In this photo, we are looking into the shower through the glass enclosure - you can just see the reflection of the light switches in the glass. Notice how "clear" this clear glass is. It's called Starfire - or Starphire - glass (a brand name) which IS actually clearer than regular clear glass. Why? Because it contains less iron. In fact, it contains about 90% less iron than regular shower glass. This difference makes it less green, and allows for increased light transmission. It costs more, but can be well worth the investment. Imagine how different this bathroom would look if you were seeing all of that beautiful kintsugi tile through green glass! Notice the shelf in the niche -- that's regular clear glass....see the green edge?

Expanding the narrow 30 square foot balcony on the upper level to a full floor allowed us to create a 300 square foot gym. We closed off the opening to the kitchen below. The floor framing is extra strong, specifically to carry the weight of the clients’ weights and exercise apparatus. We also used sound insulation to minimize sound transmission. We built walls at the top of the stairway to prevent sound transmission, but in order not to lose natural light transmission, we installed 3 glass openings that are fitted with LED lights. This allows light from the new sliding door to flow down to the lower floor. The entry door to the gym is a frosted glass pocket door. We replaced existing door/transom and two double-hung windows with an expansive, almost 16-foot, double sliding door, allowing for almost 8-foot opening to the outside. These larger doors allow in a lot of light and provide better access to the deck for entertaining. The cedar siding on the interior gym wall echoes the cedar deck fence.

View of the fabric in the projected position: The patio at this private residence in Mahwah NJ faces west, and during the summer months, the heat and glare from the sun is overwhelming; making this beautiful outdoor retreat unbearable. Motorized exterior solar shades were installed on the fascia of the overhang to reduce the harmful effects of the sun. The goals were to create a comfortable living space, reduce the glare, heat and UV, and reduce flying insects and inclement weather when in use. A Charcoal colored fabric was chosen for this roller shade as retaining the view was one of the priorities. The shade cloth selected blocks 95% of glare, but still allows the an unobstructed view of the pool for safety, and keeps the views of the Ramapo River and beautifully landscaped property. The amount of coverage and openness of the fabric drastically reduces insects and inclement weather, and cable guide rails were chosen to keep the shade fabric from billowing in the wind. Due to their small footprint, cable guides are more aesthetically pleasing versus aluminum rails, zip rails or concealed edge options which were available, but not selected for this application. The Somfy motorization allows for push-button operation, and was also tied into an existing smart-home automation system which allows the client to control the product remotely. An added benefit of this automation feature allows the client to save on cooling related air conditioning costs. The combination of 95% UV blockage and dark colored fabric gives these exterior solar shades an 87% Solar Heat Gain Coefficient, meaning that these solar screen shades will dramatically reduce the amount of UV and heat penetrating the windows of the home.

The project involves a complete overhaul to a 1967 home located 20 miles south of Seattle. Outside, a new cantilevered shed roof announces the entry as a new 940 square foot west facing deck opens up to a view of the Puget Sound and Olympic Peninsula beyond. Inside, approximately 3,400 square feet of interiors are updated with new doors & windows, appliances, plumbing fixtures, electrical fixtures, cabinetry and surfaces throughout. A new kitchen design improves function and allows for better ergonomics with the floor plan. Key components such as the rough-stone fireplace are kept intact to retain the original character of the home. Additional design considerations were implemented for sound transmission control measures due to the proximity to SeaTac airport’s flight path.
