Challenge: Our clients wanted to modernize the look of their 1997 home, and update all electrical and plumbing infrastructure. Structural issues were apparent at the onset of the project with missing bearing points and beams that should have been incorporated into the original build. Solution: The work started with a complete strip out of the interior. Existing finishes, appliances, kitchen, bathrooms, flooring, electrical, plumbing, doors and frames, heating systems, all trim, drywall, insulation and vapour barrier were all removed. This left a bare wood frame shell which required some tricky structural changes to open up the interior necessitating load transfer modifications and additional foundations. The main stair was widened to create a luxurious ascent to the master bedroom overlooking the golf course. All bathrooms were fully replaced with a new kitchen designed to be open to the dining room and living room. The new interior finishes, and the essential design thereof, came together smoothly with all trades meeting agreed time frames and prices. We had a great time working with the client throughout the project. Communication was strong during the course of construction which resulted in a renovation that exceeded the client’s criteria and that also met our exacting level of quality.

The Belfast Residence in Ohio is a new construction, custom modern house situated on a 150 acre farm. Panda solved the challenge of extending the intimate space of the kitchen into the expansiveness of the backyard by installing fully retractable TS.60 All Aluminum Thermally Broken Folding Door Systems. Custom designed for this space, this elegant and durable folding door system spans the entire wall of the kitchen. This door system uses cutting-edge aluminum extrusions with a polyamide bar to connect the frame together while reducing heat or cold transfer. When closed, this Bi-Fold door system provides a protective barrier that lowers u-factors, limits condensation, increases energy performance, and most of all reduces thermal conductivity. The architectural firm, Drawing Dept. designed a cantilevered roof reaching out over the pool on axis with a sunken fire pit, drawing the geometry of the house further out into the landscape. As a result, the heart of the home unrestrictedly extends toward the fire pit for optimal physical and visual connection. This airy living room was conceived around the homeowners love of art and nature. A palette derived from sea and sand, natural elements were brought in both literally and figuratively. We remodeled this unassuming mid-century home from top to bottom. An entire third floor and two outdoor decks were added. As a bonus, we made the whole thing accessible with an elevator linking all three floors. The 3rd floor was designed to be built entirely above the existing roof level to preserve the vaulted ceilings in the main level living areas. Floor joists spanned the full width of the house to transfer new loads onto the existing foundation as much as possible. This minimized structural work required inside the existing footprint of the home. A portion of the new roof extends over the custom outdoor kitchen and deck on the north end, allowing year-round use of this space. Exterior finishes feature a combination of smooth painted horizontal panels, and pre-finished fiber-cement siding, that replicate a natural stained wood. Exposed beams and cedar soffits provide wooden accents around the exterior. Horizontal cable railings were used around the rooftop decks. Natural stone installed around the front entry enhances the porch. Metal roofing in natural forest green, tie the whole project together. On the main floor, the kitchen remodel included minimal footprint changes, but overhauling of the cabinets and function. A larger window brings in natural light, capturing views of the garden and new porch. The sleek kitchen now shines with two-toned cabinetry in stained maple and high-gloss white, white quartz countertops with hints of gold and purple, and a raised bubble-glass chiseled edge cocktail bar. The kitchen’s eye-catching mixed-metal backsplash is a fun update on a traditional penny tile. The dining room was revamped with new built-in lighted cabinetry, luxury vinyl flooring, and a contemporary-style chandelier. Throughout the main floor, the original hardwood flooring was refinished with dark stain, and the fireplace revamped in gray and with a copper-tile hearth and new insert. During demolition our team uncovered a hidden ceiling beam. The clients loved the look, so to meet the planned budget, the beam was turned into an architectural feature, wrapping it in wood paneling matching the entry hall. The entire day-light basement was also remodeled, and now includes a bright & colorful exercise studio and a larger laundry room. The redesign of the washroom includes a larger showering area built specifically for washing their large dog, as well as added storage and countertop space. This is a project our team is very honored to have been involved with, build our client’s dream home.

A former enclosed porch-turned-den was too small for comfortable living but just-right for a new fully-accessible bathroom. Stacking laundry appliances are behind louvered doors, and linens are stored in the cabinet opposite the vanity. Shower is curb-less and toilet (beyond vanity) alcove is wide enough for wheelchair transfer. Blocking for future grab-bars is installed within walls throughout.

Lobelia Bungalow Single family residence near Hillsboro WV. Highlight This home is constructed with hempcrete. Hempcrete is a biocomposite material composed of hemp fiber and a lime based binder. For more detailed information on hempcrete see our blog post. The hempcrete on this project was cast in place. The walls are 12" thick and extend from the foundation up to the bottom of the trusses. 2x4 studs on 24" centers sit at the center of the wall, serving to transfer the roof load to the foundation. Hempcrete forms a monolithic wall assembly, replacing the batt insulation, drywall, OSB sheathing, and siding that would be used in a conventional stick built house. Both the inside and outside of the hempcrete walls are finished with 2 layers of lime based plaster. Detail The structure is built into a hillside to the North and has full exposure and a partial basement on the South side. A slab on grade with in-floor hydronic radiant heat conditions the main level. Supplemental passive solar heating was achieved by orienting the house due south and adding extra glazing to the south wall. Overhangs were designed to prevent overheating in the summertime. Mechanical: Heat pump water heater provides domestic hot water A concrete cistern was installed in the hillside above the house to provide gravity fed water

Transfer from Chicago to San Francisco. We did his home in Chicago. Which incidentally appeared on the cover of Chicago Home Interiors. The client is a google executive transplanted. The home is roughly 1500 sq. ft and sits right in the middle of the Castro District. Art deco and arts and craft detailing. The client opted to go with color, and they drove the color scheme. The living room was awkward with only one plain wall. It needed to accommodate entertaining, audio and video use, and be a workspace. Additionally, the client wanted the room to transition easily weather it was just him and his partner or many guests. We opted to do central furniture arrangements. Therefore, we took advantage of the fireplace, large window focal point and added a media wall as a third focal point. Dining is a large square table with two large buffets. The unique feature is a ceiling mural. The color scheme is moody browns greens and purples.
