A neutral background is a great place to start when you're after high impact color. And the Sullivan Work Island really defines the style of the casual kitchen. This Saugatuck home overlooking the Kalamazoo River was featured in Coastal Living's March 2015 Color Issue!

Our approach to the dining room wall was a key decision for the entire project. The wall was load bearing and the homeowners considered only removing half of it. In the end, keeping the overall open concept design was important to the homeowners, therefore we installed a load bearing beam in the ceiling. The beam was finished with drywall to be cohesive so it looked like it was a part of the original design. Now that the kitchen and dining room were open, paint colors were used to designate the spaces and create visual boundaries. This made each area feel like it’s its own space without using any structures.
The original L-shaped kitchen was cut short because of bay windows that overlooked the backyard patio. These windows were lost in the space and not functional; they were replaced with double French doors leading onto the patio. A brick layer was brought in to patch up the window swap and now it looks like the French doors always existed. New crown molding was installed throughout and painted to match the kitchen cabinets.
This window/door replacement allowed for a large pantry cabinet to be installed next to the refrigerator which was not in the old cabinet configuration. The replaced perimeter cabinets host custom storage solutions, like a mixer stand, spice organization, recycling center and functional corner cabinet with pull out shelving. The perimeter kitchen cabinets are painted with a glaze and the island is a cherry stain with glaze to amplify the raised panel door style.
We tripled the size of the kitchen island to expand countertop space. It seats five people and hosts charging stations for the family’s busy lifestyle. It was important that the cooktop in the island had a built in downdraft system because the homeowners did not want a ventilation hood in the center of the kitchen because it would obscure the open concept design.
The countertops are quartz and feature an under mount granite composite kitchen sink with a low divide center. The kitchen faucet, which features hands free and touch technology, and an instant hot water dispenser were added for convenience because of the homeowners’ busy lifestyle. The backsplash is a favorite, with a teal and red glass mosaic basket weave design. It stands out and holds its own among the expansive kitchen cabinets.
All recessed, under cabinet and decorative lights were installed on dimmer switches to allow the homeowners to adjust the lighting in each space of the project. All exterior and interior door hardware, hinges and knobs were replaced in oil rubbed bronze to match the dark stain throughout the space. The entire first floor remodel project uses 12x24 ceramic tile laid in a herringbone pattern. Since tile is typically cold, the flooring was also heated from below. This will also help with the homeowners’ original heating issues.
When accessorizing the kitchen, we used functional, everyday items the homeowners use like cutting boards, canisters for dry goods and place settings on the island. Ultimately, this project transformed their small, outdated kitchen into an expansive and functional workspace.

JUST SOLD: $600,000 short sale within walking distance of Siesta Key Beach
This 5 bedroom, 3 bath home within minutes from the beautiful Siesta Key Beach just closed at the price of $600,000. This was a short sale transaction, which presented some typical challenges along the way, but closed with the satisfaction of all parties involved.
A Short Sale transaction means that this is a sale for less than what is owed on the home. The bank must approve the seller to sell this way, as they have to provide evidence that they cannot pay off the note and not all of these transactions are approved. Once a contract is submitted, it typically takes an average of 3-6 months from contract to closing but they vary greatly. The majority of short-sales that Shayla has handled have fallen into the 3-6 month category with many these days closing in 90 days!
Both Buyers and Sellers face difficult and unique problems when dealing with a short-sale. As long as each party is educated by their agents and know what pitfalls and hurdles could come their way, the process isn't as painful as it could be. Unfortunately there are no set guidelines that fit every transaction. You should always expect delays with a short sale and having a professional agent to guide you is crucial. There are different reasons why the transaction may be delayed. Some of the most common are: the buyer not wanting to wait for a reply from the lienholder; the seller not wanting to move out or in denial that the have to sell their home this way; paperwork issues; loan delays; etc.
If you are considering entering a short sale transaction as a buyer, you should know that just because you offer full price does not ensure acceptance by the bank. They can counter any of the terms presented in the initial contract that is signed by both the buyer and seller. With the changes in the local market, lenders are looking at prices closer to market value whereas during the Recession, they were willing to accept lower offers. These are changes an experienced realtor is aware of and will consider when advising you on a short sale transaction!
In close, despite it's name, a "short sale" is NEVER short. They should deem them the "long sale." So working with a seasoned Realtor who is an expert in the distressed property transactions will save you a lot of grey hairs and stress along the way!

The Bernardsville project was my first attempt at a hybrid IKEA kitchen; a kitchen that utilizes custom made elements combined with IKEA cabinet frames and interiors. This approach ended up saving the client close to $30k in comparison to a total custom job. The outcome is quite close to the quality level of a custom kitchen save for a few quirky IKEA typical issues. A great option if budget is a big element on the project. A typical issue with diagonal walls when there are no other diagonals in the space. We minimized the impact of this element by creating a right angle with cabinetry directing the view toward the back long kitchen wall.

The clients realized it was more cost effective to do an addition over paying for outside child care for their growing family. Additionally, we helped the clients address some serious drainage issues that were causing settling issues in the home.

Tamara Heather Interior Design solved the challenge of where to put the televison in this 1920's home, by designing a custom Arts and Crafts style TV/media cabinet that acts as a room divider and defines the entry. Additional updates included a new coffered ceiling, lighting and new paint colors throughout the home.

Is it necessary to clean gas fireplace? It’s intuitive that the dark black buildup of combustion needs to be cleaned from a typical wood burning fireplace, but is it needed to clean a gas fireplace? It’s gas…right? Gas fireplaces do not have a visible buildup of combustion, but should be cleaned at least once a year to prevent serious problems with the fireplace.
Gas vs. Wood Burning Fireplaces
When thinking of the inside of a family home, we think about the most comfortable room: the living room or family room. This is where the family meets, watches movies, and plays board games during rainy days, evenings and family time. It usually has a lofty, cozy couch and a wood burning fireplace. Nothing’s more comforting than falling asleep to the dim light of the fireplace and faint smell of burning wood. Nowadays, we have a close alternative to this old fashioned comfort: the gas fireplace. Gas fireplaces don’t leave much creosote behind, however gas fireplaces should be cleaned once a year, per the CSIA, due to dust, pet hair, insects, and other debris that can build up and cause performance problems. Chimney sweep are primarily for firewall worthiness assurance, cleaning and obstruction free assurance.
Gas fireplaces look similar to wood burning fireplaces, with a live flame. The logs inside the gas fireplace look real, but are not actually burning. Oftentimes, they are made of ceramic. A gas fireplace produces much less heat than a wood burning fireplace, but can retain more heat inside your home based on its type and configuration. Gas fireplaces can be low maintenance and energy friendly alternatives to a wood burning fireplace.
Some Signs to Clean Gas Fireplace
1. Buildup: Although gas fireplaces do not produce as much visible flammable and hazardous buildup, it does produce some corrosive substances and flue gasses that may settle inside your home without you knowing. Burning natural gas leaves a residue that must be cleaned annually. Failing to clean the residue may cause health risks if left untouched.
2. Technical Issues: There may be technical problems that are not visible, such as issues with the burner. Gas fireplaces are usually built to last long term but it’s imperative to check if there are any unnoticed technical issues at least once a year.
3. Gas Leaks: Over time, valves and pipes turn weaker and become corroded. It’s important to inspect these valves, as a gas leak is extremely hazardous. A certified chimney specialist must inspect and determine any damage or future damage to prevent this serious problem.
4. Condensation: Due to the high temperatures in the flue, there’s a buildup of condensation when the fireplace vapors are cooled. Natural gas exhaust also contains a high content of water vapor in emissions. The condensation reacts with byproducts and is acidic and corrosive, and must be cleaned at least once a year to not pose a potential health hazard.
