As a conceptual urban infill project, the Wexley is designed for a narrow lot in the center of a city block. The 26’x48’ floor plan is divided into thirds from front to back and from left to right. In plan, the left third is reserved for circulation spaces and is reflected in elevation by a monolithic block wall in three shades of gray. Punching through this block wall, in three distinct parts, are the main levels windows for the stair tower, bathroom, and patio. The right two-thirds of the main level are reserved for the living room, kitchen, and dining room. At 16’ long, front to back, these three rooms align perfectly with the three-part block wall façade. It’s this interplay between plan and elevation that creates cohesion between each façade, no matter where it’s viewed. Given that this project would have neighbors on either side, great care was taken in crafting desirable vistas for the living, dining, and master bedroom. This home is in Noe Valley, a highly desirable and growing neighborhood of San Francisco. As young highly-educated families move into the area, we are remodeling and adding on to the aging homes found there. This project remodeled the entire existing two story house and added a third level, capturing the incredible views toward downtown. The design features integral color stucco, zinc roofing, an International Orange staircase, eco-teak cabinets and concrete counters. A flowing sequence of spaces were choreographed from the entry through to the family room.

The front is composed of matching board and batten gables flanking a covered porch featuring square columns with pegged capitols. A tour of the rear façade reveals an asymmetrical elevation with a tall living room gable anchoring the right and a low retractable-screened porch to the left. Inside, the front foyer opens up to a wide staircase clad in horizontal boards for a more modern feel. To the left, and through a short hall, is a study with private access to the main levels public bathroom. Further back a corridor, framed on one side by the living rooms stone fireplace, connects the master suite to the rest of the house. Entrance to the living room can be gained through a pair of openings flanking the stone fireplace, or via the open concept kitchen/dining room. Neutral grey cabinets featuring a modern take on a recessed panel look, line the perimeter of the kitchen, framing the elongated kitchen island. Twelve leather wrapped chairs provide enough seating for a large family, or gathering of friends. Anchoring the rear of the main level is the screened in porch framed by square columns that match the style of those found at the front porch. Upstairs, there are a total of four separate sleeping chambers. The two bedrooms above the master suite share a bathroom, while the third bedroom to the rear features its own en suite. The fourth is a large bunkroom above the homes two-stall garage large enough to host an abundance of guests.

One of our largest first-floor bedroom homes, the Hartford II has formal living and dining, plus a large two story family room with abundant windows and optional built-in bookcases and fireplace with a two-story chase. The kitchen includes a island with breakfast counter, and adjoins the dining room via a hallway with a built-in butler's pantry, and on the opposite end opens to the breakfast area with modified bay window. An optional kitchen layout is offered, without the breakfast counter. A luxurious primary suite is located downstairs, and includes a double tray ceiling in the bedroom, and dual vanities, a corner whirlpool tub, and 4' shower stall in the bath. We recently completed three distinct bathroom renovation projects, all located in the same home. Each bathroom — a master, a children’s Jack & Jill bath, and a family/guest bath — was gutted and fully remodeled. We worked on the project with architect Michael Szalaji of Cambridge-based On the Boards Design. The Jack & Jill bath was one of two that needed to be expanded. We annexed an adjacent closet to provide extra square footage. This allowed for the comfortable introduction of a shower stall with a glass Dreamliner door and for the installation of a tall, semi-custom hamper cabinet. The cabinet and vanity were each fitted with Caesarstone countertop. The master bathroom also received an upgrade, with a new shower stall, baseboard and crown molding. The shower features decorative 5” Ogee Drop Tile and an accent border in Natural Stone Pencil. The custom shower door, by Prestige Glass, includes a translucent privacy band etched across the center of the glass. For comfort on cold mornings, radiant heating was installed. On the third floor, adjacent to the family room, a third bath was remodeled. Like the children’s bath, the footprint for this room was also expanded by annexing closet space. We added a shower stall here too, and this one features built-in bench seating. Window glass in the bathroom window was replaced with tempered, frosted glass for safety and privacy. We reduced the number of glass profiles in the uppers to hide the practical items that aren't as pretty. Swapping about huge base cabinets with useful drawers offered more options for this service area.

The purchasers of this Roland Park home had a long standing relationship with PBA, having successfully completing several projects on two previous homes with the firm. Therefore, the level of trust and familiarity allowed for a very aggressive design and construction schedule. The project included the creation of a new mud room within the footprint of an existing covered porch, the renovation of 4 bathrooms within the house, the re-tasking of various rooms throughout the house, introduction of new lighting and building systems, the renovation of a laundry, the creation of a “bunk room” on the third floor, restoration and repair of various exterior elements, significant landscaping, and creation of a spectacular “man cave” in a previously dreary basement. There are renovations, and then there are transformations, which our team and architects produced with this 100-year-old stone home in Wynnewood, Pa. The project included complete renovations to the two main living floors, and renovations to the third floor as well. Augmenting the custom trim details, custom cabinetry throughout, new kitchen, bathrooms and floors, is a completely new electrical system, plumbing system and HVAC systems. This will ensure that the home retains its charm, inside and out, for its next 100 years.
