For this project we were hired by a young couple to convert a dated duplex apartment into a modern loft-like space for their growing family. The apartment occupied the first and second floor of a building that originally was a series of row houses. The row houses had been combined to create a large apartment complex. the individual units lacked flow and were composed of many small rooms. The main stair connecting the two levels of the apartment was directly inside the entry. Because the stair could not be relocated we decided to make it a focal point. We removed the original stair and replaced it with a sculptural open oak stair with a glass guardrail. Beneath the stair we created an oak cabinet that acts as a landing spot for belongings upon entering the apartment. This foyer space created by this stair entity is separated from the kitchen/dining area by a floating wall. This was done to keep the space visually open when you enter the apartment and to create better flow. The wall shared with the stair acts as the rear wall of the kitchen which is completed by an island. The space segues into a dining area. One of the selling points of the apartment was an under utilized private patio space. The space was previously accessed by sliding glass doors in multiple rooms. By opening up the entire space, the kitchen dining area now has a strong connection to the outdoors and the renovated patio feels like part of the apartment’s floor area. The rest of the first floor is a large primary suite. The suite was designed with ample walk in closets, a small room for a baby’s crib and a large primary bath. The primary bath features a custom stone sink and shower bench. The second floor of the apartment features two bedrooms, a bathroom and a spacious living room with double height ceilings. By using a limited palette of materials and customized builtins we were able to create multiple uses in the existing living room while keeping a cohesive overall look. Walnut cabinetry paired with “Calcutta green" porcelain and black accents were used for the fireplace feature, large media/book shelf, and the wet bar.

Upon entering the home from the screened porch, MOSS installed floor to ceiling semi-custom cabinetry to be used as a sort of butler’s pantry to store kitchen items, additional entertainment ware, guests’ coats, cleaning equipment and supplies, and more. The use of the unique green tone was a beautiful touch as the color green is used throughout the home’s updated décor and brings a sense of unity to the overall space. Immediately off the long hallway is the home’s kitchen, which was completely updated. Square footage was not affected but MOSS re-designed the space so that it could be used in a more functional manner. A massive kitchen island with a beautiful soapstone countertop dominates the room. Semi-custom white cabinetry lines the perimeters. New large windows provide an incredible view of the yard. Finally, a seating area with built-ins was added to supply more space for seating and for the dining room table to be moved from the center of the kitchen, previously, to the side. The kitchen also features a beautiful fireplace which had its wooden surround updated. The home’s sunroom, located next to the kitchen, was previously a few feet lower than the rest of the home. To bring a better flow to the space, MOSS raised the entire floor of the room up to meet the rest of the main level. Stunningly, the hardwood floor matches to a “T”. In the home’s living room and office, full wall built-ins were added, allowing the homeowners to display their favorite books on topics ranging from art to history, as well as showcasing statues and art sculptures and other items that are meaningful to their family. The living room fireplace’s stone and wooden surrounds were updated by MOSS as well.

The exterior reflects character, timelessness, and architectural details to create a traditional waterfront home. The exterior details include curved gable rooflines, crown molding, limestone accents, cedar shingles, arched limestone head garage doors, corbels, and an arched covered porch. Quinn and Paige, residents of this tired 1960’s tri-level home hated their kitchen. As a matter of fact, prior to making plans to renovate the first floor - they considered selling the home, but were reluctant because of its enviable location near the heart of downtown Barrington which was within walking distance to local stores and all their favorite places. So instead they contacted Advance Design Studio after hearing about them from a neighbor, to rescue their tired home and give it new life. The very first plan was to remove the constricting walls surrounding the original kitchen, and open the expansive first floor living room and dining area to the new heart of the space; a stunning state of the art coastal designed kitchen. Exposing attractive beams in the vaulted ceiling created an interesting structural detail that suits the open plan and salutes the original architecture of the home, further emphasizing the height of the new space enjoyed now by the family as a great room. The stage was set for the seaside feel of this kitchen by pairing crisp white painted maple cabinets with Dura Supreme’s one of kind hand weathered finish on the island in soft blue-green finish. But the authentic feeling of being on your favorite beach was supremely achieved by the matching of unique Mt. Claire marble on the island and the specialty Wareham acid washed stone on the perimeter counter tops. Pictures don’t do justice to the feel of this stone under your hand; its water-washed texture reminds instantly of summer vacations collecting rocks softly etched by hundreds of waves. Stainless steel appliances and satin nickel hardware shine brightly against the backdrop of bright white subway tiles accentuated by subtle grey grout lines contributing to the nautical feel of this comfortable kitchen. Seeded glass door cabinetry reminiscent of beach grasses dress up the space just enough, and a proud 6” stacked crown molding extends above 36” wall cabinets into the expanse of the now taller space; balancing this kitchen nicely within its newly integrated home. Features in this kitchen include a built in standard depth refrigerator, pull out spice racks, tall tray dividers and wood super Susan with double pull out trash and recycling. A cutlery divider holds sharp knives, and an angled cabinet was customized to hold a secret USB charging station. The bright white Kohler farm sink is graced by an elegant bridge faucet in brushed nickel. This now airy and spacious kitchen has room for guest and family to congregate around the large island, complete with stools and attractive hidden storage for seldom used entertainment pieces. “I was sold when I saw the drawings. My designer nailed it, down to every last storage idea and coastal detail I envisioned, it was all in there. It was unbelievable how accurate her interpretation was of what was in my head; working with her made my kitchen renovation so easy, it’s as if she literally read my mind”, said Paige enthusiastically. The woman of the house expressed upon completion not only her love for her fantastic new cooking space, but how renovating her kitchen has given new life to the entire home. Talk of moving has been relegated to the recycling bin, and instead the family is discussing plans to renovate the master bath now that they’ve decided to stay for the long term. Friends who visit the home do a double-take as they recognize the new space’s dramatic transformation from original cramped and closed spaces - to the now amazingly fresh open kitchen that has become the center of every gathering and family meal. Details make a difference, especially when working with an open-concept floor plan. In this Center Valley kitchen remodel, previous clients trusted us to update their outdated space while bringing new life and purpose to a large, unused dining area. Previously featuring dark wood cabinetry beneath low ceilings, the kitchen’s 90’s design was ready for refresh. The area diagonal to the kitchen - a “breakfast room” sitting nearly empty, was also redundant with the formal dining room nearby. Because of the open floor plan, the space was noticeable immediately upon entering the home. The clients knew that there was potential, but had never committed to transforming the extra square footage into anything more than additional seating. Our designer’s idea was to extend the kitchen into the dining area by adding cabinetry and a coffee bar, using the same custom cabinets for a cohesive look. Navy blue paint defines the coffee bar, while touches of blue on the kitchen island, and the veining of the white quartz countertops tie the design together. Other favorite features of the design include the chef oven with a custom hood, the farmhouse sink from Blanco, and custom bench seating under the windows.

SITE The house is located in Seawatch, a residential development in Seagrove Beach, FL. It is a long and narrow beachfront lot on the Gulf of Mexico, A 30' high sandy cliff meets with the Gulf shore on the lot’s southern edge. A thick layer of sea grasses protects the dunes that create this cliff, helping to prevent erosion and provide a green platform upon which the house sits. PROJECT Two distinct spaces orchestrate the layout of this house. An insular protected courtyard occupies the center of the composition. In contrast, the beach face is comprised of a Living Area, Master Bedroom and Roof Terrace that unfold to the Gulf. The first floor is accessed by a loggia that runs along side the Courtyard. Two guest bedrooms on the south and east, the Garage to the north and a garden wall to the west line the Courtyard. Entry to the main house is by way of a tight enclosed Entry Hall that opens to the curved wall, which addresses the Gulf. Tall slender slots of glass puncture the massive concrete wall of the Living Area. The second floor consists of the Master Bedroom and Study. The massive south wall in the bedroom is articulated as a long horizontal slot, contrasting the vertical windows below. A two-level roof terrace, partly in shade, partly in the sun tops the house. It is here on the Roof Terrace that the two worlds of the enclosed Courtyard and the expansive horizon of the Gulf are experienced. Photo by: Jack Gardner

River Homes Civic, Pedestrian, and Personal Scale Our urban design strategy to create a modern, traditional neighborhood centered around three distinct yet connected levels of scale – civic, pedestrian, and personal. The civic connection with the city, the Milwaukee River and the adjacent Kilbourn Park was addressed via the main thoroughfare, street extensions and the River Walk. The relationship to pedestrian scale was achieved by fronting each building to its corresponding street or river edge. Utilizing elevated entries and main living levels provides a non-intimidating distinction between public and private. The open, loft-like qualities of each individual living unit, coupled with the historical context of the tract supports the personal scale of the design. The Beerline “mini-block” – patterned after a typical city block - is configured to allow for each individual building to address its respective street or river edge while creating an internal alley or “auto court”. The river-facing units, each with four levels of living space, incorporate rooftop garden terraces which serve as natural, sunlit pavilions in an urban setting. In an effort to integrate our typical urban neighborhood with the context of an industrial corridor, we relied upon thoughtful connections to materials such as brick, stucco, and fine woods, thus creating a feeling of refined elegance in balance with the “sculpture” of the historic warehouses across the Milwaukee River. Urban Diversity The Beerline River Homes provide a walkable connection to the city, the beautiful Milwaukee River, and the surrounding environs. The diversity of these custom homes is evident not only in the unique association of the units to the specific “edges” each one addresses, but also in the diverse range of pricing from the accessible to the high-end. Upon entering the home from the screened porch, MOSS installed floor to ceiling semi-custom cabinetry to be used as a sort of butler’s pantry to store kitchen items, additional entertainment ware, guests’ coats, cleaning equipment and supplies, and more. The use of the unique green tone was a beautiful touch as the color green is used throughout the home’s updated décor and brings a sense of unity to the overall space. Immediately off the long hallway is the home’s kitchen, which was completely updated. Square footage was not affected but MOSS re-designed the space so that it could be used in a more functional manner. A massive kitchen island with a beautiful soapstone countertop dominates the room. Semi-custom white cabinetry lines the perimeters. New large windows provide an incredible view of the yard. Finally, a seating area with built-ins was added to supply more space for seating and for the dining room table to be moved from the center of the kitchen, previously, to the side. The kitchen also features a beautiful fireplace which had its wooden surround updated. The home’s sunroom, located next to the kitchen, was previously a few feet lower than the rest of the home. To bring a better flow to the space, MOSS raised the entire floor of the room up to meet the rest of the main level. Stunningly, the hardwood floor matches to a “T”. In the home’s living room and office, full wall built-ins were added, allowing the homeowners to display their favorite books on topics ranging from art to history, as well as showcasing statues and art sculptures and other items that are meaningful to their family. The living room fireplace’s stone and wooden surrounds were updated by MOSS as well.

This is the view upon entering the unit. The kitchen was encapsulated by bulkheads that hung down from the popcorn ceiling. Although there was a countertop with a window cut-out for seating, it felt claustrophobic with the full-height walls. We removed all the walls and bulkheads, and eliminated the popcorn ceiling. The addition of LED recessed light fixtures brigthens the spaces and enhances the overall spatial effect. This British Colonial theme new residence sits atop the ridgeline on the west end of Sanibel Island overlooking the Gulf. Carefully manicured dune and beach access offer breathtaking views from the main and upper patios of the residence to the beach and the sunset. A lush, tropical entry runs the length of each side property line from the road, along each side of the house, to the CCCL line and provides a dense privacy barrier from the beach access path along the east property line. Tropical bamboo, white bird of paradise, traveler palms, dwarf leaf clusia and relocated native trees and shrubs make up the dense buffer. In the front of the residence a specimen multi-stem Sylvester Date Palm anchors the center drive island while stately royal palms, foxtail palms and multi-stem adonidia palms accent the foundation of the residence. Curved coconut palms march down the driveway to the street. Individual theme gardens were created in the side yards which include a Moon Garden, Fruit Garden, Butterfly Garden, Wetland Garden, Tropical Garden and Bamboo Garden. Architectural garden elements include a Walpole garden gate, arbor and mail box with a custom house name sign attached. As one walks the many different specimen gardens, large concrete garden benches from Curry & Co. offer a place to pause while botanical plant label stakes indicate plant species and origin. A California style espalier wall with confederate jasmine vine softens the back side of the pool wall, which is visible upon the entrance to the garages and espalier on the pool side wall for trellis bougainvillea offer vertical elements to connect the house and the landscape with tropical vegetation and color. This ideal client had a specific idea for their property which we were able to visualize and bring to reality.
