Skylights were incorporated to take advantage of natural light during the daylight hours. A 200 SF addition to an existing master bedroom, this master bath and closet has created a much needed spa-like retreat to an already beautiful home. The ceramic tile floor resembles a lighter hardwood to match the rest of the home, but offers the resiliency of tile for the wet conditions of the bathroom. A double floating vanity offers plenty of storage, and four skylights and a large window offer enough natural light that artificial lighting is rarely used during the day. The shower ceramic tile resembles marble, but allows for an easier hard surface to clean and maintain. The brass fixtures allow for a warm contrast to the cool grays, and are a great alternative to the typical stainless steel or brushed aluminum look. The brass also compliments the tile floor, as does the light grey vanity color and the brass color accents in the shower tile and vanity backsplash. A small passage just before the entrance to the bathroom allows for storage space in the form of two built-in white cabinets on either side. A sliding pocket door with privacy glass provides privacy while transferring natural light from one space to the next. The overall feel is inviting and peaceful, with a natural charm brought about by the materials and colors chosen to complete this spa-like retreat.

An existing wine cellar in a La Jolla, San Diego home was expanded to accommodate the growing collection of the owner. We worked on this project twice. The first installation was completed in 2008. After about 5 years, the client requested us to double the capacity of their wine room, but maintain the contemporary design. We added new sections to the existing racking to provide additional space for more wines. Stunning Wine Cellar for a Contemporary Home We completed a wine cellar installation project in La Jolla, an affluent city of San Diego, California, where we had to match the contemporary design of the home. The beautiful residential space was originally built with glass and wood. All the woodworking was constructed from Sapele Mahogany, which is common in many parts of the house. The cabinetry and furniture had to be the same tone and material. We have worked on this project twice. The first time was in 2008 and the second one was in 2013. We needed to expand and double the size of the custom wine cellar. A very integral part of this homeowner’s life is their wine and the collecting of wine. Our main goal was to create a racking design that consists of various orientations to allow the owner to store different sizes of bottles. Racking Features of the La Jolla Custom Wine Cellar The original room was constructed when the home was built. The architect, designing team, and contractor gave us a palette to match the existing cabinetry. The owners didn’t know what their needs were going to be. When they buy cases of wine, for example, they just put some of the bottles in the diamond bins and some in individual bottle spaces. In 2013, we tried to make the racking as universal as possible. The original capacity of the wine room was 1,100 bottles. It increased to 1,624 after the expansion of the space and adding more wine racks. Elevation 1 The first area of the room consists of racking for individual storage at the top section, with a VC-style cover for concealing the evaporator. There are diamond bins in the middle that can store nine bottles in each opening. We added many slots for large format bottles below the diamond bins because the owners stored bigger bottles in the first room, as big as 9 liters. What we did was to open up a couple of spaces to create a wider wine storage area. The whole racking in this area has a solid end panel. We took out the vertical supports and put the beam supports across to bear the load. We incorporated a coved tray feature to allow the owners to get a feel for the beautiful bottles in their collection. The large format bottles are stored in various heights, resulting in a cascading wine display. This style of racking allows for easy visibility of the wine labels. We installed LED lighting above this area to illuminate the space dramatically without emitting too much heat. Elevation 2 The next racking is labeled Elevation 2, which is the left wall that you will pass by before you go into the other storage area. It consists of horizontal display racks that can store both standard and larger bottles. These display racks, which are 8 ¼” deep, were installed with lighting and mirror at the back. The middle section has two glass shelves that provide an area for the client’s wine cellar accessories and mini car collection. Elevation 3 On the 3rd Elevation, the top racking includes slots with twelve coved trays and six solid backs. We added new individual column wine racks, and custom cabinets with scalloped neck supports to the existing cabinetry. Now, the total capacity of the individual bottle racking is 384, and the custom cabinets can accommodate 34 bottles. There is a double deep Sapele Mahogany tabletop where we installed very large steel supports under it. This will provide structural stability for bearing the weight of this big case storage area. The homeowner buys a lot of wine, so he wanted to have an area where he could stack all the boxes. He didn’t want the boxes to occupy the area at the front. With this feature, he could just bring the wines directly to this storage area, without affecting the aesthetic appeal of the front entrance of his La Jolla custom wine cellar. Elevations 4 and 5 The next wall is Elevation 4, which consists of wine racks for 98 magnum bottles. The top most section has a VC-style evaporator cover. Elevation 5 (in front of elevation 3), had twelve coved trays, 16-bottle custom cabinets with scalloped neck supports, and one hundred eighty individual storage slots. After adding new sections, we ended up having sixteen coved trays, 26-bottle custom cabinets, and 288 individual bottle racking. Rolling Ladder for Easy Access of Wines Another factor that we consider when designing a wine room is the convenience in accessing the bottles. Since the ceiling of this La Jolla custom wine cellar was tall (about 124” height), we added a hook rolling ladder. A hook ladder has fixtures that allow it to slide along the rail and can be lifted off the rail if you want to transfer it to another section of the racking on a different wall. As Brooklyn continues to reach upward, its newest denizens demand an aesthetic which marries the past with the present. For the latest buildings, rooftop spaces are not an after-thought but are carefully engineered and planned early in the design phase, often long before there is a semblance of a space to survey. The primary challenge with common spaces for residential buildings is to provide some level of individual privacy while developing an overall spatial design which will also foster social interaction between users. In order to achieve this balance, smaller conversational spaces which are defined through the rigid face of the wood-clad planters and accented by hearty plantings and provide a diverse mix of seating types from long benches attached to the face of the planters to moveable chairs and tables allowing for maximum flexibility. The smaller conversational spaces take advantage of the views from the outside edges of the roof while the larger common spaces are defined by plant-softened wood fences. The materials of the space borrow from the buildings context, reclaiming many of the materials which permeated Brooklyn’s industrial heritage. Concrete, steel, aluminum and various fabrics are some of the elements which help to unite the past with the present. Transferring the feel of the sidewalk planting bed to the rooftop is achieved through the raw steel-edged green-roof garden areas which help define the spaces.

This project included more than 200 square feet of concrete countertop, corbels, a footrest and a dual basin concrete sink. The pieces were all cast in black concrete with an egg and dart edge. Small decorative stones and large geodes were used as an aggregate adding many bright colors to the space in the daylight. At night the project comes to life with fiberoptics backlighting all of the translucent stones that were cast into the piece. The project brought with it many challenges, such as determining the best way to transfer light from the cable to the stones, the overall size of the pieces and the shapes created by the existing structure. The completed project really shines and has been the WOW factor for the homeowner and his many guests.

When a Historic District home was renovated in Fort Myers, a dream kitchen was created: open plan enough for gathering, with clearly delineated areas for cooking, reading and entertaining. Challenge Bill and Alison’s existing kitchen was small and dysfunctional. Each room seemed independent, and there was no flow through the house. The house felt small, with one entry and exit point. As a planning consultant, Bill was no stranger to construction. He was a general contractor himself and had built several custom homes in years past. As a gardening enthusiast and professional educator, Alison also had an eye for design. They started with design, layout and planning on their own, but soon realized they needed help. After interviewing several contractors who seemed overwhelmed and unenthused by their project, they reached out to Progressive Design Build. Solution Mike was not only enthused about the project, but he established trust with Bill and Alison. Within a few short weeks he was hired to begin the planning phase, conducting thorough research on the project, meeting key subcontractors and establishing a realistic budget. When the project began, internal walls were removed to open up the kitchen/dining areas and an island was built, giving the space an open and modern functionality. The eating area was enlarged, and a visual connection to the outside was established using Marvin insulated glass windows with Low E coatings—which rejects solar heat gain without reducing visible light passing through the glass. In order to allow for the open concept layout that Bill and Alison desired, we built new structural beams to transfer the live load. The sliding patio doors opened onto a small terrace with a wrought iron handrail creating access to the private courtyard and garden area. Finishing details included custom cherry cabinets and wood trimming, 16” x 32” natural stone flooring, granite countertops and historically correct plaster finishes. Result The project was completed within budget and two weeks ahead of schedule. “That planning phase was the best money we spent on the project,” exclaimed Bill. “It was incredibly gratifying being able to watch the subcontractors and suppliers come and go with shared leadership and attention to details.”

Part of the beauty of this home is it location, high in the hills, overlooking valleys and mountains, and facing due west. Unfortunately, the original floorplan didn’t take advantage of the views or the ample natural light. In order to bring the outside in, We widened hallways and removed many of the angled walls that were serving to cut off the transfer of light. We added and enlarged the windows on the wester facing elevation, and added a La Cantina glass door system leading out to the brand new deck. The natural tone oak wood floors bring an organic, light and bright feel throughout the home.

Congratulations to the family that allowed us to transform their kitchen space! We managed to complete this remodel - just in time for them to bring a beautiful baby girl into this world! It was quite an amazing experience to design and remodel this home with our new Medallion Cabinetry product line. The main area of cabinetry features our Gold Line in Park Place door style, in the color Sea Salt with Pewter Highlight. Their new 7ft island is our Appaloosa Peppercorn with matching island legs. New Vista managed this project from start to finish, including all permits required by the local building department. The previous 20ft wall had been located from the area of the remaining post to the window to the right of the sink, shown in these photos. Proper removal of this wall did require a structurally sound weight load transfer in the attic. Safety comes first! Also included: Granite counters, new appliances, brick style backsplash, flooring, gas line/plumbing/electrical relocation, can lighting and new plumbing fixtures. Our CAD drawings are proving to be incredibly helpful in the design process of our remodels, allowing customers to really SEE what they can do with the space they have! This project had closed without any change orders and the total time encompassed exactly 8wks - from demolition to final inspection!

Our clients asked us to design a guest house while thinking about the big picture which included a main house, a guest house, and a garage. We were in the middle of the design phase when they were transferred to Hong Kong. The project continued, as we worked long distance to iron out the details. The guest house/pool house then became home base for periodic visits while we worked on the main house and the garage. Eventually, they came home to their compound, and it feels like they never left.
