This client’s vision for their kitchen/hearth room remodel was to create a harmonious space for gathering and socializing with family and friends. They also wanted a built-in breakfast nook, improved pantry space, more functional storage on either side of their fireplace, and a built-in appearance for the TV above the mantel. The original built-in desk was not used, and they preferred for that space to serve as a small bar area with refrigeration and a place to store their printer. We designed several plans for the space before selecting the final layout. The new design required the removal of the soffit over the old sink, as well as a small wall beside the old refrigerator. The wall beside the stairwell had to be shortened 13 inches and a new beam installed to carry the load of the home’s 2nd story to gain enough space for the large central island. The existing closet pantry walls were also reconfigured as per the new plan. This serves as a great reminder that Dimensions In Wood is much more than just custom cabinets. Central to the entire custom kitchen is an 8-foot Walnut island. The huge island, which comfortably seats three, is topped with Essenza Blue quartzite. The stone’s natural striations are beautiful. Quartzite is harder than granite, and less likely to stain than other stones because of its density. The couple had to look through multiple slabs to find a piece they LOVED. The island’s custom Walnut cabinetry, built to resemble a piece of custom furniture, was stained Bronzed Walnut by Sherwin Williams. The 4-foot Galley Workstation in the island, handles all the kitchen’s prep, serving, and cleanup needs. The Galley’s culinary tools include an upper tier cutting board, upper tier drying rack, 2 lower tier platforms, 11″ colander with non-slip handles, and 11” mixing bowl with lid and non-slip bottom. Learn more about the amazing Galley Workstation here. A Waterstone gantry faucet in a pewter finish combines a pull-down sprayer for maximum mobility and a articulated swivel spout. A water tap with reverse osmosis filter provides the highest quality drinking water. To keep a clean and sleek counter we installed a raised air switch for the garbage disposal and integrated soap dispenser. The island also houses the Thermador Sapphire 7-Program Dishwasher with a hidden touch control panel and a custom Walnut wood front. The cabinetry under the Galley Workstation features a trash roll out, as well as storage for the culinary tools. Shortening the stairwell wall, and reframing around the stairs, which included shortening the handrail, also made room for a bi-fold door walk-in pantry with extra roll out storage and space for a small microwave. Above the panty doors is a remote controlled, electric motor powered, lift up cabinet door which hides a flat screen TV, used while the family is cooking. To the right of the walk-in pantry is cold food storage. The Thermador, 30-inch Freedom Collection refrigerator and 24-inch built-in freezer column with internal ice maker are covered with matching cabinetry fronts. An open display space was designed above the units, creating an aesthetically beautiful wall. To the right of the refrigerator & freezer columns is a tall cabinet designed for the built-in Thermador steam and convection oven. The convention steam oven is a relatively new technology for homes, but its versatility and food quality is amazing. To the right of this is a pull-out appliance pantry which provides easy access and storage for a stand mixer, blender, and any other appliance you do not want to clutter the counter. The most visible wall of the kitchen features the 36-inch Thermador Professional Series Harmony Gas Range with Griddle. Between the range and custom designed wood hood, a framed mosaic tile accent in the backsplash, creates a focal point. To clear the air, the Professional Series Thermador 42-inch ventilation insert provides excellent exhaust capabilities, as well as providing multi-level, vivid LED lights for beautiful illumination. The wall cabinetry symmetrically flanks the custom hood, utilizing deeper wall cabinetry on each end, allowing for storage of oversized dishware. The base cabinetry on this wall is made up of drawers, except for the corner, which is a Kesseböhmer LeMans II. This specially designed shelf system allows ease of access in underutilized blind corners. The dual action articulation system with soft close mechanism ensures a smooth open and close. Rounding the corner to the outside wall, the base cabinetry was built to a narrower depth, providing additional space for the island, as well as easier access to the new larger pass-thru window which serves the screen porch. The client selected Black Vermont granite countertops with an ogee edge to contrast the Linen White painted cabinetry. The door to the screen porch was replaced with a Marvin Exterior Door with a raised panel at the bottom of the 3⁄4 glass door. Marvin Windows replaced the other windows in the space increasing the energy efficiency and value of the home. To establish the breakfast nook, a bench with drawers and an upholstered seat was built into the bay area of the room. Custom bookshelves were built with open shelves, cabinet doors, and drawers on either side of the fireplace. A new stone hearth and fireplace surround were installed. Above the existing mantel we built a recessed space for the flat screen television hiding all wiring inside the walls for a completely clean look. The space that was once a desk was transformed into a bar area. The glass shelves and glass cabinet front liquor cabinet stand out. But this bar area has hidden secrets. Tucked beneath the black granite is a Thermador under-counter double drawer refrigerator with matching wood front panels. They blend in perfectly with the cabinets. A wireless printer is easily accessed on a slide out drawer. Plus, what looks like merely wooden panels on the wall are concealing recessed storage for more bottles and glasses! Overhead recessed lighting and speaker system provide illumination and entertainment through the entire space. This luxury home had original, solid oak flooring through most of the first floor which the homeowner obviously wanted to keep but were in desperate need of repair and refinishing. Our master craftsmen wove in new wood flooring to match the old where needed, particularly where walls had been changed and where the floor was damaged. We sanded the floors, smoothing away years of wear and tear. The entire wood floor was then uniformly stained, making it impossible to differentiate where any repairs were made. These clients were in the second stage of renovating their stylish Tudor when we were approached to help formulate a final design plan for entertainment, technology integration and lighting design and control systems. Although the plan was to implement the final completion of these systems in stages, we needed to prepare the appropriate wiring to accomplish the end goals. We provided a lighting design plan for the areas under construction and some simple control solutions from Lutron and Universal Remote Control. Once the Family room was completed we brought in the BDI Novia A/V Cabinet in Coco stained Cherry. This excellent piece of A/V furniture was just large enough to house the entertainment system along with the homes WiFi router. The A/V system was built around a Denon AVR 3809Ci. Source components consisted of Comcast Cable HD DVR, Samsung Blu-Ray DVD player and an Apple TV. The Apple TV was the primarily used for playing the clients music and sharing their family pictures on the 50” Samsung LED TV. The Samsung Blu-Ray DVD player was designed with an internet application for Pandora Radio which is a great way to experience a wide variety of music by creating sets of personable radio stations. Listing to the entertainment system is a real joy with the Totem Tribe in-wall speakers. These sealed cabinet in-wall speakers are some of the best in the world for a very reasonable price. The Velodyne MiniVee 10 was used as the subwoofer. Panamax surge protection was incorporated for everything including the TV. The Universal Remote Control MX-980 was programmed to operate the primary entertainment system along with multiple audio zones for Kitchen, Dining, Patio, Master Bed & Bathroom through the Aton DLA6 zoned speaker selector and volume controller. Additional MX900 was used to support the master suite control within that area. A Lutron Graphic eye was used in the Dining room to manage all of the lighting scenes while the Family room was controlled via the MX-980 remote and RF replacement wall dimmers. This was a great balance of budget and appropriate user interface options. Client

Located in the sophisticated yet charming Jackson Square neighborhood of San Francisco, this office inhabits a building that was built in 1907. We used industrial elements brick, glass, steel, wood, brass, and painted concrete, opting for simplicity and utility over adornment. In the same spirit of industrial honesty, plumbing pipes, data, and electrical are left visible in the open ceiling. The layout reflects a new way of working, encourages connectivity, socializing, and pair programming in a combination of interactive open plan areas, floating desks for those who mostly work remote, meeting areas, and collaborative lounge areas. --- Project designed by ballonSTUDIO. Ann Kenkel Interiors. Gwin Hunt Photography Complete gut of Watergate Penthouse and renovation. Ann Kenkel gutted a very contemporary Penthouse which had no molding and concrete floors. Installed Walnut flooring, redesigned space, designed all built ins, and decorated PH. Space was for a middle aged bachelor who wanted the spaces to have multi function. He wanted the Living Room to function as a library as well as a formal living room. I designed very elegant walnut bookcases with built in sound speakers. The furniture is comfortable yet upholstered in elegant fabrics. The coffee table was a high end custom Minton Spidell coffee table which elevates the space to a more formal look. The entry hall showcases a very fine antique mirror over a console with fine inlaid banding. The living room has rich chenille fabrics, ultra suede pillows with trim and a tapestry chenille on the chairs. Kenkel designed a white wood mantle deep enough that weighty accessories. There needed to be greater division between the living room and dining. AK designed an open etagere to contain large crystal pieces with beautiful lighting. It created enough of a screen to provide some privacy between the rooms in addition to making both rooms appear longer. The dining room needed to serve as a home office with a computer station and two comfortable chairs for the client to hold a business meeting. I also needed to function as a dining room. AK designed a built in unit which housed glass shelf cabinets on either side of an open space. The open space had a counter which was appropriate height for a computer as well as a a serving service at dinner time. Office equipment, printer, fax, router was all housed in a lower cabinet. The pendant chandelier is a very fine antique french piece. AK designed a built in unit for clothes, a flat screen tv and speakers. There was a large roof top patio which had beautiful views of the Washington Monument. AK created a thorough design for extensive entertaining, in her 3d drafting program. The client moved before the patio could be built out. Draperies are made out of Jim Thompson raw silk. Antique bronze dore candelsticks, bronze urn on fireplace, telescope to see city in etagere.

Teh existing brick fireplace surround was removed and transformed with locally sourced Bucks County, PA Field Stone and flamed bluestone hearth. The upper portion was finshed off with site milled shiplap and mouldings to create the informal Family Room for the use on a daily basis for game nights and watching movies as a family. a warm neutral color palette was chosen to accent the abundance of natural light which floods the room. AV upgrades include a Samsung 4K Smart TV with custom speaker wrap to hide the Sonos soundbar. All components were located in the basement to minimize the rooms clutter and is controlled by one central remote control. The window treatment were automated and can also be controlled by a remote to manually override the program when needed. We replaced one of the window sections with a new Andersen full lite door allowing ease of access to the rear yard from the Kitchen and Family Room without the need to walk through the house to the existing rear door located in another room across the home.

This is an organic Lime Wash done with a true lime wash product as opposed to a brick mortar or concrete that is often seen on new houses. This product can be applied as a solid coating making the surface completely white, or can be applied and "washed off" in many artistic ways, as seen here. This solution provides ample storage for your tiny tot’s toys. Parenting experts suggest that one of the keys to helping kids put things away is a routine. Among the things that can help establish a routine are definite places to put playthings. Just think about how confusing it is for you, the adult, to put things away if you don’t know where to put them. Kids are the same way, only they are usually less driven to find the right spot for that giant panda. Effective children’s storage needs to be kid-sized and in a configuration that is specific for your home. CHP can design just the right custom application to meet your needs. Also, you may want to help your child see the value of stowing those noisy toys where they are not the first thing deployed in the early morning. A mounted TV, in its place, brings in the kid’s favorite programming into an easy to monitor space. Georgia Coast Design & Construction - Southern Living Custom Builder Showcase Home at St. Simons Island, GA Built on a one-acre, lakefront lot on the north end of St. Simons Island, the Southern Living Custom Builder Showcase Home is characterized as Old World European featuring exterior finishes of Mosstown brick and Old World stucco, Weathered Wood colored designer shingles, cypress beam accents and a handcrafted Mahogany door. Inside the three-bedroom, 2,400-square-foot showcase home, Old World rustic and modern European style blend with high craftsmanship to create a sense of timeless quality, stability, and tranquility. Behind the scenes, energy efficient technologies combine with low maintenance materials to create a home that is economical to maintain for years to come. The home's open floor plan offers a dining room/kitchen/great room combination with an easy flow for entertaining or family interaction. The interior features arched doorways, textured walls and distressed hickory floors.

Gramophone and its Design & Build team worked together to design and create this elegant but casual theater, inspired by and evolved from the aesthetics of the client's yacht. Black mohair and alligator leather textures along with vintage touches set this space apart from others considered off the shelf. To keep the space neat, the projector was hidden away in a projector room behind the theater, while components were nestled away in a rack tower. The structured wiring panel. All telephone lines (white Category 5e), network lines (blue Category 5e), and Television lines (RG6/Quad-Shield Coaxial cable) from the home terminate here. Telephone service on selective lines is patched in via a telephone distribution board (flat, silver cables). Network connections are handled on the adjacent patch panel. Incoming television signal (orange coaxial cable) is amplified and distributed to the home. The television amplifier supports an active return channel, allowing for cable modems or On-Demand programming and communucation from cable television set-top boxes. If the customer elects to subscribe to cable, satellite, or other provided-content TV, they can change the feed from HD antenna to Cable Television service at the interior grounding block located near this panel. Project background: A whole-home re-wire. DemNET Technologies was brought in to remove and recycle old, outdated wiring, and re-wire this home with modern, high speed cable. DemNET also installed a structured wiring center and telecom rack, ran new wires to the outdoor service boxes, installed a HDTV antenna in the attic, and installed 7.1 surround sound in the family room, with a Zone 2 setup in the basement. A vintage 1950s Jean Prouve table here along with a custom bone inlay starburst table, hand silk-screened draperies, custom ash/walnut cabinets, and sofas designed by Melina Copass & Preston Sharp. Due to the challenging long and narrow shape of this room, custom designed sofas, especially a Tete-a-Tete style, were needed to create combination seating for around the fireplace and the adjacent TV wall. The overarching design intent for this 1,455-square-foot West Vine Street condominium was to make the spaces contemporary and functional. The renovation began with an unexpected structural deficiency in the form of a post located in the middle of the living room that was causing a three-inch dip in the floor. It was removed and replaced with steel columns running down through the walls and into a footing pad with a three-foot depth. The main living spaces underwent significant changes; the kitchen was reconfigured to open up a formerly cramped space, and the removal of a wall made room for a cascading island with Cesarstone countertops—a crowning feature. Additionally, an electrical panel was relocated to be able to wrap the refrigerator with a wood veneer frame. Notable materials include eight-inch-wide ‘Esplanade’ French oak plank floors chosen to complement the reclaimed wood-wrapped ceiling beams, which feature a combination of LED downlighting and uplighting. A sleek gas fireplace with horizontal slate surround and paneled wall backing replaced an old wood-burning stove—furthering the design program. Pacheco-Robb Architects dismantled an existing spiral stair and replaced it with a cable-rail system—a nautical nod—which is noteworthy for the way it meets code; by running a contiguous oak banister for the entire length of the stair, they were able to avoid having to add a second railing, which would shrink the already narrow stairwell. Upstairs, a tight bedroom with gabled ceilings was addressed by adding a solar-operated skylight with built-in shade, plus minimalistic furnishings. Structural changes in the master bedroom included eliminating a closest to widen the room, and reconfiguring a bathroom to fit a small walk-in closet in lieu of a long, thin hallway. The formerly unfinished rooftop deck is now accessed via a six-foot door that opens more than 90 degrees. Azek decking was laid over the rubber roof, and two-inch stanchions were located around the rail’s outer edge. By opening the floor plan and streamlining the aesthetic, the place now breathes.

This Greek Revival row house in Boerum Hill was previously owned by a local architect who renovated it several times, including the addition of a two-story steel and glass extension at the rear. The new owners came to us seeking to restore the house and its original formality, while adapting it to the modern needs of a family of five. The detailing of the 25 x 36 foot structure had been lost and required some sleuthing into the history of Greek Revival style in historic Brooklyn neighborhoods. In addition to completely re-framing the interior, the house also required a new south-facing brick façade due to significant deterioration. The modern extension was replaced with a more traditionally detailed wood and copper- clad bay, still open to natural light and the garden view without sacrificing comfort. The kitchen was relocated from the first floor to the garden level with an adjacent formal dining room. Both rooms were enlarged from their previous iterations to accommodate weekly dinners with extended family. The kitchen includes a home office and breakfast nook that doubles as a homework station. The cellar level was further excavated to accommodate finished storage space and a playroom where activity can be monitored from the kitchen workspaces. The parlor floor is now reserved for entertaining. New pocket doors can be closed to separate the formal front parlor from the more relaxed back portion, where the family plays games or watches TV together. At the end of the hall, a powder room with brass details, and a luxe bar with antique mirrored backsplash and stone tile flooring, leads to the deck and direct garden access. Because of the property width, the house is able to provide ample space for the interior program within a shorter footprint. This allows the garden to remain expansive, with a small lawn for play, an outdoor food preparation area with a cast-in-place concrete bench, and a place for entertaining towards the rear. The newly designed landscaping will continue to develop, further enhancing the yard’s feeling of escape, and filling-in the views from the kitchen and back parlor above. A less visible, but equally as conscious, addition is a rooftop PV solar array that provides nearly 100% of the daily electrical usage, with the exception of the AC system on hot summer days. The well-appointed interiors connect the traditional backdrop of the home to a youthful take on classic design and functionality. The materials are elegant without being precious, accommodating a young, growing family. Unique colors and patterns provide a feeling of luxury while inviting inhabitants and guests to relax and enjoy this classic Brooklyn brownstone. This project won runner-up in the architecture category for the 2017 NYC&G Innovation in Design Awards and was featured in The American House: 100 Contemporary Homes.
