Although this Hinsdale home was only about a decade old, the floor plan and finishes already felt dated. The homeowners expressed that the layout wasn’t working—particularly the disconnect between spaces they used and those they didn’t. O’Brien Harris was originally brought in to renovate the kitchen, but it quickly became clear that a more holistic transformation was needed. The formal dining room, located at the front of the house, had long gone unused. Along with design Brynn Olson, O’Brien Harris reimagined the space as a high-gloss wine lounge that now opens onto the front terrace. The adjacent covered porch was enclosed and converted into a light-filled new dining room, making entertaining and everyday meals more inviting and accessible. O’Brien Harris also fully paneled the great room, adding built-in bookcases and reshaping existing arches to bring depth, warmth, and architectural continuity. The galley-style kitchen is now the heart of the home. Designed for a family that loves to cook and entertain, it features a central island and a secondary wall of storage with floor-to-ceiling cabinetry to house refrigeration, freezer drawers, and extensive dish storage, outfitted with a library ladder. The cabinet finishes are a blend of painted surfaces and light oak, offering warmth without heaviness. Icebox-style strap hinges and latches bring refined vintage character to the space while emphasizing functionality with beauty. In the primary bath, O’Brien Harris introduced painted cabinetry beneath a waterfall stone counter to coordinate with upholstered panels and full marble finishes. His-and-hers vanities and custom stone flooring complete the serene, tailored retreat. This was a deeply transformative project, not only in terms of layout, but in the way the spaces now flow and function together—with O’Brien Harris cabinetry anchoring it all in timeless craftsmanship.

This home enjoys stunning views of Sweeney Lake from almost anywhere in the home; however it was in need of repair and a significant reorganization of the plan to take full advantage of site. The project is about the complete restoration and rethinking of this vintage 1965 mid-century gem. The house is deceivingly large with a full finished lower level and an indoor pool room; however it lived cramped and broken up. The entry was uninviting and small, the poolroom unused and poorly heated, the kitchen undersized, and the bedrooms and baths poorly accessed. Our task was to open up the home through the rethinking of the floor plan and the introduction of a new central axis connecting and organizing the homes functions and spaces around view corridors and existing or new focal points. The home had beautiful features to build upon; the central brick fireplace, the raised roofs over the living and pool rooms, and the view to the lake itself. A fully redone exterior and interior preserve the homes proportion and scale, while at the same time bring greater connection to the site and a much needed clarity to the homes organization. An unused portion of the driveway was transformed into a gracious walkway using pea gravel with large thermal bluestone steppers. The surrounding area is designed as a potager garden planted with lavender and herbs. Weathering steel was added to cover the existing wall providing an requested update with more textural interest.

The existing bath had a small sink area with his and hers sinks and then a pocket door into the main bath which housed the tub, shower and commode. The main problem was the outdated look of the space, which was rather dark and dreary, and the giant unused whirlpool tub which took up more than its fair share of the footprint. To brighten the space, we used a pallet of soft gray porcelain tile on the floor and ceramic subway tiles on the walls. Carrera marble and nickel plumbing brighten the room and help amplify the sunlight streaming in through the existing skylight and vaulted ceiling. We first placed the new freestanding tub on an angle near the window so that users can take advantage of the view and light while soaking in the tub. A new, much larger shower takes up the other corner and delivers some symmetry to the room and is now a luxurious, useable and comfortable size. The commode was relocated to the right of the new shower, so it is visually tucked away. The existing opening between the sink area and the main area was widened and the door removed so that the homeowners can enjoy the light from the larger room while using the sinks each morning. A step up into the tub/shower area provides additional interest and was a happy accident and solution required to accommodate running the plumbing through the existing floor joists. Because the existing room felt quite contemporary with the vaulted ceiling, we added a run of crown molding around the top and a chair rail to the top of the tile to provide some traditional touches to the room. We think this space is lovely, relaxing and serene and are so honored to have been chosen by these wonderful homeowners to help provide them with a relaxing master bath sanctuary! Spa Bath Renovation Spring 2014, Design and build. We moved the tub, shower and toilet to different locations to make the bathroom look more organized. We used pure white caeserstone counter tops, hansgrohe metris faucet, glass mosaic tile (Daltile - City lights), stand silver 12 x 24 porcelain floor cut into 4 x 24 strips to make the chevron pattern on the floor, shower glass panel, shower niche, rain shower head, wet bath floating tub. Custom cabinets in a grey stain with mirror doors and circle overlays. The tower in center features charging station for toothbrushes, ipads, and cell phones. Spacious Spa Bath. TV in bathroom, large chandelier in bathroom. Half circle cabinet doors with mirrors. Anther chandelier in a master bathroom.

This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The original kitchen was disjointed and lacked connection to the home and its history. The remodel opened the room to other areas of the home by incorporating an unused breakfast nook and enclosed porch to create a spacious new kitchen. It features stunning soapstone counters and range splash, era appropriate subway tiles, and hand crafted floating shelves. Ceasarstone on the island creates a durable, hardworking surface for prep work. A black Blue Star range anchors the space while custom inset fir cabinets wrap the walls and provide ample storage. Great care was given in restoring and recreating historic details for this charming Foursquare kitchen.
