Inspiration for a mid-sized contemporary ceramic tile sunroom remodel in Toronto with a standard ceiling

Our clients already had a cottage on Torch Lake that they loved to visit. It was a 1960s ranch that worked just fine for their needs. However, the lower level walkout became entirely unusable due to water issues. After purchasing the lot next door, they hired us to design a new cottage. Our first task was to situate the home in the center of the two parcels to maximize the view of the lake while also accommodating a yard area. Our second task was to take particular care to divert any future water issues. We took necessary precautions with design specifications to water proof properly, establish foundation and landscape drain tiles / stones, set the proper elevation of the home per ground water height and direct the water flow around the home from natural grade / drive. Our final task was to make appealing, comfortable, living spaces with future planning at the forefront. An example of this planning is placing a master suite on both the main level and the upper level. Our Seattle studio designed this stunning 5,000+ square foot Snohomish home to make it comfortable and fun for a wonderful family of six. On the main level, our clients wanted a mudroom. So we removed an unused hall closet and converted the large full bathroom into a powder room. This allowed for a nice landing space off the garage entrance. We also decided to close off the formal dining room and convert it into a hidden butler's pantry. In the beautiful kitchen, we created a bright, airy, lively vibe with beautiful tones of blue, white, and wood. Elegant backsplash tiles, stunning lighting, and sleek countertops complete the lively atmosphere in this kitchen. On the second level, we created stunning bedrooms for each member of the family. In the primary bedroom, we used neutral grasscloth wallpaper that adds texture, warmth, and a bit of sophistication to the space creating a relaxing retreat for the couple. We used rustic wood shiplap and deep navy tones to define the boys' rooms, while soft pinks, peaches, and purples were used to make a pretty, idyllic little girls' room. In the basement, we added a large entertainment area with a show-stopping wet bar, a large plush sectional, and beautifully painted built-ins. We also managed to squeeze in an additional bedroom and a full bathroom to create the perfect retreat for overnight guests. For the decor, we blended in some farmhouse elements to feel connected to the beautiful Snohomish landscape. We achieved this by using a muted earth-tone color palette, warm wood tones, and modern elements. The home is reminiscent of its spectacular views – tones of blue in the kitchen, primary bathroom, boys' rooms, and basement; eucalyptus green in the kids' flex space; and accents of browns and rust throughout.

APD was hired to update the kitchen, living room, primary bathroom and bedroom, and laundry room in this suburban townhome. The design brought an aesthetic that incorporated a fresh updated and current take on traditional while remaining timeless and classic. The kitchen layout moved cooking to the exterior wall providing a beautiful range and hood moment. Removing an existing peninsula and re-orienting the island orientation provided a functional floorplan while adding extra storage in the same square footage. A specific design request from the client was bar cabinetry integrated into the stair railing, and we could not be more thrilled with how it came together! The primary bathroom experienced a major overhaul by relocating both the shower and double vanities and removing an un-used soaker tub. The design added linen storage and seated beauty vanity while expanding the shower to a luxurious size. Dimensional tile at the shower accent wall relates to the dimensional tile at the kitchen backsplash without matching the two spaces to each other while tones of cream, taupe, and warm woods with touches of gray are a cohesive thread throughout.

This space was once a garage, which opened into the kitchen. The garage, however, was mostly unused since it was too short to hold a car. It was the perfect location, however, for a laundry room. Since the homeowner's dogs spend a lot of time in the backyard, this was the perfect place to include a dog shower. The family pets can now enter the home from the laundry room and get hosed off before coming into the house.

This once unused bonus room was transformed into a wonderful new bedroom for a boy with lots of room to grow, play and have sleepovers. We took advantage of the attic space either side of the room by recessing the TV / storage area and also on the opposite side with the double desk unit. The room was separated by the sets of drawers that have custom headboards at the back of them, this helping with the great length of this room. Custom bookcase shelving was made for the window wall to also create not only depth but display as well. The clients as well as their son are enjoying the room!

The existing 90 square foot galley kitchen was small and narrow, with limited storage and counterspace. By utilizing the hallway and master closet opposite, we expanded the kitchen across the hall, creating a 5’-6”x 2’-0”x 7’-0” niche for the Subzero refrigerator and under counter wine storage unit. The existing kitchen doorway was widened to unify the two spaces. Separating the tall elements from the original galley, the new design was able to provide uninterrupted counterspace and extra storage. Because of its proximity to the living area, the niche is also able to serve a dual role as an easily accessible bar with glass storage above when the client is entertaining. Modern, high-gloss cabinetry was extended to the ceiling, replacing the existing traditional millwork and capitalizing on previously unused space. An existing breakfast nook with a view of the East River, which had been one of the client’s favorite features, was awkwardly placed and provided for tight and uncomfortable seating. We rebuilt the banquettes, pushing them back for easier access and incorporating hidden storage compartments into the seats.

We turned a small unused room in the back of this house into a playroom for young children. Highlights include custom photo wallpaper (which is adhesive backed and can be peeled away without wall damage), a custom book wall and a wall system allowing easy rotation of kids' art. In the hills of San Anselmo in Marin County, this 5,000 square foot existing multi-story home was enlarged to 6,000 square feet with a new dance studio addition with new master bedroom suite and sitting room for evening entertainment and morning coffee. Sited on a steep hillside one acre lot, the back yard was unusable. New concrete retaining walls and planters were designed to create outdoor play and lounging areas with stairs that cascade down the hill forming a wrap-around walkway. The goal was to make the new addition integrate the disparate design elements of the house and calm it down visually. The scope was not to change everything, just the rear façade and some of the side facades. The new addition is a long rectangular space inserted into the rear of the building with new up-swooping roof that ties everything together. Clad in red cedar, the exterior reflects the relaxed nature of the one acre wooded hillside site. Fleetwood windows and wood patterned tile complete the exterior color material palate. The sitting room overlooks a new patio area off of the children’s playroom and features a butt glazed corner window providing views filtered through a grove of bay laurel trees. Inside is a television viewing area with wetbar off to the side that can be closed off with a concealed pocket door to the master bedroom. The bedroom was situated to take advantage of these views of the rear yard and the bed faces a stone tile wall with recessed skylight above. The master bath, a driving force for the project, is large enough to allow both of them to occupy and use at the same time. The new dance studio and gym was inspired for their two daughters and has become a facility for the whole family. All glass, mirrors and space with cushioned wood sports flooring, views to the new level outdoor area and tree covered side yard make for a dramatic turnaround for a home with little play or usable outdoor space previously. This wine niche is part of a great remodel project. It came together beautifully. We removed an old unused dated wet bar and game them this fantastic storage unit for the true wine connoisseur.

The primary bedroom and bathroom are the showstoppers of this phase! Unused and awkwardly located closets in both the bedroom and bathroom were removed to make way for additional square-footage in the bath and replaced with a sizable and functional reach-in closet in the bedroom. A dated and cramped shower stall was removed in favor for an expansive step in shower spanning the width of the bathroom and a new transom window washes the room in natural light. While the previous bathroom was only able to accommodate a single vanity, the new layout allowed us to create double matching vanities mirrored across from each other - a much appreciated addition for a primary bath. Floating walnut vanities boast impressive storage and are capped with tower cabinets with hidden outlets for charging and storing electronic bathroom tools. While the color palette is restrained - black, white, gray, and brown - the result is a timelessly modern and masculine space that is at once striking and warm. Modern geometric patterns play with each other throughout the material selections.

The original kitchen was disjointed and lacked connection to the home and its history. The remodel opened the room to other areas of the home by incorporating an unused breakfast nook and enclosed porch to create a spacious new kitchen. It features stunning soapstone counters and range splash, era appropriate subway tiles, and hand crafted floating shelves. Ceasarstone on the island creates a durable, hardworking surface for prep work. A black Blue Star range anchors the space while custom inset fir cabinets wrap the walls and provide ample storage. Great care was given in restoring and recreating historic details for this charming Foursquare kitchen.

Ashley Farrell An unused slope was transformed into a multi terraced oasis. The bottom level is a bocce ball court with ground oyster shells. The middle patio includes an outdoor dining room, an outdoor kitchen with a Santa Maria style barbecue, a copper farm sink, a beautiful stone fireplace, a decomposed granite patio, with a gorgeous wooden ranch style dining table, with wooden arbor built over stone pillars. The upper level flaunts a flagstone patio with a stone fire pit surrounded by beautiful sandstone retaining walls.
