1001 South State is a unique rental community in the South Loop. Its combination of work hard, play hard so the building is full of amenities and technology to suit any homeowner. The lighting design had to fit with the same mantra from outside in. Providing permanent lighting in an apartment can be a challenge without using the typical surface mounted luminaires. In the penthouse, a soft glow from the cove allowed for illumination throughout the entire living space still capturing the city skyline.

We don’t shy away from a challenging or difficult installation here at Archadeck of Austin. We recently tackled a project in SE Austin on an existing patio space that had some perplexing issues. Our clients had a ton of water coming off their roofline that met in a corner, so we had to prevent this from happening. Additionally, the client wanted a beefy pergola but did not want it attached to the fascia of the home as is typically the case.

Custom turned balusters were designed to meet the challenge of the tight quickly climbing radius of inside handrail and stringer. The client’s request was quite common - a typical 2800 sf builder home with 3 bedrooms, 2 baths, living space, and den. However, their desire was for this to be “anything but common.” The result is an innovative update on the production home for the modern era, and serves as a direct counterpoint to the neighborhood and its more conventional suburban housing stock, which focus views to the backyard and seeks to nullify the unique qualities and challenges of topography and the natural environment. The Terraced House cautiously steps down the site’s steep topography, resulting in a more nuanced approach to site development than cutting and filling that is so common in the builder homes of the area. The compact house opens up in very focused views that capture the natural wooded setting, while masking the sounds and views of the directly adjacent roadway. The main living spaces face this major roadway, effectively flipping the typical orientation of a suburban home, and the main entrance pulls visitors up to the second floor and halfway through the site, providing a sense of procession and privacy absent in the typical suburban home. Clad in a custom rain screen that reflects the wood of the surrounding landscape - while providing a glimpse into the interior tones that are used. The stepping “wood boxes” rest on a series of concrete walls that organize the site, retain the earth, and - in conjunction with the wood veneer panels - provide a subtle organic texture to the composition. The interior spaces wrap around an interior knuckle that houses public zones and vertical circulation - allowing more private spaces to exist at the edges of the building. The windows get larger and more frequent as they ascend the building, culminating in the upstairs bedrooms that occupy the site like a tree house - giving views in all directions. The Terraced House imports urban qualities to the suburban neighborhood and seeks to elevate the typical approach to production home construction, while being more in tune with modern family living patterns. The design challenge was that they wanted a classic look, which typically has the pool lined up with existing structures. That was impossible with the odd angles of their small pie-shaped lot, so everything was lined up with the back lot line. To resolve the angles with the house, the planting beds and kitchen walkout stairs became trapezoid shaped.

These clients retained MMI to assist with a full renovation of the 1st floor following the Harvey Flood. With 4 feet of water in their home, we worked tirelessly to put the home back in working order. While Harvey served our city lemons, we took the opportunity to make lemonade. The kitchen was expanded to accommodate seating at the island and a butler's pantry. A lovely free-standing tub replaced the former Jacuzzi drop-in and the shower was enlarged to take advantage of the expansive master bathroom. Finally, the fireplace was extended to the two-story ceiling to accommodate the TV over the mantel. While we were able to salvage much of the existing slate flooring, the overall color scheme was updated to reflect current trends and a desire for a fresh look and feel. As with our other Harvey projects, our proudest moments were seeing the family move back in to their beautifully renovated home.

A young colonial in the heart of Rye New York had everything going for it, except a dark and poorly laid out kitchen. The clients tapped Sarah Robertson of Studio Dearborn to help them layout a new kitchen in their challenging, dog leg shaped room. A small breakfast peninsula and working island helped pull together the oddly shaped kitchen into a streamlined, light filled space with all the storage amenities typical of a Studio Dearborn kitchen. The bar area, with undercounter refrigeration for wine and beverages, also features a locking cabinet for liquor and open wine storage. Desk area has file drawer and Docking Drawer charging drawer. This project was focused on eeking out space for another bathroom for this growing family. The three bedroom, Craftsman bungalow was originally built with only one bathroom, which is typical for the era. The challenge was to find space without compromising the existing storage in the home. It was achieved by claiming the closet areas between two bedrooms, increasing the original 29" depth and expanding into the larger of the two bedrooms. The result was a compact, yet efficient bathroom. Classic finishes are respectful of the vernacular and time period of the home.
