La Jolla Rancho Rd project was an exciting project, the house itself was going through tremendous remodel phases when Parker Rose was called over to start gathering ideas for the staging. The overall result turned into a beautiful masterpiece, many of the specifications of the home are Mid-Century Modern. The challenge we had with the staging was using the open living spaces correctly and finding the perfect layout of how to attract the eye to look out to the beautiful view while still being functional. The main entry level is a big open space and after working on several layouts we came up with the idea of doing dual sofas with accent chairs floating in the middle of the living room, a console was placed behind the sofa closest to the entrance creating layers. The other portion of the open space was used as the dining room, it was the perfect combination as both sections were close to the open kitchen displaying functionality in an open floorplan. Each space was carefully planned to take advantage of the open floorplan and beautiful coastal views.

This Houston bathroom remodel is timeless, yet on-trend - with creative tile patterns, polished chrome and a black-and-white palette lending plenty of glamour and visual drama. "We incorporated many of the latest bathroom design trends - like the metallic finish on the claw feet of the tub; crisp, bright whites and the oversized tiles on the shower wall," says Outdoor Homescapes' interior project designer, Lisha Maxey. "But the overall look is classic and elegant and will hold up well for years to come." As you can see from the "before" pictures, this 300-square foot, long, narrow space has come a long way from its outdated, wallpaper-bordered beginnings. "The client - a Houston woman who works as a physician's assistant - had absolutely no idea what to do with her bathroom - she just knew she wanted it updated," says Outdoor Homescapes of Houston owner Wayne Franks. "Lisha did a tremendous job helping this woman find her own personal style while keeping the project enjoyable and organized." Let's start the tour with the new, updated floors. Black-and-white Carrara marble mosaic tile has replaced the old 8-inch tiles. (All the tile, by the way, came from Floor & Décor. So did the granite countertop.) The walls, meanwhile, have gone from ho-hum beige to Agreeable Gray by Sherwin Williams. (The trim is Reflective White, also by Sherwin Williams.) Polished "Absolute Black" granite now gleams where the pink-and-gray marble countertops used to be; white vessel bowls have replaced the black undermount black sinks and the cabinets got an update with glass-and-chrome knobs and pulls (note the matching towel bars): The outdated black tub also had to go. In its place we put a doorless shower. Across from the shower sits a claw foot tub - a 66' inch Sanford cast iron model in black, with polished chrome Imperial feet. "The waincoting behind it and chandelier above it," notes Maxey, "adds an upscale, finished look and defines the tub area as a separate space." The shower wall features 6 x 18-inch tiles in a brick pattern - "White Ice" porcelain tile on top, "Absolute Black" granite on the bottom. A beautiful tile mosaic border - Bianco Carrara basketweave marble - serves as an accent ribbon between the two. Covering the shower floor - a classic white porcelain hexagon tile. Mounted above - a polished chrome European rainshower head. "As always, the client was able to look at - and make changes to - 3D renderings showing how the bathroom would look from every angle when done," says Franks. "Having that kind of control over the details has been crucial to our client satisfaction," says Franks. "And it's definitely paid off for us, in all our great reviews on Houzz and in our Best of Houzz awards for customer service." And now on to final details! Accents and décor from Restoration Hardware definitely put Maxey's designer touch on the space - the iron-and-wood French chandelier, polished chrome vanity lights and swivel mirrors definitely knocked this bathroom remodel out of the park!

The coziest of cabins received a much needed kitchen remodel. Reworking the layout just a little bit opened up the space tremendously! New perimeter cabinets in an off white help brighten the space, while a homeowner heirloom was refurbished into a large, functional island with a new butcher block top.

The change this kitchen made can't even be put into words. By removing two walls we completely transformed this space into a true show kitchen. Dual custom painted islands give this kitchen tremendous workspace and the custom hood with hickory accent are a perfect combination. The details on the fridge panel are another amazing feature of this space. The quartz countertops with full backsplash are just another quality in a long list that makes this kitchen beautiful.

Our client wanted to create a fresh outdoor living space within their outdated backyard and to give a makeover to their entire property. The overall setting was a tremendous asset to the spaces - a large wetland area just behind their home, full of interesting birds and wildlife that the homeowner values. We designed and built a spacious covered outdoor living space as the backyard focal point. The kitchen and bar area feature a Hestan grill, kegerator and refrigerator along with ample counter space. This structure is heated by Infratech heaters for maximum all-season use. An array of six skylights allows light into the space and the adjacent windows. While the covered space is the focal point of the backyard, the entire property was redesigned to include a bluestone patio and pathway, dry creek bed, new planting, extensive low voltage outdoor lighting and a new entry monument. The design fits seamlessly among the existing mature trees and the backdrop of a beautiful wetland area beyond. The structure feels as if it has always been a part of the home. These clients loved they're new house but the boring builder kitchen was not want the wanted. The entire kitchen was redesigned and the new layout is much more functional. Extending the island down the center and removing the L shaped one previously there, opened up the space tremendously. We extended the kitchen across the entire back wall adding a bench with storage and wine rack. The beautiful blue pearl granite compliments the soft gray wash on the island as well as the ice white shaker cabinets. The clean marble hexagon backlash is uninterrupted thanks to hidden plug bars under the cabinets. The soft and playful wood lighting fixtures keep the room from getting too stuffing and pair well with the various tan shades in the rug and fabric.

I am so excited to finally share my Spring 2018 One Room Challenge! For those of you who don't know me, I'm Natasha Habermann. I am a full-time interior designer and blogger living in North Salem, NY. This women's walk-in closet by Tailored Living of Northern Va is highly customized to provide tremendous function and traditional beauty throughout the space. The antique white closet maximizes every inch of the features a 5 drawer hutch with routed square rasied panel drawer fronts, birch dove-tailed boxes, soft-close glides, and velvet jewelery tray inserts. Glass doors and shelves, and lighting make it easier to find items and to beautifully display them. Shoes are stored and shown off using tilted shoe shelves with metal shoe fences. Pants are efficiently stored using a slide-out pants rack. Other accessories include valet rods, sliding belt rack, and tilt-out hamper with split laundry bags. In addition, this system has custom-hole boring to minimize the visibility of holes, and crown and base molding.

“EURO-LAKEVIEW ESTATE” This beautifully wooded lake-side estate is owned by a very special couple who contacted the Fred Parker Company design-build team from the company’s Houzz.com professional website profile. The owners were interviewing design-build firms, and Custom Builder and AIBD Building Designer Ron Parker and ASID Interior Designer Lila Parker connected with this special couple on their first appointment. The couple was recently married and both had survived the loss of their spouse in years past. Ron and Lila accepted this as a very special opportunity to fulfill the owner’s dreams for this home through taking a fresh and very unique approach to this amazing residence and property. The incredible home was originally designed and built by the husband for his family. Ron and Lila understood the importance of honoring and respecting the significance of these memories. The wife had a beautifully restored home on White Rock Lake and desired for the design and feel of her existing home to be incorporated with the architecture and style of this home to be renovated. The Parker’s design / build team embraced this tremendous opportunity and were awarded the contracts for design and construction. Additions were created to expand the Kitchen and Dining Area overlooking the lake. A beautiful European style kitchen was designed to include flush inset and stained cabinets; quartz counters with a “waterfall effect” at the island and serving bar; significant cabinet and storage details; large and expansive Andersen Windows and Patio Doors, custom wood beams, and oversized porcelain tile flooring. The Family Area was redesigned with a custom entertainment center and new Andersen Doors and Windows. Other remodeling and interior design upgrades were completed in the home including converting the existing Dining Room and Butler’s Pantry into a Library and Reading Area, and remodeling the Powder Room to include a free-standing contemporary vanity. Changes and upgrades were also made to the Study and Master Bath. A large patio was built with stone retaining walls, borders, planters, and steps leading to the beautifully terraced yard. This project also included a quaint and refreshing detached Art Room addition with cathedral ceiling, nestled in the trees overlooking the lake. A new two-car garage addition with storage closets was also added to the existing garage. Due to the proximately of these additions to the lake, special permission and critical guidelines were required by the Corps of Engineers and local city building authorities. These legal requirements created design, engineering, and building challenges which were approved and completed as required. Ron and Lila Parker and the Fred Parker Company Design / Build Team are extremely proud of the work that was achieved to redesign, renovate, and update this amazing estate for this fine couple and their families. Ron’s personal mission statement “To meet or exceed the client’s expectations and end with a good relationship” was certainly tested but he believes this was respectively achieved as indicated by the client’s eloquent “Five-Star Houzz Review”.

This is a beautiful contemporary kitchen we remodeled. We raised the ceilings and removed the ceiling mounted upper cabinets to open up the space. The owners loved the look of a darker stained cherry cabinet which worked beautifully with a light colored Quartz counter top and complementary tile floors. We extended the sink side of the kitchen further into the living area which opened up the kitchen tremendously. A sky light allows natural light to filter into the kitchen from above in addition to the natural light provided by sliding glass doors in the living area. We ran the backsplash tile up to the ceiling behind the range as a lovely accent.
