This home is a modern farmhouse on the outside with an open-concept floor plan and nautical/midcentury influence on the inside! From top to bottom, this home was completely customized for the family of four with five bedrooms and 3-1/2 bathrooms spread over three levels of 3,998 sq. ft. This home is functional and utilizes the space wisely without feeling cramped. Some of the details that should be highlighted in this home include the 5” quartersawn oak floors, detailed millwork including ceiling beams, abundant natural lighting, and a cohesive color palate. Four work stations fit and function easily and beautifully in a tidy 300 SF space: (1) cooking, including separate gas and electric cooking surfaces; (2) prep/cleaning, on the island; and (3) food storage, in the cherry wood armoire concealing both refrigerator and pantry. (4) is the area between the food storage and double ovens (around the corner from the formal serving hutch) and is devoted to baking.

Inspiration for a modern living room remodel in Houston

Rising amidst the grand homes of North Howe Street, this stately house has more than 6,600 SF. In total, the home has seven bedrooms, six full bathrooms and three powder rooms. Designed with an extra-wide floor plan (21'-2"), achieved through side-yard relief, and an attached garage achieved through rear-yard relief, it is a truly unique home in a truly stunning environment. The centerpiece of the home is its dramatic, 11-foot-diameter circular stair that ascends four floors from the lower level to the roof decks where panoramic windows (and views) infuse the staircase and lower levels with natural light. Public areas include classically-proportioned living and dining rooms, designed in an open-plan concept with architectural distinction enabling them to function individually. A gourmet, eat-in kitchen opens to the home's great room and rear gardens and is connected via its own staircase to the lower level family room, mud room and attached 2-1/2 car, heated garage. The second floor is a dedicated master floor, accessed by the main stair or the home's elevator. Features include a groin-vaulted ceiling; attached sun-room; private balcony; lavishly appointed master bath; tremendous closet space, including a 120 SF walk-in closet, and; an en-suite office. At the Four Seasons Residence in Austin, R Designs transformed this otherwise bland high-rise condo into a slick and bold space using multiple wall-coverings, ceiling coverings (leather, suede, fabric and paper), custom Italian furnishings and unique custom lighting.

The same bent glass light fixture, as well as the medicine cabinet was used in all three bathrooms and is nearly identical to those made during the 1960s and 1970s. Designing additions for Victorian homes is a challenging task. The architects and builders who designed and built these homes were masters in their craft. No detail of design or proportion went unattended. Cummings Architects is often approached to work on these types of projects because of their unwavering dedication to ensure structural and aesthetic continuity both inside and out. Upon meeting the owner of this stately home in Winchester, Massachusetts, Mathew immediately began sketching a beautifully detail drawing of a design for a family room with an upstairs master suite. Though the initial ideas were just rough concepts, the client could already see that Mathew’s vision for the house would blend the new space seamlessly into the fabric of the turn of the century home. In the finished design, expanses of glass stretch along the lines of the living room, letting in an expansive amount of light and creating a sense of openness. The exterior walls and interior trims were designed to create an environment that merged the indoors and outdoors into a single comfortable space.
