Driving down to this small house on the water, we immediately saw the potential of what it could become. With access to the beach and a boathouse at the sea level, this large property had a lot to offer. The re-design for this meant expanding on what was already here by stepping up the square footage, increasing the level of finish and capitalizing on the fantastic views. Our development of the house included increasing the footprint by adding a complete and well-appointed main-level Primary bedroom suite, an office, mud room, laundry and powder room. Downstairs we renovated the space into a gym and media room with views, 3 new bedrooms. To round out the house we added a three-car garage with a car-lift in the third bay.

This stunning 4,500 sq/ft one-level penthouse was purchased as a retirement home for a young at heart couple who enjoys featuring their art with the backdrop of the beautiful city skyline. The kitchen and bathrooms were personalized with this client’s taste of clean and modern surfaces, while a third bedroom was converted into a full-size walk-in closet for wardrobe items to be clearly displayed. Ca. 1919 Craftsman Style Home, Revisioned by the South’s Leading Designers Twenty‐two leading interior designers from three different states completely restored this historic home on Franklin’s historic Main Street as part of the O’More Show House, which was opened to the public from May 12‐27, 2016 and presented by leading sponsor, PARKS. This is the third O’More Show House event in recent years, with participating designers having ties to O’More College of Design in downtown Franklin and proceeds benefiting the College’s School of Interior Design. The 2016 home, a 5,200 square‐foot ca. 1919 brick and stucco Craftsman‐style cottage, is a significant contributing property to the National Register‐listed Hincheyville Historic District. The owners have undertaken a total renovation of the home’s interior while leaving the street‐view exterior intact. We were recommended to project managers and O'More College for the entire landscape design and installation: landscaping, irrigation, lighting, paver walks and patios, paver-raised porch with steps, paver banding in driveway!

After returning from a winter trip to discover his house had been flooded by a burst second-floor pipe, this homeowner was ready to address the renovations and additions that he had been pondering for about a decade. It was important to him to respect the original character of the c. +/- 1910 two-bedroom small home that had been in his family for years, while re-imagining the kitchen and flow. In response, KHS proposed a one-story addition, recalling an enclosed porch, which springs from the front roof line and then wraps the house to the north. An informal front dining space, complete with built-in banquette, occupies the east end of the addition behind large double-hung windows sized to match those on the original house, and a new kitchen occupies the west end of the addition behind smaller casement windows at counter height. New French doors to the rear allow the owner greater access to an outdoor room edged by the house to the east, the existing one-car garage to the south, and a rear rock wall to the west. Much of the lot to the north was left open for the owner’s annual summer volley ball party. The first-floor was then reconfigured, capturing additional interior space from a recessed porch on the rear, to create a rear mudroom entrance hall, full bath, and den, which could someday function as a third bedroom if needed. Upstairs, a rear shed dormer was extended to the north and east so that head room could be increased, rendering more of the owner’s office/second bedroom usable. Windows and doors were relocated as necessary to better serve the new plan and to capture more daylight. Having expanded from its original 1100 square feet to approximately 1700 square feet, it’s still a small, sweet house – only freshly updated, and with a hint of porchiness. Photos by Katie Hutchison

Our Cole Valley clients have lived in their Edwardian home for many years, and have a large garden with established trees, they were looking for a redefinition and reorganization in their outdoor living space. We developed three distinct areas for them to explore, relax and entertain. Contrasting color, movement and texture, and repeating patterns throughout unify the garden’s relaxed turn of the century cottage style. Starting with a shady fern garden anchored by two Garrya elliptica, a decomposed granite path meanders through a garden full of strong, architectural forms of Mangaves, Agaves, Phormiums and grasses. Dry stone walls of varying heights along the path lead to an enclosed third garden with a larger seating area, bathed in sun and rich with hues of burgundy, maroon, and shades of pink and chocolate.

Challenges with your backyard space? Yeah, that's no problem for us. In this space, the deck could not be attached to the house because of the way this turn-of-the-century home was built. The house is 100 years old and the basement door is right in the middle of the back of the house, preventing an attached deck. Another big challenge on this space was that the lot sloped up the hill and away from the house. So what did we do? We excavated and put in retaining walls and build it into the side of the hill, while maintaining integrity of the backyard space and driveway. The homeowners wanted their outdoor space on the same level as the play area with swingset so that they could watch the kids while they relax. Nailed it! A young family in a new development and wanting more out of their home decided to remodel the 2500 square feet of unfinished space in their basement. Their goals were to have a future au-pair suite, large entertainment area, multi -seating spaces, a gym, and last but not the least, a state-of-the- art home theater. Additionally, they have been accustomed to large gatherings with 50 and more guests, so it was essential to have a large bar/kitchenette area serving the dual purpose. The highlight of this renovation is the new home movie theatre. Complete with HD screen, projector and sound system, the motif for the room is the Renaissance, complete with fluted columns and arched panel walls. Double wood theatre doors open to theatre seating featuring burgundy leather theatre recliners. Inspiration for a contemporary kitchen remodel in Los Angeles

While creating their new home, our clients asked us to create an independant living area for their daughter that would be wheelchair accessible, while not looking like it came from an ADA guidebook. We first created a small kitchenette with all major components within easy reach, then a small but wide open laundry area. Finally we developed this tremendous craft and entertainment area for our incredible young lady to share her hobbies and passions with her visitors. The navy blue cabinets really add a punch of color to the rustic oak cabinets, while in the kitchen, the aluminum doors up top bring in a sense of modern. The centerpiece of the craft room is the Richelieu party table that unfolds out to almost 6 feet in length, or can be completely stowed away in the drawer space of the cabinet. We were thrilled to be able to create such a beautiful space for a beautiful lady!

Built on a unique shaped lot our Wheeler Home hosts a large courtyard and a primary suite on the main level. At 2,400 sq ft, 3 bedrooms, and 2.5 baths the floor plan includes; open concept living, dining, and kitchen, a small office off the front of the home, a detached two car garage, and lots of indoor-outdoor space for a small city lot. This plan also includes a third floor bonus room that could be finished at a later date. We worked within the Developer and Neighborhood Specifications. The plans are now a part of the Wheeler District Portfolio in Downtown OKC.

This 5,200-square foot modern farmhouse is located on Manhattan Beach’s Fourth Street, which leads directly to the ocean. A raw stone facade and custom-built Dutch front-door greets guests, and customized millwork can be found throughout the home. The exposed beams, wooden furnishings, rustic-chic lighting, and soothing palette are inspired by Scandinavian farmhouses and breezy coastal living. The home’s understated elegance privileges comfort and vertical space. To this end, the 5-bed, 7-bath (counting halves) home has a 4-stop elevator and a basement theater with tiered seating and 13-foot ceilings. A third story porch is separated from the upstairs living area by a glass wall that disappears as desired, and its stone fireplace ensures that this panoramic ocean view can be enjoyed year-round. This house is full of gorgeous materials, including a kitchen backsplash of Calacatta marble, mined from the Apuan mountains of Italy, and countertops of polished porcelain. The curved antique French limestone fireplace in the living room is a true statement piece, and the basement includes a temperature-controlled glass room-within-a-room for an aesthetic but functional take on wine storage. The takeaway? Efficiency and beauty are two sides of the same coin.
