perfection of its dimensions is striking: 2.44 meters wide, 2.59 meters high and 6.06 meters or 12.19 meters long. Since its introduction in 1956 by the American transport entrepreneur Malcom McLean, the container has become a standardized transport module worldwide, whether on ships, trucks or construction sites. The shipping containers have additionally revolutionized the transport industry, pushed the globalization noticeably, and thus directly or indirectly influenced all our lives. But after only a few years, when the first overseas containers wore out, many engineers recognized the positive properties of used shipping containers for building houses, especially since they are robust, flexible, multifunctional and second-hand relatively inexpensive to purchase. The time has long passed by to treat containers exclusively as transport objects. As a "measure of all things", containers can hardly be ignored in construction. Their use is no longer limited to temporary use since school containers, information containers, office containers or entire residential buildings are now part of our everyday life in the construction industry. However, current examples of the container architecture prove that even the most demanding solutions for container building are feasible. For their specific aesthetic and spatial qualities, containers also serve as design parameters for the development of new forms of architecture and urbanity. The office building as an extension of the visa section, characterized by modern materials and contemporary aesthetics has been designed and built mainly as a low-energy building. Extensive insulation to achieve a comfortable and sustainable constant temperature in the interior, high window quality and low energy consumption make the building energy-efficient. The sophisticated lighting technology, networks, heating systems and air-conditioning systems are also components of this equipment. It creates an overall harmonic picture and guarantees the highest standard in sustainable construction, taking into consideration the fact that environmentally friendly recycling and reutilization have become an increasingly important issue in our society. West and East side of the wooden facade is compact and has few openings, while the southern facade is completely open with lot of glass. Its spatial openness ensures a transparent, friendly work environment, which allows a lot of light into the space. This openness allows an uninterrupted, pleasant and close-to-nature view from interior spaces into the beautiful garden. During the installation of sophisticated light sources in the garden, emphasis was not only put on functionality and security, but also on the beauty of the garden shown through the illumination in the evening. Large, horizontal white “brisole” serve as external sun protection systems, mounted on the canopies of the entrance areas of the modular construction and the enclosure, adeptly cast shade on these areas and at the same time shape the entire architectural language. While on one hand, the two quadratic ledges suspended in the air, are docked with steel stairs and match the wooden façade, lead the staff to their office space, the artful modern interior, on the other hand, perfectly unites the functionality, innovative technology, culture and positive effects on the employees' efficiency and wellbeing. A lot of white, interjected by warm wooden and colored accents, determines the ambience. In the case of the lighting solution, the mainly linear ceiling lighting is used as the overlapping design element both for the offices of the visa section as well as for the counters and the waiting area for the visitors. They underline the puristic design in order to create a pleasant light for a desired general illumination and ensure optimal light conditions without causing disturbing reflections on the computer screens. In addition, precisely positioned pendant luminaires are installed at the workstations, which ensure pleasant room brightness. In the entrance area, the harmonic and uniform lighting effect from the ground highlights the integration of photography and architecture. Photographs of landscapes, people, places, expressing unforgettable, impressive moments and memories have been lovingly engraved on 8 x 8cm square oak blocks. The idea of an effective, impressive environment that stimulates and inspires the work was the premiss on which the whole design concept was based. Consequently, the modular construction was no longer viewed through its history of utilization and scars, but rather as a structure of work ambiance, art and elegance. Terren Landscapes http://www.terrenlandscapes.com 2014 PLNA Awards for Landscape Excellence Winner Category: Residential $30,000-$60,000 Award Level: Silver Project Description: Our company was contracted to do a master plan for the family who was in desperate need of a rear yard renovation. The existing lawn area remained saturated throughout most of the year and the runoff from the neighboring property ran across their back yard, down the side of their property and all the way to the sidewalk in front of their house. The water was so intense that it had begun to cut through the back yard and erode the soil across the sidewalk and into the nearby storm drain. By identifying these drainage problems and discussing solutions with the homeowner, we were able to design and create the aesthetically pleasing and sustainable solution of a rain garden. The goal was to slow down storm water runoff, and catch pollution and sediment by creating a rain garden that acts as a filter prior to entering the storm drain, while enhancing the aesthetics of the property. The rain garden created was a shallow depression, 12 - 16" deep that collects rainfall runoff from all downspouts of the home and water collected into perforated pipes underneath the lawn area. The perforated pipe begins at the highest elevation in the yard and ends in the rain garden, the new lowest elevation that has been excavated down to an 8" depth. The perforated pipe captures the runoff water and allows the water to seep slowly back into the ground as it runs across the property and into the garden. The garden was lined with a geotextile filter fabric to aide in removing contaminants from the water, prevent migration of the stone in to the soil, and minimalize maintenance. A large variety of plant material was chosen, focusing mainly on native wetland species for their tolerance of our local soil types, moisture conditions and the habitat they provide for wildlife. The garden was abundant with native wildlife and was a sustainable ecosystem for birds and butterflies upon completion of the project. After planting, we arranged decorative stone throughout the garden to slow the flow of water and help prevent erosion. The combination of vegetative and stone surfaces provides temporary storage for runoff before the water either evaporates or infiltrates the soil. The surrounding beds throughout the property were also all amended with compost and replanted with plants that work in harmony with the rain garden. The front, side, and rear yards are a beautiful display of colors that bloom throughout the seasons and the plants throughout the entire property provide food and shelter for native wildlife. The rear yard that was once a muddy play space for the kids is now a dry lawn space that can be utilized by the family and their neighbors. This client is in the beauty industry, so – in additional to great style – she has more beauty products than most people do. Before the renovation, there were products all over the counters and in temporary roll-in shelving units that got wheeled into the bathroom. It was time for a change. Design objectives: -Add tons of storage -Feature blingy, reflective materials -Improve lighting -Omit unused built-in tub -Create a large luxurious shower -Include large mirrors to the ceiling THE REMODEL With the right storage solutions, a bathroom loaded with products and gadgets can look virtually empty. Elegance and order contribute to living life artfully. Design challenges: -Standard vanities don’t offer much storage -The existing window was in an ideal spot for a shower -The client prefers large mirrors, so we needed an alternative to medicine cabinets Design solutions: -Replace the existing window with a waterproof privacy window -Create dresser-style vanities with u-shaped drawers for maximum storage -Include a tall cabinet with roll-out shelves for maximum storage and organization THE RENEWED SPACE Beauty products and daily needs are organized and out of the way – out of sight but easy to access. With a creative, modern palette of colors, patterns and textures, the bathroom’s aura is inviting, relaxing and luxurious.

Keith and Amy loved their home in quiet Wake Forest neighborhood on a large corner lot on a cul-de-sac. Over time, Amy had developed allergic reactions to unknown allergens in their home. As her condition worsened, it became impossible for her to spend much time in the home, and they were forced to move out and find temporary housing accommodations. After months of talking with other home improvement providers and indoor air “experts” and trying other solutions to no avail including having their HVAC ducting cleaned, they turned to Paradise Found Construction and our expertise and experience in transforming indoor environments in homes into healthy and clean living spaces. Because many of the improvements we undertook to create a cleaner environment also provided energy savings, we had our work certified under the 2012 National Green Building Standards (NGBS) and were award a Bronze level certification for the home. We conducted a thorough investigation and testing regimen that included bringing in our team industry leading air quality and HVAC experts, we developed a comprehensive plan of action that would solve their “sick home syndrome”. We removed all of the carpeting and pad from the home and thoroughly cleaned all surfaces and filtered the air with advanced HEPA filtration units. There were a few areas of mold in the crawl space which we mitigated as well. We thoroughly air sealed the home, paying particular attention to the ground level and attic floor system. Since the HVAC systems and ducting had become re-contaminated, we cleaned both units and all associated duct work. To eliminate unhealthy air being drawn into the home from the crawl space, we completely sealed and conditioned the crawl. In order to provide a controlled entry point for clean fresh air into the home we installed an energy efficient stand-alone Energy Recovery Ventilator (ERV). We installed wood flooring in all of the living areas that did not have wood flooring, and finished all of the flooring using a NO-VOC water-based floor finish. All of the painted surfaces of the home were sealed and painted with NO-VOC latex paint. To further improve the energy performance of the home in addition to thoroughly air-sealing and sealing and conditioning the crawl space, we installed 100% LED lighting in the home. We improved the water efficiency of the home by installing low-flow EPA WaterSense rated toilets and shower heads, converted all of the bathroom and kitchen faucets to be more water efficient. Upon completion, Amy and her family was able to move back into their cozy and clean “new home”, and are once again able to enjoy and be comfortable in their home.

The customers desired a secluded environment for retreat at the end of a long workday. The project began with stone selection. We desired an organic stone that would age beautifully over time, and shape the walls and features of the space. Our team faced major logistics challenges throughout the project. The wooded property sloped away from the house dramatically making difficulty bringing in large materials and machinery needed to complete the job. Tree protection and a temporary road were constructed for the duration of the project. Stone placement was key to success for this project. We hand-selected each boulder for the project and assembled the stones by similar grain patterns and colors to create authenticity. The idea was to give the illusion that these natural limestone formations existed on the property before the home and landscaping was created adding a great mystery to the overall feature. The viewer is surrounded by large stone walls with cascades of water that have shaped the stone over time. The viewer is given the illusion that the source of water comes from the distance of the property and cascades into a secluded area. We designed an underground cistern to hold rain water run-off allowing the water feature to naturally filter the water for re-use. The pump system is run on a Variable Frequency Drive for programmable automation, allowing the customer to run the waterfall at different flow rates at different times of day allowing for operation cost savings, and low energy consumption. This 24’ by 22’ addition opens up the kitchen space with an additional room which the kitchen connects to. The newly constructed space serves as a living room/sunroom. To do this, we tore down the kitchen wall and built a temporary plywood wall to keep the space closed off from the new construction. The new structure was framed and the roof was shingled. To allow for the roof line, new window openings were built and new windows were purchased to meet current egress requirements. The double door that initially went to the exterior was transformed into an 8’ tall opening. The kitchen window at the sink was taken out and now has a wood jamb opening with a granite countertop for a bar where people can sit and watch the cooks at work. Inside the addition we created some additional cabinet space for another serving area. The cabinetry was framed to fit a beverage cooler. The floor in the addition matches the existing hand scraped wood floor in the kitchen. One particular challenge we faced in the addition was ensuring that the floor elevation for the new addition lined perfectly so that it was seamless. On the exterior we installed a new cultured ledge stone and a real limestone sill with actual rock face to provide a natural appearance. The stone steps on each of the entryways into the addition have a similar look. The radius steps contain the rock face feature as well. Large windows were installed which match the pitch of the existing roof. The siding on the new structure is sympathetic to the siding on the home. We also installed new state of the art skylights that shut themselves when it rains.

This panoramic view showcases the complete kitchen spatial effect. Wall-mounted & floor-to-ceiling tall black cabinets adopt a fully hidden handle-free design for a pure minimalist appearance, with abundant internal storage space to accommodate all kitchen supplies. The central cooking zone is equipped with a flush gas stove and range hood, cooperating with the sink area to form a standard efficient washing-cutting-cooking workflow. The independent front island acts as both an auxiliary preparation countertop and a temporary snack bar, matching simple black seating for casual meals. Recessed ceiling downlights provide even ambient lighting, bright white walls and countertops brighten the dark cabinet space, creating a stylish, tidy and highly practical cooking space suitable for Australian family daily use and small home gatherings.

The renovation of Maison Gray was an ambitious project, marked by technical challenges to transform this 1960s residence into a modern and bright living space. Due to urban planning constraints, it was impossible to completely demolish the house. Therefore, a progressive approach was adopted, methodically deconstructing and rebuilding each wall while keeping the roof in place with temporary supports. This required rigorous coordination between the demolition and construction teams, who worked in parallel to successfully complete the large-scale project. Major structural and framing work allowed for the roof slopes to be redefined and the creation of a double-height space, a central feature of the house's new architecture. Despite the complexity of the project, the work was completed in a relatively short period, an impressive achievement for such a large-scale transformation. Thanks to meticulous execution, the house was practically rebuilt from scratch, with a mezzanine and new spaces arranged in half-levels within a generous volume. The tall arch on the façade marks the vaulted entrance leading to an open living space in double height, naturally lit by a skylight and large windows opening to the garden. Achieving these elements and alignments required great precision, with every architectural detail, from curves to openings, carefully executed to create a fluid and harmonious flow. Sangaré Studio designed the interior with natural materials in soft tones, creating intimate and fluid spaces. Built with care, Maison Gray offers a welcoming and soothing environment, allowing the family to enjoy spaces designed for comfort and tranquility.

AFTER - Red Furniture???? Every once in awhile I'll get presented with a challenge....Not often, but it happens.... :) A previous client/friend came to me & said she wanted to make over her apartment in a Boho, Eclectic style.... But ... and here's the challenge- She was gifted a Red Furniture set- & since this place was a temporary place until she buys her forever home- She wanted use it! A challenge huh?? Hmmm... well..guess what? We made it work! :)
