Our clients had just recently closed on their new house in Stapleton and were excited to transform it into their perfect forever home. They wanted to remodel the entire first floor to create a more open floor plan and develop a smoother flow through the house that better fit the needs of their family. The original layout consisted of several small rooms that just weren’t very functional, so we decided to remove the walls that were breaking up the space and restructure the first floor to create a wonderfully open feel. After removing the existing walls, we rearranged their spaces to give them an office at the front of the house, a large living room, and a large dining room that connects seamlessly with the kitchen. We also wanted to center the foyer in the home and allow more light to travel through the first floor, so we replaced their existing doors with beautiful custom sliding doors to the back yard and a gorgeous walnut door with side lights to greet guests at the front of their home. Living Room Our clients wanted a living room that could accommodate an inviting sectional, a baby grand piano, and plenty of space for family game nights. So, we transformed what had been a small office and sitting room into a large open living room with custom wood columns. We wanted to avoid making the home feel too vast and monumental, so we designed custom beams and columns to define spaces and to make the house feel like a home. Aesthetically we wanted their home to be soft and inviting, so we utilized a neutral color palette with occasional accents of muted blues and greens. Dining Room Our clients were also looking for a large dining room that was open to the rest of the home and perfect for big family gatherings. So, we removed what had been a small family room and eat-in dining area to create a spacious dining room with a fireplace and bar. We added custom cabinetry to the bar area with open shelving for displaying and designed a custom surround for their fireplace that ties in with the wood work we designed for their living room. We brought in the tones and materiality from the kitchen to unite the spaces and added a mixed metal light fixture to bring the space together Kitchen We wanted the kitchen to be a real show stopper and carry through the calm muted tones we were utilizing throughout their home. We reoriented the kitchen to allow for a big beautiful custom island and to give us the opportunity for a focal wall with cooktop and range hood. Their custom island was perfectly complimented with a dramatic quartz counter top and oversized pendants making it the real center of their home. Since they enter the kitchen first when coming from their detached garage, we included a small mud-room area right by the back door to catch everyone’s coats and shoes as they come in. We also created a new walk-in pantry with plenty of open storage and a fun chalkboard door for writing notes, recipes, and grocery lists. Office We transformed the original dining room into a handsome office at the front of the house. We designed custom walnut built-ins to house all of their books, and added glass french doors to give them a bit of privacy without making the space too closed off. We painted the room a deep muted blue to create a glimpse of rich color through the french doors Powder Room The powder room is a wonderful play on textures. We used a neutral palette with contrasting tones to create dramatic moments in this little space with accents of brushed gold. Master Bathroom The existing master bathroom had an awkward layout and outdated finishes, so we redesigned the space to create a clean layout with a dream worthy shower. We continued to use neutral tones that tie in with the rest of the home, but had fun playing with tile textures and patterns to create an eye-catching vanity. The wood-look tile planks along the floor provide a soft backdrop for their new free-standing bathtub and contrast beautifully with the deep ash finish on the cabinetry.

The 800 square-foot guest cottage is located on the footprint of a slightly smaller original cottage that was built three generations ago. With a failing structural system, the existing cottage had a very low sloping roof, did not provide for a lot of natural light and was not energy efficient. Utilizing high performing windows, doors and insulation, a total transformation of the structure occurred. A combination of clapboard and shingle siding, with standout touches of modern elegance, welcomes guests to their cozy retreat. The cottage consists of the main living area, a small galley style kitchen, master bedroom, bathroom and sleeping loft above. The loft construction was a timber frame system utilizing recycled timbers from the Balsams Resort in northern New Hampshire. The stones for the front steps and hearth of the fireplace came from the existing cottage’s granite chimney. Stylistically, the design is a mix of both a “Cottage” style of architecture with some clean and simple “Tech” style features, such as the air-craft cable and metal railing system. The color red was used as a highlight feature, accentuated on the shed dormer window exterior frames, the vintage looking range, the sliding doors and other interior elements. Inspiration for a 1950s exterior home remodel in San Francisco

Modern exterior home idea in Seattle

The owners requested that their home harmonize with the spirit of the surrounding Colorado mountain setting and enhance their outdoor recreational lifestyle - while reflecting their contemporary architectural tastes. The site was burdened with a myriad of strict design criteria enforced by the neighborhood covenants and architectural review board. Creating a distinct design challenge, the covenants included a narrow interpretation of a “mountain style” home which established predetermined roof pitches, glazing percentages and material palettes - at direct odds with the client‘s vision of a flat-roofed, glass, “contemporary” home. Our solution finds inspiration and opportunities within the site covenant’s strict definitions. It promotes and celebrates the client’s outdoor lifestyle and resolves the definition of a contemporary “mountain style” home by reducing the architecture to its most basic vernacular forms and relying upon local materials. The home utilizes a simple base, middle and top that echoes the surrounding mountains and vegetation. The massing takes its cues from the prevalent lodgepole pine trees that grow at the mountain’s high altitudes. These pine trees have a distinct growth pattern, highlighted by a single vertical trunk and a peaked, densely foliated growth zone above a sparse base. This growth pattern is referenced by placing the wood-clad body of the home at the second story above an open base composed of wood posts and glass. A simple peaked roof rests lightly atop the home - visually floating above a triangular glass transom. The home itself is neatly inserted amongst an existing grove of lodgepole pines and oriented to take advantage of panoramic views of the adjacent meadow and Continental Divide beyond. The main functions of the house are arranged into public and private areas and this division is made apparent on the home’s exterior. Two large roof forms, clad in pre-patinated zinc, are separated by a sheltering central deck - which signals the main entry to the home. At this connection, the roof deck is opened to allow a cluster of aspen trees to grow – further reinforcing nature as an integral part of arrival. Outdoor living spaces are provided on all levels of the house and are positioned to take advantage of sunrise and sunset moments. The distinction between interior and exterior space is blurred via the use of large expanses of glass. The dry stacked stone base and natural cedar cladding both reappear within the home’s interior spaces. This home offers a unique solution to the client’s requests while satisfying the design requirements of the neighborhood covenants. The house provides a variety of indoor and outdoor living spaces that can be utilized in all seasons. Most importantly, the house takes its cues directly from its natural surroundings and local building traditions to become a prototype solution for the “modern mountain house”. Bathroom - contemporary bathroom idea in Seattle

This project is an incredible transformation and the perfect example of successful style mixing! This client, and now a good friend of TVL (as they all become), is a wonderfully eclectic and adventurous one with immense interest in texture play, pops of color, and unique applications. Our scope in this home included a full kitchen renovation, main level powder room renovation, and a master bathroom overhaul. Taking just over a year to complete from the first design phases to final photos, this project was so insanely fun and packs an amazing amount of fun details and lively surprises. The original kitchen was large and fairly functional. However, the cabinetry was dated, the lighting was inefficient and frankly ugly, and the space was lacking personality in general. Our client desired maximized storage and a more personalized aesthetic. The existing cabinets were short and left the nice height of the space under-utilized. We integrated new gray shaker cabinets from Waypoint Living Spaces and ran them to the ceiling to really exaggerate the height of the space and to maximize usable storage as much as possible. The upper cabinets are glass and lit from within, offering display space or functional storage as the client needs. The central feature of this space is the large cobalt blue range from Viking as well as the custom made reclaimed wood range hood floating above. The backsplash along this entire wall is vertical slab of marble look quartz from Pental Surfaces. This matches the expanse of the same countertop that wraps the room. Flanking the range, we installed cobalt blue lantern penny tile from Merola Tile for a playful texture that adds visual interest and class to the entire room. We upgraded the lighting in the ceiling, under the cabinets, and within cabinets--we also installed accent sconces over each window on the sink wall to create cozy and functional illumination. The deep, textured front Whitehaven apron sink is a dramatic nod to the farmhouse aesthetic from KOHLER, and it's paired with the bold and industrial inspired Tournant faucet, also from Kohler. We finalized this space with other gorgeous appliances, a super sexy dining table and chair set from Room & Board, the Paxton dining light from Pottery Barn and a small bar area and pantry on the far end of the space. In the small powder room on the main level, we converted a drab builder-grade space into a super cute, rustic-inspired washroom. We utilized the Bonner vanity from Signature Hardware and paired this with the cute Ashfield faucet from Pfister. The most unique statements in this room include the water-drop light over the vanity from Shades Of Light, the copper-look porcelain floor tile from Pental Surfaces and the gorgeous Cashmere colored Tresham toilet from Kohler. Up in the master bathroom, elegance abounds. Using the same footprint, we upgraded everything in this space to reflect the client's desire for a more bright, patterned and pretty space. Starting at the entry, we installed a custom reclaimed plank barn door with bold large format hardware from Rustica Hardware. In the bathroom, the custom slate blue vanity from Tharp Cabinet Company is an eye catching statement piece. This is paired with gorgeous hardware from Amerock, vessel sinks from Kohler, and Purist faucets also from Kohler. We replaced the old built-in bathtub with a new freestanding soaker from Signature Hardware. The floor tile is a bold, graphic porcelain tile with a classic color scheme. The shower was upgraded with new tile and fixtures throughout: new clear glass, gorgeous distressed subway tile from the Castle line from TileBar, and a sophisticated shower panel from Vigo. We finalized the space with a small crystal chandelier and soft gray paint. This project is a stunning conversion and we are so thrilled that our client can enjoy these personalized spaces for years to come. Our clients were living in a Northwood Hills home in Dallas that was built in 1968. Some updates had been done but none really to the main living areas in the front of the house. They love to entertain and do so frequently but the layout of their house wasn’t very functional. There was a galley kitchen, which was mostly shut off to the rest of the home. They were not using the formal living and dining room in front of your house, so they wanted to see how this space could be better utilized. They wanted to create a more open and updated kitchen space that fits their lifestyle. One idea was to turn part of this space into an office, utilizing the bay window with the view out of the front of the house. Storage was also a necessity, as they entertain often and need space for storing those items they use for entertaining. They would also like to incorporate a wet bar somewhere! We demoed the brick and paneling from all of the existing walls and put up drywall. The openings on either side of the fireplace and through the entryway were widened and the kitchen was completely opened up. The fireplace surround is changed to a modern Emser Esplanade Trail tile, versus the chunky rock it was previously. The ceiling was raised and leveled out and the beams were removed throughout the entire area. Beautiful Olympus quartzite countertops were installed throughout the kitchen and butler’s pantry with white Chandler cabinets and Grace 4”x12” Bianco tile backsplash. A large two level island with bar seating for guests was built to create a little separation between the kitchen and dining room. Contrasting black Chandler cabinets were used for the island, as well as for the bar area, all with the same 6” Emtek Alexander pulls. A Blanco low divide metallic gray kitchen sink was placed in the center of the island with a Kohler Bellera kitchen faucet in vibrant stainless. To finish off the look three Iconic Classic Globe Small Pendants in Antiqued Nickel pendant lights were hung above the island. Black Supreme granite countertops with a cool leathered finish were installed in the wet bar, The backsplash is Choice Fawn gloss 4x12” tile, which created a little different look than in the kitchen. A hammered copper Hayden square sink was installed in the bar, giving it that cool bar feel with the black Chandler cabinets. Off the kitchen was a laundry room and powder bath that were also updated. They wanted to have a little fun with these spaces, so the clients chose a geometric black and white Bella Mori 9x9” porcelain tile. Coordinating black and white polka dot wallpaper was installed in the laundry room and a fun floral black and white wallpaper in the powder bath. A dark bronze Metal Mirror with a shelf was installed above the porcelain pedestal sink with simple floating black shelves for storage. Their butlers pantry, the added storage space, and the overall functionality has made entertaining so much easier and keeps unwanted things out of sight, whether the guests are sitting at the island or at the wet bar! The clients absolutely love their new space and the way in which has transformed their lives and really love entertaining even more now!
