Gramophone and its Design & Build team worked together to design and create this elegant but casual theater, inspired by and evolved from the aesthetics of the client's yacht. Black mohair and alligator leather textures along with vintage touches set this space apart from others considered off the shelf. To keep the space neat, the projector was hidden away in a projector room behind the theater, while components were nestled away in a rack tower. This project combines two existing studio apartments into a compact 800 sqft. live/work space for a young professional couple in the heart of Chelsea, New York. The design required some creative space planning to meet the Owner’s requested program for an open plan solution with a private master bedroom suite and separate study that also allowed for entertaining small parties, including the ability to provide a sleeping space for guests. The solution was to identify areas of overlap within the program that could be addressed with dual-function custom millwork pieces. A bar-stool counter at the open kitchen folds out to become a bench and dining table for formal entertaining. A custom desk folds down with a murphy bed to convert a private study into a guest bedroom area. A series of pocket door connecting the spaces provide both privacy to the master bedroom area when closed, and the option for a completely open layout when opened. A carefully selected material palette brings a warm, tranquil feel to the space. Reclaimed teak floors run seamlessly through the main spaces to accentuate the open layout. Warm gray lacquered millwork, Centaurus granite slabs, and custom oxidized stainless steel details, give an elegant counterpoint to the natural teak floors. The master bedroom suite and study feature custom Afromosia millwork. The bathrooms are finished with cool toned ceramic tile, custom Afromosia vanities, and minimalist chrome fixtures. This condo is located in Williams Island Aventura, Florida. It features a complex integration with a four link music distribution system. Stereo in the Master Bedroom, Master Bathroom, Patio; and Dolby pro & DTS 5.1 Surround Sound in the Living Room. Using a swivel free standing TV from Bang & Olufsen the BeoVision 5 TV has a "1080p Broadcast grade Plasma display", built in BeoSystem 1 scaler and decoder, built in BeoLab 4000 as center channel. BeoSound 9000 as an Audio Source, a wall mounted iMac as media server source in the kitchen bar, Bang & Olufsen BeoLab 1, and Martin Logan speakers, this home theater has a great sound reproduction and a clean modern look. The client moved into this space with a pair of high-end speakers he had from his last house. The built-ins were already there in his new family room. No other speaker which could fit on those shelves was going to be any better, or even as good, as the speakers he already owned--not without spending many thousands of dollars. It made sense to modify the built-ins to better fit the existing speakers. This photo shows the built-ins after that modification. Another photo shows the speaker and the shelves before the modification. An upgradeable TV and audio system, commensurate in quality to the speakers, was provided by DH Audio and Home Theater. The system is upgradeable by both software updates and by virtue of its NAD Master Series surround sound processor which uses a design much like a PC tower with its removable card slots. New technologies (4k video, MQA) have already come along since the introduction of this surround processor for which the owner can buy and or upgrade the removable cards. This cabinet is also the heart of a Bluesound wireless and expandable multi-room music system that the customer favored for its superior sound quality (e.g. over Sonos). Ease-of-use was also a must, so DH Audio & Home Theater custom programmed a remote so that one button press is all that's required to call up Fios HD TV, Netflix, Blu-ray discs, family photos and video, or music.

Perched above the beautiful Delaware River in the historic village of New Hope, Bucks County, Pennsylvania sits this magnificent custom home designed by OMNIA Group Architects. According to Partner, Brian Mann,"This riverside property required a nuanced approach so that it could at once be both a part of this eclectic village streetscape and take advantage of the spectacular waterfront setting." Further complicating the study, the lot was narrow, it resides in the floodplain and the program required the Master Suite to be on the main level. To meet these demands, OMNIA dispensed with conventional historicist styles and created an open plan blended with traditional forms punctuated by vast rows of glass windows and doors to bring in the panoramic views of Lambertville, the bridge, the wooded opposite bank and the river. Mann adds, "Because I too live along the river, I have a special respect for its ever changing beauty - and I appreciate that riverfront structures have a responsibility to enhance the views from those on the water." Hence the riverside facade is as beautiful as the street facade. A sweeping front porch integrates the entry with the vibrant pedestrian streetscape. Low garden walls enclose a beautifully landscaped courtyard defining private space without turning its back on the street. Once inside, the natural setting explodes into view across the back of each of the main living spaces. For a home with so few walls, spaces feel surprisingly intimate and well defined. The foyer is elegant and features a free flowing curved stair that rises in a turret like enclosure dotted with windows that follow the ascending stairs like a sculpture. "Using changes in ceiling height, finish materials and lighting, we were able to define spaces without boxing spaces in" says Mann adding, "the dynamic horizontality of the river is echoed along the axis of the living space; the natural movement from kitchen to dining to living rooms following the current of the river." Service elements are concentrated along the front to create a visual and noise barrier from the street and buttress a calm hall that leads to the Master Suite. The master bedroom shares the views of the river, while the bath and closet program are set up for pure luxuriating. The second floor features a common loft area with a large balcony overlooking the water. Two children's suites flank the loft - each with their own exquisitely crafted baths and closets. Continuing the balance between street and river, an open air bell-tower sits above the entry porch to bring life and light to the street. Outdoor living was part of the program from the start. A covered porch with outdoor kitchen and dining and lounge area and a fireplace brings 3-season living to the river. And a lovely curved patio lounge surrounded by grand landscaping by LDG finishes the experience. OMNIA was able to bring their design talents to the finish materials too including cabinetry, lighting, fixtures, colors and furniture.

This is the theatre room. The wood paneling is from our sustainable woods program and is pecan wood from a downed tree. There is a bar, which is not visible from this angle. In the back of this estate just outside of Omaha, Nebraska, Elite Landscaping designed a custom concrete swimming pool with a covered pool house and 360-degree, negative-edge spa. The pool house features an outdoor kitchen and bar area, which rests on posts that adjoin the raised pool wall. The pool house was built as an exact architectural match to the house, from the stucco, to the cedar decking beams, down to the paint color. This covered outdoor entertaining area provides a shady spot in the afternoons, where guests can lounge on four in-pool, swim up bar stools. The rest of the pool remains in full sun. The sunken swim-up bar is adorned with glass tile accents, and the pool wall features natural stone. Oversized, UniLock bluestone pavers comprise the pool deck and patio. The unique negative-edge spa sits above the pool, and was designed so one half of the spa flows into the pool while the other half flows back into the landscaping. The entire poolscape is automated by a Pentair IntelliTouch system that runs off of a smartphone or other device. With the touch of a button, the homeowners can adjust pool and spa temperatures, change water flow speed, program the FX color-changing LED lights, and even test the pool chemistry.

The home sits into an extremely steep, half-acre lot that shares a property line with a ski resort and allows for ski-in, ski-out access to the mountain’s 61 trails. Situated on the north shore of Birch Point this high-performance beach home enjoys a view across Boundary Bay to White Rock, BC and the BC Coastal Range beyond. Designed for indoor, outdoor living the many decks, patios, porches, outdoor fireplace, and firepit welcome friends and family to gather outside regardless of the weather. From a high-performance perspective this home was built to and certified by the Department of Energy’s Zero Energy Ready Home program and the EnergyStar program. In fact, an independent testing/rating agency was able to show that the home will only use 53% of the energy of a typical new home, all while being more comfortable and healthier. As with all high-performance homes we find a sweet spot that returns an excellent, comfortable, healthy home to the owners, while also producing a building that minimizes its environmental footprint. Originally built to house a garage, workshop and wood storage, this simple structure has been gently re-imagined into a unique guesthouse with a rustic accents and modern comforts. The exterior retains the classic barn appearance, with the addition of carefully placed windows and industrial-looking Corten steel siding. The introduction of a large dormer to the center of the structure was a simple move, but provided multiple functions: • breaks up the 8’-0” ceiling on the main floor, letting in additional daylight and providing visual relief to the otherwise low ceiling • creates circulation space with the rustic steel stair and bridge • utilizes reclaimed wood siding on the ceiling and walls, contrasting with white drywall and clean bright finishes • visually connects the two upstairs bedrooms with the main floor The focus of the interior was to preserve and accentuate the barn features as much as possible, and have a warm and cozy, energy efficient guest house. Programming included two bedrooms, two bathrooms, dining area, farmhouse kitchen and pantry, living room and laundry room. Materials and furnishes were selected to create a clean, comfortable and inviting interior with a rustic edge. The exposed steel beam was left unfinished showing its existing wear and tear, and the new steel stair was left raw to eventually age and match the beam. Durable and economical oak floors were used throughout. Traditional subway tile and penny rounds contrast with the modern, clean lines of the kitchen and bathrooms. A custom sliding barn door adds texture to the kitchen and closes off the pantry and laundry room from the space. Furniture was a mix of new and existing, which makes the spaces both familiar and comfortable. All in all, there is a timeless look to the end product; a traditional farmstead structure has definitely been giving a great new lease on life. Andrew Pogue

The magnificent Casey Flat Ranch Guinda CA consists of 5,284.43 acres in the Capay Valley and abuts the eastern border of Napa Valley, 90 minutes from San Francisco. There are 24 acres of vineyard, a grass-fed Longhorn cattle herd (with 95 pairs), significant 6-mile private road and access infrastructure, a beautiful ~5,000 square foot main house, a pool, a guest house, a manager's house, a bunkhouse and a "honeymoon cottage" with total accommodation for up to 30 people.
