The beautiful, old barn on this Topsfield estate was at risk of being demolished. Before approaching Mathew Cummings, the homeowner had met with several architects about the structure, and they had all told her that it needed to be torn down. Thankfully, for the sake of the barn and the owner, Cummings Architects has a long and distinguished history of preserving some of the oldest timber framed homes and barns in the U.S.
Once the homeowner realized that the barn was not only salvageable, but could be transformed into a new living space that was as utilitarian as it was stunning, the design ideas began flowing fast. In the end, the design came together in a way that met all the family’s needs with all the warmth and style you’d expect in such a venerable, old building.
On the ground level of this 200-year old structure, a garage offers ample room for three cars, including one loaded up with kids and groceries. Just off the garage is the mudroom – a large but quaint space with an exposed wood ceiling, custom-built seat with period detailing, and a powder room. The vanity in the powder room features a vanity that was built using salvaged wood and reclaimed bluestone sourced right on the property.
Original, exposed timbers frame an expansive, two-story family room that leads, through classic French doors, to a new deck adjacent to the large, open backyard. On the second floor, salvaged barn doors lead to the master suite which features a bright bedroom and bath as well as a custom walk-in closet with his and hers areas separated by a black walnut island. In the master bath, hand-beaded boards surround a claw-foot tub, the perfect place to relax after a long day.
In addition, the newly restored and renovated barn features a mid-level exercise studio and a children’s playroom that connects to the main house.
From a derelict relic that was slated for demolition to a warmly inviting and beautifully utilitarian living space, this barn has undergone an almost magical transformation to become a beautiful addition and asset to this stately home.

The owners of this South Dublin period family home have relocated their kitchen to create a bright and bespoke new design – a total transformation from its predecessor. The bespoke 30mm solid wood cabinetry features stepped Shaker doors and solid oak internals. The cabinetry has been handpainted in Farrow & Ball French Grey, creating an elegant, calming space. The open shelving over the sink with the mirror finish is a key element of the design, which allows for the natural light to reflect around the room, giving views of the beautiful exposed brick feature from all angles. Aged brass handles complete the look.

Master bedroom and ensuite
A simple soft furnishings update transformed these rooms. The classic and traditional feel was retained but with the addition of lively, warm colours. Reupholstered furniture in ruby red tones, pinch pleat curtains, a shaped upholstered pelmet, and elegant tie-backs brought drama and interest to the serene backdrop. We reupholstered the footstool and chair in the ensuite - we are always happy to breathe fresh life into favourite pieces.

This "in progress" photo is 3 weeks after move in day. We provided the rug, dining furniture, art, trees, and a credenza, with no waiting period! This homeowner is excited to host large family dinners. Check back with us in a couple of weeks, after the electrician has installed our contemporary light fixtures in every room!

This transformation shot shows the new kitchen along with the breakfast area, connected by a very graceful broken arch that separates yet connects the two rooms. The light fixtures chosen reflect the period of the original house.

This young successful professional decided to completely transform his home. The work commenced with a total gutting of the property and a sustainable renovation followed. The home was heated by underfloor heating and equipped for all the latest technology. Great consideration was given to his active lifestyle and constant entertaining. Boho meets Portuguese design in a stunning transformation of this Van Ness tudor in the upper northwest neighborhood of Washington, DC. Our team’s primary objectives were to fill space with natural light, period architectural details, and cohesive selections throughout the main level and primary suite. At the entry, new archways are created to maximize light and flow throughout the main level while ensuring the space feels intimate. A new kitchen layout along with a peninsula grounds the chef’s kitchen while securing its part in the everyday living space. Well-appointed dining and living rooms infuse dimension and texture into the home, and a pop of personality in the powder room round out the main level. Strong raw wood elements, rich tones, hand-formed elements, and contemporary nods make an appearance throughout the newly renovated main level and primary suite of the home.
